Design Check list for Buildings with Future Expansion –

There are three types of future expansion provision that we normally come across. Check list for each type is
mentioned below…

1. Endwall Expansion –
1.1. Check what loads and design codes are considered for existing building. Ideally existing building and
proposed expansion design criteria has to match!
1.2. Check if the anchor bolts are already casted at site for future expansion. If yes, please get actual site
dimensions for anchor bolts for each frame line.
1.3. Check whether the expansion is required for same width, width module or lesser or higher.
1.4. Check whether the expansion is required for same eave height.
1.5. Check whether existing frame is designed for future expansion, if yes for what tributary width (bay spacing).
1.6. Check if the existing building GA dwgs and Erection dwgs are available; if yes please send to Engineering.
1.7. If the existing building dwgs are not available, customer to arrange total station survey for frame member
sizes, width, eave height of frames etc.
1.8. Check what type of roof panel is provided in existing scope; standing seam or screw down roof. Get details.
1.9. Check in case of existing crane, same crane also needs future expansion.
1.10. Check whether new scope requires, higher capacity separate crane. If yes, existing frame/crane bracket
needs to be checked for higher crane loads.

2. Sidewall Expansion –
2.1. Check what loads and design codes are considered for existing building. Ideally existing building and
proposed expansion design criteria has to match!
2.2. Check if the anchor bolts are already casted at site for future expansion. If yes, please get actual site
dimensions for anchor bolts for each frame line.
2.3. Check whether existing frame is designed for future expansion. If yes, please ask for STAAD or MBS files.
2.4. Check whether existing frame/column is provided with end plate for future/proposed rafter.
2.5. Check even if existing building frame is designed for future expansion, whether the scope for future
expansion considered and now proposed is same.
2.6. Check if the existing building GA dwgs and Erection dwgs are available; if yes please send to Engineering.
2.7. Check if the cladding at common column/wall needs to be removed. If it is to be removed, whether the
columns and other members are safe.
2.8. If the members are unsafe, is customer okay with the retrofitting option. Also one should check whether
retrofitting (additional scab plate or member welding etc.) is practically possible considering ongoing plant
operation as well as other practical difficulties of accessing the bare members.
2.9. In case of any crane, check if the existing frame has a provision of a crane bracket or auxiliary column.
2.10. Check existing bracing along common wall has been designed for future expansion scope. Check if the
expansion length is lesser than existing building length, check whether no. of braced bays along common
wall are adequate for proposed expansion length.

3. Vertical (Height) expansion –


Typically, vertical expansion provision is required in multi-storied building.
3.1. Check/ask for complete design (STAAD files and GA dwgs) files.
3.2. Check what provision has been made on columns for future expansion.
3.3. Check what loads and design codes are considered for existing building. Ideally existing building and
proposed expansion design criteria has to match!
