AGREEMENT/CONDITIONS OF TENANCY

The under mentioned are the conditions under which I agreed to rent a room
and Parlor self-contain at No…………………………………………………

payable regularly in advance:

1. The rent shall be paid regularly to the Landlord/Landlady by the tenant not later than the
third day of the month before the expiring date.
2. That it shall be lawful for Landlord/Landlady to eject me if I am guilty of insanity use of
the mini flat and there should be no poultry in the compound.
3. There should be no pounding of yam, grounding of pepper or breaking of wood or carrying
out any act which may damage the floor of the apartment or veranda.
4. That I shall endeavor to avoid any misconduct that may cause disturbance of peace in the
compound or to my co-tenants, and that if I am proved to be continuously guilty of such
misconduct after a written warning, the Landlord/Landlady shall have the right to take
possession of the said apartment occupied by me.
5. That the keys of my apartment shall be personally handed over to the Landlord/Landlady
whenever I will be vacating the apartment.
6. That I will always join other tenants to participate in the monthly environmental sanitation
aimed at cleaning the compound.
7. That I am to give a three months’ notice in writing or pay a three months’ rents in lieu of
notice to the Landlord/Landlady before vacating the apartment, and that the
Landlord/Landlady is to give me a three months’ notice or pay a three months’ rent in lieu
of notice if he wants to take possession of the mini flat.
8. That I shall be responsible for the payment of electricity light consumed by me and I agreed
to replace any burnt bulb in my apartment and security light bulbs.
9. That failure to pay my rent regularly and in advance empowers the Landlord/Landlady to
take legal actions to eject me.
10. That I shall not transfer/sublet the mini flat to any person whenever I may be vacating the
premises without the express permission of the Landlord/Landlady.
11. That I shall not share the apartment with any person for purpose of sharing the rent.
12. That I will be wholly or solely responsible for the repairs of the damage done by me or any
person under my care to the mini flat occupied by me or any part of the premises.
13. That in the event that electricity is cut off, nobody is allowed to put on light candle and the
use of stove is totally prohibited in the room except in the kitchen.
14. That I should not turn the mini flat to church or mosque or illegal businesses.
15. That I shall permit the Landlord/Landlady and his/her workmen at all reasonable times to
enter the mini flat and view the condition thereof and repair when necessary.
16. That the gate will always be locked by 11:00 pm. Any tenant who is on shift duty should
inform the Landlord/Landlady for advice.
17. The storage of fuel in the house is highly prohibited.
18. That if I violate any of the fore-going conditions, the Landlord/Landlady reserves the right
to take possession of the apartment by way of ejection.
19. That this agreement is subject to review by the Landlord/Landlady without notice.
