documents on the property.

Hyderabad: The development of Kukatpally Survey No. 1007 near Hitec City railway station lies in a limbo due to ownership
rights claimed by private corporate parties, the Bhagyanagar Co-operative Society has alleged.

The land parcel was assigned to the society but it was not allowed to take up any construction as some private organisations
were trying to create development agreements and other documents on the property.

 
Noting that the society members had served at the border, and some were from the Army,  society president E. Raja Uma
Reddy said, “We feel ashamed at the attitude displayed by the GHMC, revenue and police departments who are acting on the
directions of corporate companies. We urge Chief Minister K. Chandrasekhar Rao to look into this issue as it is turning out to be
another land scam”


The society said that the late Fazlath Hussain, son of Nawab Rias Yar Jung, had entered into four agreements with it for the
alienation of 286 acres of land in Survey No. 1007. He failed to execute registered sale deeds in favour of the society. Due to his
death and failure of execution of the sale deed by other defendants, the court executed the sale deeds.

The society developed the land and laid out the residential plots as per the layout plan and allotted them in favour of its
members by executing registered sale deeds. Over the past 25 years, about 2,400 persons purchased the plots, Mr Uma Reddy
said. The members who have been in possession of since 1974 applied to the GHMC for regularisation of the plots under the
Land Regularisation Scheme. More than 550 plots were regularised under the LRS in 2009. However the GHMC is apparently
not regularising the remaining plots.

Mr Reddy alleged, “Prime Properties, a real estate rm, says that the sale deed was executed by a person named Hasheem Ali
and claimed ownership of property in Survey Number 1007. Neither the name of Mr Hasheem Ali nor that of Prime Properties
was recorded in the revenue records or before any authorities. Prime Properties’ claim that they are the owners without having
any valid right, title or possession.”

The society claimed that the police had not registered an FIR despite its ling complaints against henchmen of private property
owners. It alleged that the GHMC was not regularising the plots stating that the land was disputed, leading to contempt of
court.

“To this day, the revenue records are in the name of Fazeelath Hussain, the vendor. Prime Properties used their in uence over
the revenue o cials and tried to get the revenue records mutated in their name, but the High Court stayed the MRO
proceedings. Prime Properties is trying to use powerful and in uential third parties by creating development agreements and
other documents in order to muscle their way in,” the society said in its statement. The society will be staging a protest this
week demanding that the authorities act according to the court’s direction.
