RIO VALLEY ESTATES
ADULT RETIREMENT PARK
PARK MANAGEMENT
(1) NAME:
The name of this club shall be “Rio Valley Estates Winter
Texans Club”.
(2) PURPOSE:
The purpose of this non-profit organization shall be for the
promotion of social and recreational activities for its mem-
bers and to encourage a friendly relationship and under-
standing between its members and the management of Rio
Valley Estates Park.
(3) MEETINGS:
Meetings of the club shall be held at 9:30 am the first
Monday in November and all succeeding Mondays through
the first Monday in April.
(4) MEMBERSHIP:
All residents of Rio Valley Estates shall be members and
shall be eligible to vote, hold office, and entitled to partici-
pate in all club activities. The only EXCEPTION is that no
paid park official may hold an office.
(5) OFFICERS:
There shall be three (3) officers of this club; Chairperson,
Vice-Chairperson, and Secretary. The chairperson and vice-
chairperson are to be elected. The secretary is to be ap
pointed by the chairperson. The chairperson and vice-
chairperson elected in April shall serve through April and
all of November of the elected year; the chairperson and
vice-chairperson elected for December shall serve through
December and January; and the chairperson elected for
February will serve through February and March.
(6) DUTIES OF OFFICERS:
The chairperson shall preside at all meetings opening with a pray-
er, oversee activities of the club, post names of all activity chair-
persons, and call for reports from them.
The vice-chairperson shall assist the chairperson and assume the
duties in his/her absence.
The secretary shall keep accurate legible minutes of all meetings,
shall read the minutes of the previous meeting, and ask for them
to be accepted.
The Treasurer (a member of the elected six person board) will give
the financial report and ask for its approval and file for an audit.
(7) ACTIVITIES:
Each activity shall have a chairperson and vice-chairperson.
(9) AUDITORS:
The Auditing Committee shall consist of two (2) members appoint-
ed by the February chairperson to audit the books. A report of
said audit shall be submitted to the members by the second Mon-
day in March. The members shall serve until said audit has been
approved. Members may succeed themselves.
(12) AMENDMENTS:
These guidelines may be changed by submitting a written pro-
posal at the regular meeting and to be voted upon at the follow-
ing weekly meeting. Any submitted written proposal requires a
simple majority of those attending and casting votes.
(12.1) December 12, 2003 changed the dates that the finance
and negotiating/properties committee members are to serve.
Instead of serving from January 1 through December 31, members
will serve from October 1 through September 30. The nominating
committee shall be appointed in February instead of November
and all committee members are to be elected the first Monday in
March. This amendment was further amended on December 27,
2004 to include the auditing committee.
(12.3) December 15, 2008 changed the time all club meetings
begin from 10:00 am to 9:30 am on Mondays.
(12.4) December 26th , 2016 added to articles (8) and (10) the
Means of replacing committee members who must resign
During his/her term.
(13) DONATIONS
The Club is limited to giving a maximum of $200 to charitable
Groups.
(14) CLUB DISSOLUTION
That for any reason the Rio Valley Estates Winter Texans
Club is dissolved, all of said club’s assets will be disposed
Of at the sole discretion of the members of the club which
Shall be decided and approved by the majority vote of the
Members present.
BOARD MEMBERS
(1) This is a senior park for persons who have reached age 55 or older.
One person in the household may be no younger than age 35. No
children are allowed to live in the park as residents. Children are
welcome to visit in park for up to14 days per year. They must be
accompanied by an adult when using park facilities.
(2) If you are selling your mobile home, all future residents must complete
application for residency and be interviewed by park manage
ment.
(3) PETS - One pet per unit under 25 pounds. When new people move into
the park they can have 2 pets, but cannot replace 1 if something
happens. Management may disallow certain breeds of dogs.
Pets must be on a leash no longer than 6 feet. Owners are
responsible for all maintenance of pet and /or damage
caused by the pet. Pets are not allowed in the rec area. This
includes rec halls, swimming pool area or laundry area. No
dog runs or fences are permitted. DO NOT WALK PETS ON THE
LAWNS. Designated pet area is located across from the
bathrooms in the 99 section or your yard.
All tree limbs should have the branches removed and shall not
exceed 2” in diameter. Lengths are not to exceed 4 feet. Place at
curb for removal. All other tree debris must be removed by resi-
dent.
(10) Contractors must be licensed and bonded to work in park. They are
responsible for disposal of all trash. All workers are required to
notify office of their presence.
(12) Skirting is required on all permanent and/or tied units. Skirting must
meet management approval.
(13) Roller blades, roller skates, bicycles, and mopeds are NOT ALLOWED
on sidewalks, shuffleboard courts or near recreation areas. Excep-
tions only for handicapped people who use these items.
(17) Mail will be forwarded for two (2) weeks after your departure. Any
received after the 2 weeks will be returned to sender. Change of
address cards are available in office.
(20) All mobile home lots must be maintained 12 months of the year.
Lawn care service is available for a monthly fee by contractors
Both inside and outside the park. Lots not maintained by renter
Will be mowed by the park personnel at the cost of $30.00
Per mowing.
(21) Electronic gate remote controls are available for sale to mobile home
and
park model residents for $20.00. Short time residents may lease or
purchase a remote. Time for gate opening and closing is announced
by management.
(22) Mobile home lot rate is $325 per month. This is subject to change. All
increases begin March 1 of any given year.
Water is metered and will be read in February, June, and October with
payment due the first of March, July, and November. Present rate is
$.0057 plus a 9% service charge.

Only one vehicle per lot. Tenants should park their vehicle
behind their unit, parallel and facing west. Please do not
park on the grass.

3. Year two member is the treasurer of the RVE club and is responsible
for the weekly Monday morning report. They are also responsible for tak-
ing in monies from activities, paying bills and maintaining a checking ac-
count for the club. A yearly audit will be conducted each spring.
4. Year three member is responsible for the overall running of the finance
committee and helps where needed.
