How to build efficiency of the project

For QS, Billing and Site professionals

Quantity Surveying
1. It is advantageous for a QS to be efficient in producing bills of quantities from measurement.

2. Measurement software applications, as a useful IT tool, can help a QS to speed up the

measurement works.

3. Advantage of BIM explained in the attached you tube video: Double click the video to start
Quantity Surveying cont…
BIM System Bills of Quantities
A quantity surveyor is not needed to take off A quantity surveyor is needed to take off
measurements measurements

Quantification happens automatically as the model Quantities are built through manual on-screen
takes shape input on a dimension sheet

Any changes to the model are translated to all

QS has to re-measure work when changes are
connected aspects of the building, no
issued by the architect and engineers
remeasurements needed.

BIM quantities can be extracted for costing by the

estimator i.e. the user can send the quantities to an After measuring, the QS has to price the Bill
estimator for costing.

BIM quantities are generated instantly allowing quick It takes a long time to produce BOQ quantities
cost estimates i.e. several days or weeks
Comparative Study of conventional & Modular Formwork System
Characteristics MIVAN System Conventional Formwork System
Speed of construction Four days cycle per floor. Min. cycle time is of 21 days.
Excellent. Plastering is not
Quality of surface finish required Bad. Plastering is required
Pre-planning of formwork system Required Not required
Type of construction Cast-in-situ Cellular construction Simple RCC framed construction
Wastage of formwork material Very less In great amount.
Accuracy in construction Accurate construction Accuracy is Less than Modern Systems
Removing of floor slab forms
without removing props Possible Not possible
Need of any timber or plywood Not required These are the main components
Re-usage value of formwork 250 – 300 Maximum 50
Suitability for high rise
construction Very much suitable Not suitable
Initial investment in the system High Less
Economy in construction Economical for mass housing Economical on small scale
Case Study-1
The project undertaken for the study is Nathani Realty 22 storey building being constructed in
Mumbai. The project is proposed to have spacious 1, 2, 3 BHK apartments and 4BHK penthouse
on the topmost level of the project, along podium car parking, refreshing surroundings and other
luxurious amenities.

Name of the Project: Nathani Square

Type of Project: Redevelopment
Structure Details: 3 podium + 22 storeys.
Name of Client: Nathani Realty
Name of Architect: Skyline Architects
Name of Contractor: Fame Construction

Total area of formwork required = 17,658 Sq. mt.
COST Overall cost of conventional timber = 17658*57+17658*2+17658*30 = Rs. 15, 71,652/-

Overall cost of Doka = 16855.364*8+16855.364*40+802.36*57 +802.36*2+802.36*30@ = Rs.

8, 80,468/-

@ = Additional cost incurred because Doka, Peri, RMD etc. is installed after completing two
levels of a building using conventional timber.

Cost Comparison of formworks
PROBABLE TIME It is calculated on the basis of cycle time showed in
comparative statement Duration with Conventional Timber (Cycle time considered for
100 Sq.Mt)
= (17658*5/100) /365
= 2.42 yrs.

Duration with Doka

= (17658*3/100) /365
= 1.45 Years
Conclusion
From the above case study following conclusions can be made: -
1. Cost of construction with MIVAN formwork decreased by almost 25-30 %
as compared to the conventional method.
2. Duration of Construction in MIVAN is less than Conventional Method by
almost 40 %. Thus, from the above points it is quite clear that construction
time by MIVAN formwork is less than the Conventional Method. However, it
can save considerable amount of time in construction of high rise building.
3. Also, many of the finishing works is saved in Mivan which includes
plastering (both internal and external), brickwork etc. Monolithic casting of
the members at one pour saves time and increases strength and durability
and also makes it seismic resistant.
