GOING UP THE WALL

Discover the versatility of the Cotto Zellige tile range. Suitable for
a wide range of applications, from kitchen and bathroom walls
to the surrounds of an outdoor fireplace, these glazed tiles bring
colour and texture to any home project. Zellige tiles are traditional
Moroccan handmade clay tiles that first came to the fore in the 14th
century. The tiles are dipped in coloured enamel, which is what
gives them their beautiful translucent glaze, and hand cut with a

THREE TIME’S A CHARM

The bathroom may typically be the smallest room in the house but, for
many, it’s definitely one of the most important. Today, most of us want our
bathrooms to give us an experience akin to a day spa so design standards
are high. This bathroom, by New South Wales-based Minosa, won the
Bathroom Design category in the 2017 HIA-CSR Australian Housing
Awards and shows what a skilled designer can achieve.
Located in a renovated 1920s home, the bathroom displays a respectful
approach to the home’s heritage origins through its minimalist features.
There is a mirrored cabinet set onto the wall, which has been backlit with
LEDs to create a romantic ambience. The patterned charcoal tiles look
like wallpaper and perfectly accentuate the bespoke timber finishes and
the sleek fittings, which include Cono tapware from Gessi. This is the
third year in a row that Minosa has won the Bathroom Design award.

KEEPING YOUR COOL

A ceiling fan is an effective way to cool down on sultry summer days,
reduce your energy costs (because a fan is cheaper to operate than air
conditioning) and make a design statement. Fan blades come in myriad
shapes and materials (metal, timber, plywood, plastic and acrylic) and
an assortment of colours (including white, black, charcoal and brushed
chrome). Pictured here is the Lucci Air Nordic fan in black. This is a
DC (direct current) fan that comes with six-speed remote control and
142cm-long wooden blades. Timber blades are a good option when
you want to ensure the quietest possible operation as they make less

BLACK IS DEFINITELY BACK
As we head into 2018, say goodbye to a kaleidoscope of colours
and hello to simple and sharp palettes with contrasting blacks and
whites. A perfect example of an on-trend shade is Taubmans 2018
Colour of the Year, Black Flame. Infused with an undertone of the
deepest indigo, Black Flame is the ideal base for textured and aged
leathers. To create a rich look, pair it with tans or you might like to
use Black Flame with blonde and walnut timbers for contrast, or

SHED A LITTLE LIGHT

Lighting is an integral component of all new homes, whether it’s task
lighting in the kitchen or office or ambient lighting for dining and lounge
rooms. Pendant lights can be used for both task and ambient lighting.
They can be installed on their own as a feature piece, artistically grouped
for sculptural effect or hung in a row, perhaps running down the length
of a dining table. From Il Fanale, the Galileo pendant light offers just

you really need to make every dollar work
for you — and you certainly want to do
whatever you can to avoid any cost blow-
outs. Dealing with a reputable, licensed
builder is of course essential, but being
aware of the potential building pitfalls and
being prepared for every contingency will
go a long way to ensuring the most cost-effective build
possible. And it just might save your sanity, too.
BE REALISTIC ABOUT COSTS
“One key mistake is that most people are simply not
realistic enough about what it costs to build and finish a
new home. If your builder does not include such items as

landscaping, driveway construction or window coverings,
then you need to know about that upfront and allow for
those,” advises Kylie Flower, director of Roselea Homes.
“If you are not sure of how much to allow for these
items, then research over the internet, talk to some local
companies or ask some friends who may have recently
built. Make sure you also allow a buffer for incidentals
— most people recommend an extra 15 per cent — as
these will crop up with any new home build. Don’t
forget to also include some allowance for new furniture.
Keeping a detailed spreadsheet while you are building
will help you keep track of your budget.”
When calculating your total budget, you also need to
include legal fees, the cost of the land, land evaluation
fees, rates and taxes, stamp duty and site works. And
there will be other expenses, such as the cost of moving

or, possibly, renting while the house is being built. If
you are a first homebuyer, find out if you qualify for any
financial assistance from the government to build your
new home, such as the First Home Owner Grant scheme.
AVOID HIDDEN SURPRISES
To avoid unexpected additional costs or potentially
expensive surprises, look for a builder who will do the
necessary site investigations before quoting you a tender
price. In fact, you shouldn’t sign a contract without
that having been done, warns Matthew Ramaley, chief
executive officer of Rawson Group.
“The smallest things can add up to headaches and big
dollars during a build,” he says. “Three areas that many
clients don’t consider are cartage (moving materials to
and from the site), site handling (moving materials on
site) and access (entrance to the site). Not doing a site
investigation before you sign your contract can cause a
number of ramifications that end up affecting the price
you pay in the end.
“While many builders do make an allowance for
scaffolding in their tender price, since they leave the
thorough site investigation — including the contour
survey — until after you’ve signed the contract, they

don’t know how much extra scaffolding might be needed.
For example, say your home is single storey but it sits
1m off the ground on the fill side (the opposite of the cut
side), in that case, the home sits more than 3m above the
ground on that side and, as a result, scaffolding must be
used and the cost is paid by the customer. At Rawson,
our upfront site inspection means that we’ve priced all
the scaffolding at tender stage.”
OBTAIN FIXED PRICES
There are many elements of a build you need to get
a fixed price for at the tender stage. Piers, which go
underneath the slab and help support the foundations
of a home, are one example. “Many builders give an
allowance for piering because at the contract stage, they
haven’t yet done a soil test. However, the allowance is
often minimal so they keep their upfront price low. Piers
may be buried in the ground and never seen again but
they are not something that can be skimped on — your
new home’s foundation depends on it. At Rawson, we
give you a fixed price for piering at the tender stage.
“As for slabs, they actually come in classes that are
designed to match the type of soil on your block — its
moisture level and reactivity (expansion and contraction

from wet to dry) for instance. What some other builders
typically do is allow for what’s called an M class slab in
their tender price. Now while M class slabs historically
reflect the most common types of soil, that’s not always
the case. In that situation, you face a potential hike in the
price. If the engineer requires an H class slab instead of
an M class, this can add between $4000 and $8000 to the
price. What Rawson does is complete a soil test prior to
giving you the tender price.”
CONSIDER A PROJECT HOME
Project homes are a great alternative to going down the
custom-design route when you need to make the most
of your budget. The homes are basically built to pre-
determined house designs, which is why they can be
such a cost-effective solution. That said, you might be
surprised at how many elements you can tailor — and the
range of designs just grows with each passing year.
Another advantage of going with a project home
builder, or volume builder, is that they will have display
homes so you have a chance to try before you buy. You
can sit in the lounge, pull a stool up to the breakfast bar
in the kitchen and walk from room to room, getting a real
sense of what it would be like to live in the house. The
quality of materials, finishes and appliances can be quite
impressive, too. Due to savings made by volume buying,

you might expect European fridges and natural stone
benchtops. Then there is the time it takes to build, which
is usually a lot less than with a custom-designed home.
There are still things to be wary of, however. You need
to make sure there aren’t any surprise costs that aren’t
made clear during the planning process and once the
home is built, you have rights to ensure that the house
you contract for is of the same quality of workmanship
as the display home that you viewed.
TRY THE MODULAR APPROACH
The economic benefits of modular construction are well
worth considering. “I would encourage prospective home
builders to explore alternative construction methods,
rather than settling for a brick and mortar option, which
can be a lengthy and expensive process,” says Gerard
Goldsmith of Broadworth Modular.
“A major benefit of the modular building process is
the predictable cost and time frame. In our case, each
home is constructed in the factory in approximately five
weeks. During that time, on-site works such as footings,
driveways and landscaping can be started simultaneously.
This results in a reduced construction time frame,
ultimately saving clients money on things such as renting
while construction is taking place.
“Another important aspect of our philosophy is quality

over quantity. We stress to our clients to really explore
what they actually need in a home. We try to steer away
from going big, which tends to be the natural inclination
of homeowners. We find that if you carefully consider
just how much space you really do need, you can save
money on unnecessary elements (such as having extra
bedrooms just because) and instead spend that money
on upgraded appliances and materials, which results in
much nicer homes, not just large square metres.”
DON’T BE TEMPTED TO SKIMP
There are some areas of the house you never want to skimp
on, in terms of size, design, finishes and appliances. If
you do, it will make your home less pleasing to live in
and it will hurt the home’s resale value. “One of the most
important areas of the home is the kitchen. This is the space
that most people focus on when they are looking to build a
new home or purchase an existing house,” says Kylie.
“Make sure the kitchen design is easy flowing and
streamlined and ensure that your key areas — cooktop,
sink and fridge — are all within an easy arm’s reach.
Use a simple ‘non-fussy’ colour palette with one main
colour and then a feature colour or texture finish. By
doing this, the kitchen will still look modern in years to
come. When choosing the benchtop colour, also consider
your flooring as you don’t want too much pattern on the
benchtop if you have a patterned floor.
“Quality appliances are another key element; however,

make sure the appliances fit in with the price bracket
of the home. While you want to use the best-quality
appliances you can afford, if you do intend to sell your
home at a future date, you don’t want to over-capitalise.”
MAKE SURE YOU’RE PROTECTED
Things can go wrong and you need to ensure you’re as
protected as you can be. Having a recognised contract,
such as those provided by the Housing Industry
Association or Master Builders Australia, is essential
and you need to read, check and thoroughly understand
that contract before signing. Seek legal advice from a
solicitor that specialises in home building.
You also have rights and warranties provided by various
government acts. Home Warranty insurance, a NSW
government consumer protection program, is a case in
point. “It is required by state law for any contract sum over
$20,000. The cost of the premium should be included in

here are myriad things you need to consider
when building a new home and some very
crucial decisions to be made before any
contract is signed or foundation laid. We
asked some of this country’s leading building
experts to share their top tips to ensure
you’ve asked all the right questions and
covered all the bases, from initial design and
aspect to energy efficiency and resale value, before any
building begins. These aren’t the only things you’ll need
to consider, but they are among the most important.
1. PROPER CREDENTIALS
Always check your builder’s credentials, advises Ian Fry
of Fry’s Energywise. “You must ensure your builder is
licensed and insured. Also, choosing a builder who is
a member of Master Builders Australia (MBA) or the

Housing Industry Association (HIA) is beneficial.” If
you use a builder registered with the MBA or HIA, all
construction is covered by a Defect Liability period of
four months and a Statutory Warranty period of six years.
After finding a properly accredited builder you think
would be perfect for the job, look for testimonials. “Ask
for referrals and do your research on customer feedback
on the builder,” says Ian. Find out if past clients were
happy with the level of communication and if the project
was finished on time and on budget. Speak to at least
three referees and if your builder isn’t prepared to put
you in touch with any previous clients, then ask yourself
why that might be.
2. REALISTIC BUDGETS
“The reality is that most of us have longer wish lists
than we do budgets so it is crucial to prioritise what is
most important,” says Sonia Brown, marketing manager
at Bellriver Homes. “One way of doing this is to write
down a new home design ‘bucket list’ and then write
beside it what priority you assign to each item on your
list. Things to consider when working out your budget
are room size, ceiling heights, facade and style options.
“Another way of designing your home is to work
backwards from a budget figure. This often produces
great results for people who have fixed bank loan limits.
A great designer will have an intuitive feel for costs and
efficiencies and will be able to assist with ‘tricks of the
trade’ that could help you achieve the desired results
within tight budgetary constraints.”

3. FINAL PRICING
You need to consider the tender price versus the final
price, advises Matthew Ramaley, chief executive officer of
Rawson Group. “Many builders offer a conservatively low
tender price that does not include a full site investigation
before tendering. What they give you is a tender price

connections and BASIX. This price will only be finalised
at the council approval stage or during the build,” he says.
“The result is an escalated final price that’s very different
to the expected tender price and a nasty surprise once you
are already locked into the process. At Rawson, we only
give you a tender price after we do a full site inspection.”

4. TESTS AND SURVEYS

Every great home is built on a solid foundation, which is why
a soil test is so important. “Some builders don’t complete a
soil test at tender stage. Instead, they include an estimated
allowance. Once you’ve signed a contract and paid your
deposit or acceptance fee, they’ll conduct the soil test — and
you’ll uncover a sizable cost increase,” explains Matthew.
“Then there is the contour survey. This assessment is
typically done at the same time as soil testing. A contour
survey maps the terrain and sets the levels at which your
home can be built. It looks at the slope across the site in all
directions. At Rawson, we complete a contour survey and
full site investigation before we present your tender. This
means that once we have access to the site, we will know
exactly what the garage level will be, the driveway slope, the
design of the edge beams and the location of the services.”

5. ASPECT AND VIEWS

Ensuring your home will have the right aspect is a major
consideration, particularly given the harsh Australian
climate. “Facing the home the right way to make best use
of the sun and to protect the home from cold winds will not
only achieve a house that is much more cost effective to
heat and cool, but will give the home a ‘sunny and warm’

says Sonia. “So often this isn’t taken full advantage of

and beautiful homes are built that are gloomy and dull.
To a good architect, aspect is the first consideration.”
Views are important and often the reason a block
of land is purchased, so it is important that these are
captured in the right rooms with the best window styles
and locations. However, this is often easier said than
done because the view may be in a direction that doesn’t
work best with the aspect. A good architect can usually
overcome this challenge and find a solution.
6. LAND FALLS AND LEVELS
“There is nothing worse than a site that is simply cut out
deeply to achieve a building pad,” says Sonia. “This is
so often done as it is the cheapest way of construction.
This creates a home that sits low, has water and moisture
issues, and produces a ‘dull’ feeling, one of being low
and hemmed in. Retaining walls are often required to
counteract such deep cuts. These retaining walls are
costly and rarely add any value to the finished home. In
most situations, there is a better way. This could be by
raising the floor level using deep edged beams, elevating
the floor or even stepping the house design to work with
the way in which the land falls.”
7. LIFESTYLE NEEDS
When designing a new home, ensuring your lifestyle
needs are met is essential. “You need to consider room
sizes, room relationships, public and private spaces and

any other specific requirements your family has,” advises
Sonia. “You also have to consider how your lifestyle may
change over the life of the home and make sure that these
changes are catered for. For instance, if you had a baby
now, it may be desirable to have a baby’s room adjacent
to the main bedroom. When your child grows, you may
want them separate with their own bath area. Also, you
need to consider such things as media and computer
requirements, where you might place gym equipment and
level areas for ageing visitors.
“All your requirements need to be balanced against
what is resalable in the future. For example, the common
requirement for resale is a four-bed, two-bath, double-
garage home. Say, for instance, you only require two
bedrooms. You could have a main suite, one other
bedroom that is large with a desk area, a gym and a
study. This could become a unique four-bedroom house
as far as valuation is concerned.”
8. GOOD FLOW
“Flow is so often overlooked and is possibly the biggest
element that needs to be perfected so that the home is
workable and easy to live in,” says Sonia. “Things to
consider include the relationship of the kitchen to casual
and formal dining spaces, as well as to outdoor living
areas. A children’s space needs to be self-sufficient (with
its own bathroom as well as activity and IT areas) and
you don’t want living areas to be ‘walkways’; rather,

they should be ‘walk-past’ areas so that the living zones

can be fully used and easily furnished. And IT areas
are very important today. Some people prefer these in a
public space; however, they require a quiet atmosphere.”

9. ENERGY EFFICIENCY
Sustainability and energy efficiency are key. “Ask to see
the energy-rating certificate on your home,” advises Ian.
“This is usually required for approval and it will help
you see which rooms will get too hot and too cold. You
might want to reconsider types and/or sizes of windows
or maybe include some additional shading. It’s easier and
cheaper to do this during the building process rather than
trying to fix problems at a later date.
“And always ensure you select a design that takes
the best advantage of solar aspect as this will save you
additional energy costs when heating and cooling your

well. With rising energy prices, the small added cost in
the building phase will save you thousands in energy
costs in the long run.”

10. RESALE VALUE

“We would all love to build our new dream home and have
equity built in from the first day. In many situations that is
possible, but to do that you have to design and purchase very
carefully,” explains Sonia. “You have to make sure you are
not over-capitalising for the area you are building in and that
you are building a home that is desirable to someone else,
not just you. By going through the correct design process,
you can be assured that your home isn’t only a beautiful
place for you to live, but is also your primary asset.
“Put simply, you need to consider what things would
appeal to the broader marketplace at the time of resale.
Great aspect, correct building levels, energy efficiency,
great flow and livability are not negotiable ... regardless
of the size of your home or budget. If these items are

will be expecting a modern two-storey-or-more double-
brick home with the latest in home technology and home
automation. You might also expect underfloor heating, the
finest natural stone floor tiles and benchtops, high-end
designer appliances and a layout that provides for every
possible lifestyle need, such as a home theatre room and
multiple bathrooms for when friends and relatives come to
stay,” says George Sidra of Finesse Home Builders.

Julina Ugarkovic of Buildcraft Constructions agrees,
saying a luxury custom-built home will typically have
only the finest-quality finishes and inclusions. “You
will usually find European appliances by brands such
as Miele and quality flooring throughout. This might
be hardwood timber or Italian-made tiles,” she says.
“Detailed, custom-made joinery is to be expected,
from custom kitchen cupboards and bathroom vanities
to television and buffet units. You might even have a
custom-built bar and fireplace. But clients don’t just
want the highest-quality materials, they want their home
built to the highest standard of workmanship.”
Mark Cairney of Bellmarch Homes, a company that offers
custom-builds as well as project homes, says the layout and
inclusions can be very specific. “We have built homes with
an internal lift or specially designed wheelchair access,
infinity-edge pools and spas, internal water features and
distinctive stairs such as the floating open-tread, steel-spined
staircases we built for one client. We are currently designing
a home on a sloping block, with 4.5m-high ceilings and
windows, and corresponding door heights,” he says.
THE LATEST TRENDS
As custom homes are designed for each client’s precise
needs, no two are the same. But that doesn’t mean
there aren’t some universally popular trends and shared
priorities. Says Julina, “Open-plan living is very much

on-trend as are modern designs with a minimalist look.
Finishes are clean and colour palettes tend to be neutral
with splashes of colour as an accent. We’re also finding
clients keen to incorporate different materials such as
timber and stone to create interesting texture.”
It’s not just lavish inclusions and high-end materials
that are a must in the luxury home, however. “Bellmarch
Homes has recently entered into an arrangement with
CSR Bradford to supply the solar and Tesla Powerwall
range of home energy technology products,” says
Mark. “The cost of a 7kW Bradford Solar ChargePack,
including Tesla Powerwall 2, is approximately $25,000.
This includes solar panels, an inverter, a 13.5kWh Tesla
Powerwall 2 home battery storage unit, a monitoring app
and installation. In many cases, we will subsidise this
cost to our clients so they would only pay $10,000 for
what is a substantial upgrade. The future for luxury and
custom homes is strongly focused on energy efficiency
and low- or zero-cost energy consumption.”

A million-dollar budget in the premium custom-build
market doesn’t get you too far these days, but there are
project home builders who offer high-end designs that
can be upgraded for those who want a splash of luxury
and a comfortable lifestyle. “We can customise our

features many clients want,” says Mark. “That might be

he Aurora, Buildcraft Constructions’ new
display home in the HomeQuest Display
Village, is a bold, contemporary and
functional home that pushed the boundaries
for the builder and the designer.
The brief was for a contemporary home
to suit the needs of the modern Australian
family. It had to be able to evolve with
time and naturally change and adapt to the family’s
requirements. In meeting this brief, the architectural
elements of the house are allowed to shine in their own
right, while also integrating with the interior through
the use of lines, shapes, colours and materials.
The inspiration behind The Aurora came from
keeping many successful elements of the floor plan from
Buildcraft’s previous display home, The Sterling, and
introducing new elements.
The Aurora is minimalist in design, with clean lines,
square shapes and sharp angles that combine to make a
dramatic statement both externally and internally, yet
it sits comfortably in its surroundings.
The external colour scheme emphasises this minimalist
design, with a modest palette of materials and colours
applied to key areas to highlight a feature or form of the
building. Acrylic render to the main body of the house
creates a crisp, clean canvas to emphasise the dark window

frames, dark stone-look tile cladding and feature timber
as the hero elements. Timber cladding adds warmth to the
otherwise monochromatic palette, which is then echoed
through the landscaping.
The challenge for Buildcraft was to create a warm and
cosy feel while still allowing for the open-plan, easy flow
of the layout. This was achieved with timeless Italian
600mm x 600mm porcelain floor tiles, which combine
with oak tones in the timber staircase and joinery. This
has created a contemporary home with internal decor
able to adapt to a variety of individual design styles.
The well-considered external colours and materials
flow into the interior and are used on a larger scale for
warmth and to add interest and texture throughout the
space. Oak timber tones, concrete, stone and dark-
charcoal feature colours are used in the flooring and
joinery throughout and offer contrast and warmth against
the crisp white canvas of the walls.
The company opted for a blend of elements and
interiors, with a nod to Scandinavian style, which fits
so well with the Australian way of life, adding subtle
industrial detailing in a minimalist context. The interior
concept provided a strong focus from the beginning, with
layers added through the materials and furnishings for
warmth, character and personality.

visitors upon entering the home. The large open-plan
lounge also has a fireplace plus there’s very generous
additional living space upstairs.
The open-plan kitchen/living/dining area is a standout in
this design, and with its views through full-height windows
out over the landscaped gardens and stunning in-ground
pool, it is definitely the heart of the home. The dining area
is framed by three skylight windows which allow natural
light to pour into the room and provide a striking feature to
define this stylish and relaxing space.
The large galley-style kitchen is a chef’s dream with
ample storage, butler’s pantry, appliance pantry and
generous bench space. The beautifully crafted Natural
Oak Ravine joinery features the textured feel of the oak
and dark charcoal, complemented by the soft marble-like
tones in the stone benchtops.
There are four bedrooms in the main section of the
house. The master bedroom was designed with both
luxury and comfort in mind, and with an ensuite and
walk-in wardrobe, it’s the ultimate adults’ retreat. The
master ensuite features a double shower, double floating
vanity and a luxurious freestanding bath with a view.
To suit the modern family, there’s a fifth bedroom/guest
room in the generous cabana, plus an ensuite and a large
open-plan living area. This well-appointed additional living
space is linked to the main home by a spacious covered
alfresco, for entertaining or intimate family gatherings. There
is also direct access to the generous outdoor dining area
which links the cabana, creating a variety of living options.
Both the main home and cabana, as well as the alfresco,
flow out to the lush landscaped gardens and pool, helping
to blur the lines between inside and out. This adds to the
holiday resort feel of this generous-sized family home.

his home is spacious, contemporary, clean-
lined and functional — with a sprinkling of
luxury thrown in for good measure. For the
retired couple who own this property, a home
that ticked the opulence box was important.
The clients wanted a residence that
presented beautifully and would comfortably
accommodate themselves and their grown-
up sons when they came to visit. To bring their vision
to life, the couple looked to Bellmarch Homes. This
decision was based on the glowing referrals of other
clients and the company’s excellent track record of
building exceptional luxury homes in and around Sydney.
This four-storey home is situated in Terrigal on the
Central Coast of New South Wales, a much sought-after
corner of the world that is less than two hours from
Sydney’s CBD. Not only that, it sits on a particularly
beautiful stretch of coastline with a stunning beach and
excellent access to outdoor activities such as fishing,
swimming, surfing, boating, diving and scenic walks.
Of stunning architectural design, this expertly
constructed abode peeks out over the canopy of the trees
that surround it. By ensuring the home reaches above
the treeline, the owners are able to enjoy beautiful ocean
views from multiple vantage points.
The home celebrates the theme of water throughout
every space, starting with the view out to sea. This is
complemented by a luxurious infinity-edge pool that
reaches out towards the horizon and an indoor water

“Our brief was to optimise the views out towards the
ocean, make the most of open-plan living, as well as
capitalise on the opportunity to give the homeowners
the ultimate outdoor lifestyle,” explains Mark Cairney,

sales and marketing manager at Bellmarch Homes. “The
homeowners also wanted to bring a sense of opulence to the
home, which, as luxury builders, we were well equipped to do.”
The home boasts many luxury inclusions across its
multiple floors, beginning with the extensive use of glass
to maximise the views and allow light to flood into the
home. Floor-to-ceiling sliding doors also facilitate these
views, as do the ceiling-height windows throughout.
Although water is an integral part of the home’s theme,
it also meant that some careful planning was needed by
Bellmarch Homes. “The home’s position so close to the
ocean meant that preservation and resilience to corrosion
were concerns,” explains Mark. “Other challenges we
encountered included a 20m gradient over the build
envelope and restricted access.”
Despite these challenges, Bellmarch Homes was able
to deliver this spectacular home to the clients. Now, they
and their adult offspring are able to make the most of the
enviable Central Coast weather and enjoy the relaxed but
luxurious coastal lifestyle of which they had long dreamed.

is a departure from pricier, and at times
unreachable, custom designs. This is good
for first-home buyers who may have been
missing out because of smaller budgets.
“We wanted to showcase ‘custom build’
features at an affordable ‘project home’ price,” says Mark
Cairney, sales and marketing manager at Bellmarch Homes.
Through smart design, the company optimised the use of

aspects. “For example, we brought in an interior designer
to select materials and colours which would appeal to a

The minimalist colour palette was selected to create a
“less is more” aesthetic, with the neutral colours creating
a sense of continuity throughout the house, bringing
about a neat and polished finish. The darker, more solid
brown and grey colours add depth.
A white-coloured, grey-veined marble benchtop offers an
impeccable, functional space in the kitchen. Its open-plan
layout connects seamlessly with the dining and lounge areas,
making the ideal setting for entertaining guests.

ith space at such a premium in some
suburbs, duplex living can be the answer
to maximising what space you do have.
This doesn’t mean any compromise in
design, comfort or luxury, however,
as this recently completed project by
Finesse Home Builders proves.
Claiming a corner block in a
western Sydney suburb, this modern duplex now stands
where once sat a humble fibro home. The outdated
dwelling was knocked down and Finesse Home Builders
set about building a contemporary10-bedroom, six-
bathroom duplex that immediately raised the benchmark
for residential design in the local area.
All Finesse homes are designed to suit the lifestyle
needs of the client and the specific requirements of the
block, which was certainly the case here. This duplex
was carefully designed to make the most of the corner
location while also ensuring an interior layout that would
appeal to the most discerning family.

The design of the bathrooms might best be described
as modern opulence. This can be seen in the selection of
materials that combine style with practicality. An excellent
example of this is the elegant marble-style porcelain tiles
used for the walls and floors. The same tiles were used
for the flooring in the dining and kitchen areas, creating
continuity between upper and ground levels.
The modern kitchen cabinets feature Polytec doors fitted
with soft-closing Blum hinges. The wood-look finish of
the cabinets was carefully chosen to contrast the veins in
the flooring and to add colour. Another special touch is the
sleek island bench, which is a feature of each kitchen. This
is cantilevered on one side so that stools can be pulled up
to the bench for casual meals or chats with the cook.
Each of the six light and bright bedrooms was designed
for comfort. Some have walk-in robes, some have built-
in robes and some have integrated desks. The master
bedroom in each dwelling has a luxurious ensuite, giving
the occupants the complete resort-living experience.

which include an additional first-floor leisure room, are
something special, too, as is the Kingston’s private master
luxurious walk-in robe and inviting ensuite,” says Levi.
“In addition to the master bedroom, the home boasts
three generously sized bedrooms, each with a walk-in robe,
located upstairs, while the fifth bedroom, with its ensuite and
walk-in robe, can be found on the ground floor. A double
garage concludes the picture, delivering a home designed to
adapt as a family’s needs change with the passing years.”
For the interior, Rawson Homes chose a contemporary
palette — a mix of whites and timbers. This works with
the open-plan layout to give the home a light, open and
very natural feel. For the exterior, there is a selection,

Modular marvel
This tasteful, modern home really is something right out of the box

y considering a modular solution for their
new home, a young working family now
has all they were looking for and more in a
family abode — all wrapped up in a stylish,
contemporary package. This was the third
time the family had undergone the building
process — and it was by far the least stressful
for them. They’d previously renovated,
then built a project home and were slugged with surprise
additional costs and a lengthy, complicated build process.
In choosing a modular build they were delighted with
the whole process, from the ease of choosing a design
right through to the quick turnaround and hassle-free
construction process, which meant they were enjoying
their new residence a whole lot sooner.
The homeowners wanted a coastal feel, including high
ceilings, light interiors and plenty of timber throughout.
They also sought to create a sense of interconnectedness
between the outdoors and the interior for ease of entertaining
and to keep an eye on their kids at play outside.
Broadworth Modular worked alongside Mark Burgess of
Coast Aligned Building Design to deliver the project. After
development approval, demolition of the existing brick
veneer house began, while simultaneously, construction of
the prefabricated modules started in the factory.
After six weeks of factory construction the modules
were delivered and the on-site completion works
commenced, along with the landscaping. Even a potential
challenge with an over-height transport restriction didn’t
hinder the process. The raked roof over the kitchen/
dining area was a hinged steel frame panel, which was
lowered for transport. The roof was then raised to its

final height with clerestory windows added. The final
result? A project that was delivered on time and within
budget, which meant some very happy new homeowners.
The house is warm and welcoming with a laid-back
coastal vibe, an open-plan design, plenty of room for a
family and no wasted space. The open-plan living and
dining areas also include room for a study nook, and
there’s a media room, a well-appointed spacious kitchen,
three bedrooms and two bathrooms — all constructed
with attention to detail and superior finishes.

This captivating period-style residence combines the
charm of yesteryear with the needs of modern living

he owners of this build were a middle-aged
couple with two older children. They chose
to work with Harkaway Homes, attracted by
the company’s long-held and well-earned

of a double-fronted Victorian house — one

Family focus
What type of holiday home does a commercial
builder construct for his own family?
A
s the operations manager for Whytehall
Services, Alex Labberton typically works on
commercial projects for large, well-known
companies doing interior and structural fit-
outs, but he swapped his suit for his tool belt
to build a holiday home for his family.
“It was my chance to get back on the
tools as a hobby across 18 months of
weekends, public holidays and RDOs to build the family
holiday home,” says experienced builder Alex. “I pretty
much had carte blanche but my dad warned me: ‘You’d
better not build me an office block.’ It’s a family joke
because I also have a hotelier cousin who built a foyer-
style reception area in his home.”
The home is 600m² on one level in coastal Kilcunda,
Victoria, and overlooks Bass Coast. There are two wings,
with five bedrooms and three bathrooms at one end and
all living areas at the opposite end. It sleeps 14 people,
which was tested for the first time last Christmas, and
has hosted many gatherings and parties ever since.
Alex changed tack pretty early on, opting to go with

elevated Boxspan steel flooring and an Ezipier system,
rather than the specified timber bearers and joists on
core-filled concrete blocks. “We regularly look around
to see what products are available for the applications
we’re building and timber is like a foreign language for
us as we predominantly build with steel in commercial
buildings,” says Alex. “We found the Spantec Systems
website and saw that the company supplies nationally.
“As soon as I talked with Spantec’s draftspeople, I
was comfortable that they spoke the same language,
even though they’re in New South Wales. I felt they had
grasped the project and understood all the heavy loads
and cantilevered design principles that needed to be
transferred to the foundations.”
The Boxspan steel flooring system comes to site in
kit form with bearers and joists cut to length. Perimeter
bearers are marked with joist locations and pre-punched
ready for brackets to be screw fixed. Brackets and screws
are part of the floor kit, along with detailed working
drawings to make installation easy. Alex also chose the
higher-protection coating offered by Spantec Systems,

given the holiday home’s proximity to the coastline.
“I won’t lie — I was fairly daunted when I saw
the semi turn up with all the steel,” says Alex. “I
expected the Boxspan floor to be quick to install but
I underestimated how quick it was!
“With concrete footings already poured, we had the
Boxspan floor, piers and bracing up in four days with
just four to five blokes. The adjustable Ezipier heads
were worth their weight in gold and the bearers and
joists were like putting a Meccano set together.”
The Ezipier adjustable piers and subfloor-bracing
system was also incorporated into the kit, with pier posts
cut on site close to the required height and then final
adjustment made with the adjustable Ezipier heads to
get to the correct floor level.
“The levelled floor was a huge surprise to me, as it’s
not often you get to drop a kitchen in without levelling
the cabinets,” says Alex. “You can drop a marble
anywhere on the floor in this home and not have it roll
away, unlike the shopping centre floors I typically deal
areas and decks were also taken care of by Spantec Systems
in the design, which saved a lot of time on-site.”
Alex has built his big, architecturally designed house
with large window openings, giving it a spacious feel. By
raising the floor higher, he was able to capture 180-degree
views of the Bass Coast and give the house a unique look,
almost as if it floats above the hills that surround it.

With a vision in mind, Darren and Natalie made their home their own

fter five years of extensive planning,
Darren and Natalie Hunt finally realised
their vision and built their dream family
home in the coastal town of Bundaberg,
Queensland. Wanting a home that was truly
their own, their vision was for a modern,
industrial style that would stand up to the
harsh North Queensland coastal climate.
Darren and Natalie own a coastal construction company
and came up with the concept themselves because they
wanted something unique to reflect their personalities.
They worked with a draftsman to develop the final plans.
As a builder, Darren knows everything there is to know
about building a home. So, when it came to building his
own family’s dream home, he chose to combine Axon

the clean lines and angles they have always loved.
Natalie says, “We wanted to create a strong visual

style we had our hearts set on.” Darren agrees, “We both

the industrial look we wanted.”
When building in coastal areas, selecting the right
materials is a critical part of the design process. Axon’s

to the harsh coastal climate. “We wanted to live as close
as we could to the ocean. Choosing Axon means that our
home will retain its good looks for longer,” says Darren.
When asked what advice Darren would give to someone
looking to create their own dream home, he suggests
taking the time to research the styles and finishes that they
find appealing. “Layering of textures and mixing external
materials like cladding will create a unique look. When
combined with colour choices, the result will be
the ultimate individual statement,” he says.
It’s not just Darren and Natalie who love their new
home — neighbours, family and friends also comment
on how great it looks. “We could not be happier with
the finished result and seeing our home come to life
was something very special,” says Darren.

Ian Fry from Frys Energywise explains the importance of
thermal performance and how it can be optimised
What is thermal performance? In what ways does it
affect a home’s comfort levels and running costs?
Thermal performance essentially refers to the shell of the
house. The better insulated it is from the external conditions,
the more comfortable it will be to live in. By improving
thermal performance, that is, reducing the amount of heat
that gets into the home during summer and taking advantage
of the winter sun, you will be able to save thousands of
dollars in additional energy costs.
NatHERS was established to assess a home’s thermal
performance. What does the assessment look at?
The National Home Energy Rating Scheme (NatHERS) is a
Commonwealth Government initiative designed to improve
the quality and thermal performance of new homes. Some
of the key areas that help thermal performance include
orientation, the type of building products used, the quantity
and quality of the glazing and the correct use of shading.

What impact is NatHERS having on the way new homes
are built and their comfort levels?
The heating and cooling of a home can account for almost
40 per cent of the household energy bill. The NatHERS
scheme is working towards improving the comfort of the
home and reducing the additional energy costs required to
make the home comfortable.
Whose responsibility is it to ensure a new house meets
the required standards?
Every new home that is built in Australia is required to
meet some form of energy standard. In most cases, this
is the National Construction Code (NCC). In most states
and territories, homes are required to meet 6 Star Energy
Efficiency performance standards while in New South
Wales, the Building Sustainability Index (BASIX) regulates
the thermal and sustainable performance of all homes.

to heat and cool a home. Adding quality insulation to walls,
floors and ceilings during construction will also add to the
comfort of a home and reduce energy costs.
What are some simple things people can do to make
their homes easier to heat and cool?
One is to check all windows and doors for draughts that
can result in heat loss and then properly seal any that are
insufficient. Another is to shade your windows from the
summer sun by installing blinds and curtains. This can

s someone who lives in an apartment where
no natural sunlight reaches the living spaces,
let me be the first to say there is nothing
better than reams of sunshine streaming in
through the windows — not only for your
spirit, but for your electricity bills, too.
Luckily, modern Australian homes have
embraced the seemingly non-stop sunshine
and most new houses install as many windows, glass doors
and skylights as is feasibly possible.
Roof windows and skylights have been architectural
features for more than 1000 years. They first appeared
as holes in dome ceilings with plastic diffusers that let
in sunlight, but didn’t stop pesky nuisances such as rain.
“Since the mid-20th century, however, technological

developments and mass production have seen skylights
added to houses, not just for light and ventilation, but
also for passive heating and cooling,” explains Moses
Auvale from Atlite Skylights.
Long gone are the days of a simple hole in the roof,
with the transformation of skylights ensuring they can be
installed in almost any home. “A typical-looking modern-
day skylight would consist of a double-glazed panel on
the roof with an open plaster shaft down to the ceiling
level,” explains Moses. When paired with floor-to-ceiling
windows and bifold doors, a house succumbs completely
to a new sense of openness and space. Outdoor living is a
way of life in Australia, and these walls of glass blur the
lines even further between the inside-out divide.
Together, these features play a significant role in building

light to see if there’s any cutlery in the kitchen drawer, like
this writer has to, is going to reduce energy bills. Electric
skylights also act as a “passive air conditioner”, drawing
warm air through the venting skylight while delivering a
cooling effect and fresh air throughout the house.
By researching your window and door options, you
can reduce your electricity costs even more. Investing in
aluminium thermally broken window and door systems, for
example, is one way. You are able to preserve the advantages
of aluminium — durability, strength and stability — while
naturally retaining heat in winter and keeping the house cool
in summer. And, not only are you diminishing consumption
costs, you’re also putting less stress on the environment,
something it desperately needs right now.
Another factor to consider is that as the number of
houses increases, our space doesn’t, and homes are being
built closer together. As a result, there’s been a surge in
demand for light from above, especially in bathrooms,
where privacy and natural light are paramount.
So if you’re looking to increase the feeling of space,
without actually increasing your space, and say goodbye
to exorbitant electricity bills, you may have stumbled
upon your solution — some well-placed glass windows,
doors and a skylight or two.

EXPERT TIPS
Orientation: Your windows and doors will be your home’s
source of natural light. You don’t want to let in too little or
too much sun, so it’s important to factor the orientation of
the sun into your window choice. The size and orientation of
your windows in relation to the sun, along with your type of
glazing, will determine how much sunlight streams into each
room. Keep in mind that roof overhangs prevent natural
light from entering at certain angles. Your architect, building
designer or home builder can recommend appropriately
sized and placed windows and doors.
Product selection: Approximately 40 per cent of all
energy consumed in Australian homes is used for cooling
and heating. The vast majority of your home’s heat loss
and gain come from windows, so choosing energy-efficient
windows can have a real effect on your power bills. Your
window’s design, glass type, glazing and seals determine
how energy efficient it is. Toned or tinted glass, low-e glass,
IGUs (Insulated Glass Units) and thermal breaks are all
energy-efficient features worth considering.
