SSP2 was conceptualised as a Science Park to capitalize on, and complement the existing
Putrajaya, the Multimedia Super Corridor (MSC) and the Kuala Lumpur International Airport.
Master Planned mixed development that blends green technology with state-of-the-art building
designs that are ideal for business, work, education and recreation.
With careful attention set during the many layers of design stages, the final result of the
planning is a modern and well-integrated techno city that offers boundless opportunities to its
occupants and overall façade that illustrates contemporary architecture.
The strategic location with convenient connections to sea and airport as well as its connectivity
to highway - PLUS, MEX and KESAS - with the benefits of Cyberjaya's infrastructure are
additional significant motivating factors for development of SSP2 township.
The inter-relationship between science and art that moulds architecture into such a dynamic
and powerful force in the history of mankind has always been fascinating. It reflects the
technology and culture of its time.
An architectural and master planning dialogue has been established between the north and
south axis. To the north are the public water elements and open spaces. To the south will be
other water elements. These two major anchors will be connected with a linear waterway and
pedestrian promenade spine to encourage pedestrian circulation throughout the project site.
The axis to the east will be directed to technology related building types and programs. The axis
to the west will incorporate program requirements such as education, residential and
commercial elements. All these are integrated with extensive water elements and public open
space for the public’s enjoyment.
Master Plan.
There are also pockets of abandoned sand mines and clay mines, which had damaged the
environment.
The geological layers (lithography) at site are composed of three layers of alluvium sediment;
decaying forest vegetation and peat; beruas formation and
simpang formation. The peat layer consists of abundant decaying branches and roots, and has a
high water content of 200% up to 400%.
This alluvium sediment is 0.5m to 6 meters deep and water-trapped. The clay below the peat level
is impermeable and helps to maintain the water level, without which it may expose the peat to dry
conditions, which could lead to underground peat fire.
Master Plan is unique, site-specific, blending in innovative modern design, which holds a world-
class image that projects long-term requirements and perspectives.
The integration of Technology and Green Environment will be implemented on the entire
Master Plan.
When this site was first purchased, it was an economically undeveloped location. However, with
Putrajaya, Cyberjaya, KLIA, Multimedia University, Limkokwing University of Creative Arts,
Cyberjaya Medical College in the near distance and PKNS management’s vision to see the
potential to create a vibrant new green technology city, SSP2 will have an overwhelming
positive impact on the surrounding area.

positions of the 10 companies selected from Southeast Asia to join HP TouchExchange
Incentives Programme.
The Selangor Science Park 2 (SSP2) was created as an expansion of the PKNS Selangor Science
Park 1 located in Kota Damansara.
The SSP2 is located just at Bukit Baja in Sepang. Just off the North South Link Expressway
(Elite), is surrounded by an extensive highway network with connections to the KL International
Airport 12 km away and the Westport and Northport in Klang, about 30km away.
As for the Residential development, the first phase will be the SOHO type consists of 1 block of
Service Apartment, 18 storey residential tower with 356 units for sale + 4 storey parking bays.
