Hola a todos.
Presentando la edición #2 de la revista VAMOS.
Desde luego contentos por la gran aceptación
de nuestra revista y muy ilusionados por
continuar con este medio que da a conocer
historias, lugares, ofertas etc.
En el mundo en el que me muevo, el
inmobiliario, hemos tenido un primer bimestre
excelente, agitado y afortunadamente ocupados
que es al fin y al cabo lo que queremos.
Las 2 propiedades anunciadas en el número
anterior de nuestra revista “VAMOS”,
Sueño Posible y Oportunidad Inmobiliaria,
se vendieron. Además de algunas otras
propiedades, también se vendieron 2 casas
residenciales en el exclusivo fraccionamiento
“La Punta” y a punto de cerrar una tercera.

Hello everyone.
We are now introducing issue # 2 of VAMOS
magazine.
Of course very happy for the great
acceptance our magazine had and very
excited to continue with this way that
reveals stories, places, offers etc.
In the world in which I move, real estate,
we have had an excellent first beginning of
the year, hectic and fortunately busy that is
after all, what we want.
The 2 properties announced in the previous
issue of our magazine “VAMOS”, Dream
Possible and Real Estate Opportunity, were
sold. In addition to some other properties,
2 residential homes were also sold in the
exclusive subdivision “La Punta” and about
to close a third one.
Muchas personas me preguntan ¿a qué se debe este
buen inicio en el mercado inmobiliario?, la verdad
siempre es difícil de saber, sin embargo creo que
hay 2 factores muy significativos: primero, cuando
hay incertidumbre en el mercado cambiario es un
muy buen momento de invertir en Bien Raíz y
segundo, para las propiedades de lujo o turísticas,
el hecho del decreto recién publicado que le da
oportunidad a residentes del país que cuentan
con capital en el extranjero, para que pueden
repatriarlo con un impuesto de tan solo 8% en
los primero 6 meses del año si el capital se destina
a inversiones inmobiliarias. Esto, comparado con
las tasas de 30% y 35% para personas morales y
físicas respectivamente, lo convierte en un gran
atractivo para el inversionista.
Y en cuanto a lo social y deportivo, Manzanillo,
se está convirtiendo en un destino atractivo
con eventos de calidad como fueron el
correspondiente a la serie oficial de triatlón en
lo deportivo, los diferentes festivales de música y
desde luego nuestro carnaval.
Ya no hay excusa, salgamos a disfrutar nuestro
Puerto.

Many people ask me why this good start in
the real estate market. The truth is always
difficult to know, however I think there are
two very significant factors: first, when
there is uncertainty in the foreign exchange
market it is a very good moment to invest
in Real Estate, and second, for luxury or
tourist properties, the fact of the newly
published decree, which gives opportunity to
country´s residents who have capital abroad,
to repatriate it with a tax of only 8% in
the first 6 months of the year if the capital
is destined to real estate investments. This,
compared to rates of 30% and 35% for moral
and physical persons respectively, makes it a
great attraction for the investor.
And as in the social and sport maters,
Manzanillo is becoming an attractive
destination with quality events such as the
official series triathlon in sports, the different
music festivals and of course our traditional
carnival
There is no excuse now, let’s go out and enjoy
our city.

Por su arquitectura de fina belleza y sus
paisajes sin igual Las Hadas ha motivado
a los más famosos cineastas para filmar
largometrajes que fueron todo un éxito; sólo
como muestra “10, La Mujer Perfecta” que
tuvo como protagonista a Bo Derek, realizado
en el año de 1979.
Debo resaltar que esta zona mágica es
custodiada por dos de las más hermosas hadas
de la Mitología Griega: Melusina y Estérela,
las cuales en figura te reciben al pasar el arco
central antes de llegar al lobby de este hotel.
Algunas personas afirman que en las noches
de luna llena se pueden ver el brillo de estas
hermosas hadas sobre el mar.
Las Hadas tiene lugares hermosos, casi infinitos,
pequeñas plazas que nos invitan a platicar, leer,
robar una sonrisa y sellar el instante con un beso.

Las Hadas´ architecture of fine beauty and its
unparalleled landscapes, have motivated famous
filmmakers to create successful movies. Such is

I must highlight that this magical zone is guarded
by two of the most beautiful fairies of the Greek
Mythology: Melusina and Estérela. They welcome
guests as they exit the arched tunnel on their way
to the lobby. Some people affirm that during full
moon nights they are able to see the sparkle of these
beautiful fairies floating over the ocean. (Although
this can be explained as the phosphorous effect
caused by the disintegration of bones from ancient
civilizations found at the bottom of the ocean)

serenity, harmony and peace.
Las Hadas marked a “before and after” of Manzanillo´s Port,
and the professional life of architect José Luis Ezquerra. It
remains a proud icon of Manzanillo.

F ue en una fresca mañana que nos dimos cita
en la Escuela de Turismo y Gastronomía
de la Universidad de Colima. Todo estaba listo
para iniciar nuestra aventura de ese día. Nos
esperaba una cómoda camioneta en la cual nos
fuimos acomodando los 7 “turistas”, todos ellos
alumnos del 5° semestre de la misma escuela
y yo, su maestra de la materia de Turismo
Alternativo, quienes seríamos guiados por otro
de mis alumnos que haría el papel de guía en el
trayecto hasta la población de Canoas.
Así pues iniciamos nuestro recorrido hacia la
población cafetalera de Canoas, ubicada al
norte del municipio de Manzanillo. Tomamos la
carretera hacia Minatitlán y aunque la primera
parte está ocupada por patios de contenedores
del puerto de Manzanillo, nada bonitos, en
tan solo 8 kilómetros iniciamos el ascenso
hacia la parte montañosa del municipio e
inmediatamente empezamos a percibir cambios
en el paisaje. Las altas palmeras de coquitos de
aceite empezaron a hacerse menos presentes y en
su lugar empezamos a apreciar árboles de gran
tamaño entre los que destacan las maravillosas
parotas, árboles gigantes que parecen de cuento,
además de otros como el papelillo, con una
corteza rojiza que parece que se despelleja, el
mojote, del cual se extrae una semilla de la cual
se hace una harina rica en proteína, barcino, con
su madera obscura, dura y pesada y muchos
más.
La carretera, en muy buenas condiciones, pero
estrecha y sinuosa, nos va introduciendo en este
ambiente de aventura, ya que no suele tener
mucho tránsito, lo cual nos permite gozar del
paisaje y poco a poco va cambiando el clima,
vamos dejando atrás el húmedo calor costero
y empezamos a disfrutar del clima tropical de
altura.
Pasamos el poblado de Camotlán,
aproximadamente a 20 kilómetros de
Manzanillo y seguimos nuestro trayecto, ahora
sobre terrenos un poco más planos, lomeríos
suaves con cultivos diversos y palmas con las

I t was on a cool morning when we met at
the School of Tourism and Gastronomy
of the University of Colima. Everything
was ready to start our adventure of that
day. A comfortable van was waiting for
us, in which 7 “tourists”, all students of
the 5th semester of the same school and I,
their teacher of the subject of Alternative
Tourism, would be escorted by another
of my students who would do the role of
guide on our way to the town of Canoas.
So we started our journey towards the
coffee-growing town of Canoas, located
north of the municipality of Manzanillo.
We took the road to Minatitlán and
although the first part of the way is
occupied by containers yards of the port
of Manzanillo, nothing pretty, just 8
kilometers ahead we started the ascent
towards the mountainous part of the
municipality and immediately we began to
perceive changes in the landscape. The tall
palm trees of oil coquitos began to become
less present and in their place we began to
see large trees among which stand out the
wonderful “parotas”, giant trees that seem
taken from a fairy tale, besides others like
the “papelillo”, with a reddish bark that
seems to peel, the “mojote”, from which
seeds some flour is made rich in protein,
“barcino”, with its dark, hard and heavy
wood and many more.
The road, in very good condition, but
narrow and sinuous, introduces us in this
environment of adventure. Little by little
the climate was changing, we leave behind
the humid coastal heat and began to enjoy
the height tropical weather.
We passed the town of Camotlán,
approximately 20 kilometers from
Manzanillo and we continued our journey,
now on slightly flat land, soft hills with
different crops and palms from which

Llegamos finalmente a nuestro primer destino, la casa del señor
Francisco, en donde nos esperaba el resto del equipo de alumnos
a cargo de la organización del recorrido. Esta propiedad está
formada por un extenso jardín, tres o cuatro habitaciones sin
amueblar, una gran terraza cubierta y otra casa semiabierta en
donde se encuentra la cocina, unas mesas para comer y otra
habitación. El conjunto tiene además una pequeña alberca muy
bien mantenida.
Fuimos presentados con el dueño de la propiedad e iniciamos
nuestra primera actividad, una clase de yoga que el mismo
señor Francisco nos impartió en la gran terraza, teniendo como
vista el amplio jardín. Fue una clase increíble, rodeados de la
naturaleza en todo su esplendor, respirando ese aire fresco y la
verdad sufriendo un poco con los estiramientos y posturas, pero
sumamente reconfortante. Al terminar nos ofreció un rico té y nos
platicó un poco de su vida y de los proyectos que tenía para su
propiedad. Proseguimos con el itinerario previsto, que consistía
en un recorrido por todo el terreno y en donde Citlali, otra de las
alumnas guías, nos fue explicando cuáles eran las diferentes plantas
y árboles que ahí había, muchos de ellos frutales: guayaba, mango,
limón, guanábana, cabeza de negro, que se parece a la guanábana,
pero redonda y con una carne anaranjada. Tenía también varias
plantas medicinales y aromáticas, un pequeño establo con varias
cabras y al fondo del terreno pasaba un riachuelo en donde nos
refrescamos un poco.
El propósito de organizar estos viajes es que los chicos no
solamente practiquen la actividad de guías y promotores de los
mismos, sino que también deben de coordinarse con algunos
miembros de la comunidad para incluirlos en ellos y que éstos
puedan sacar algún provecho económico de los mismos. En esta
ocasión, además de visitar a don Francisco y conocer su proyecto,
los chicos tuvieron que recurrir a algunas personas más. Entre
ellas el Sr. Rubén quien colaboró con nosotros brindándonos una
camioneta pick-up en la cual nos llevó a visitar los cafetales, que
fue nuestra siguiente actividad.
Nos trepamos en la caja de la camioneta e iniciamos el recorrido
hacia los cafetales. Todos ellos se encuentran bajo los árboles que

our first activity, a yoga class that the same Francisco
gave us on the large terrace, overlooking the beautiful
garden. It was an incredible class, surrounded by nature
in its entire splendor, breathing that fresh air and
truthfully suffering a little with stretches and postures,
but extremely comforting. At the end we were comforted
with delicious tea and he talked a little about his life
and the projects he had for his land. We continued with
the planned itinerary, which consisted in a tour around
the garden and where Citlali, another of the guides,
explained to us what plants and trees were there, many of
them fruits: guava, mango, lemon , guanábana, “black´s
head ” fruit, that resembles to guanabana, but round and
with an orange flesh. It also had several medicinal and
aromatic plants, a small stable with several goats and at
the back of the land a stream passes by where we refresh
ourselves a little.
The purpose of organizing these trips is that the students
not only practice as tourism guides and promoters, but
also they must be coordinated with some members of
the community to include them in the tour, so they can
have some economic benefit from it . On this occasion,
in addition to visiting Don Francisco and knowing his
project, the students had to turn to someone else. Among
them, Mr. Rubén who collaborated offering a pick-
up truck to us in which he took us to visit the coffee
plantations, our next activity.

 crecen en forma natural en las montañas. El café debe de crecer bajo la
sombra para que la planta no agote el suelo. Es una mata de un par de
metros de altura, a la cual le sale la cereza del café, roja brillante y en su
interior se encuentra la semilla del café.
La cosecha del cafeto se lleva a cabo de forma manual y de hecho
participa toda la comunidad en esta actividad. En el mismo poblado
existe una cooperativa en donde se lleva a cabo el beneficio del café: se
pone a secar, se separa la semilla y se procede posteriormente al tostado
de la misma. Cabe decir que es un café orgánico y de delicioso sabor.
Realmente es difícil describir lo maravilloso del paisaje, que además de
ser espectacular por las montañas que rodean el lugar, transmite una
sensación de paz y tranquilidad.
Con todas estas actividades, se nos había abierto el apetito y el equipo
organizador ya nos tenía preparada una rica comida a la orilla del río.
La señora Guadalupe, miembro de la comunidad fue la encargada de
cocinarnos una riquísima tinga, acompañada de frijolitos de la olla y
tortillas hechas a mano. Todo esto fue servido por los chicos en una
linda mesa cubierta por mantel de manta, con centros de mesa que
ellos mismos elaboraron con las mismas ramas de café.
Nos sentamos pues a gozar de la comida, del servicio que nos
brindaban los chicos encargados de ella, la “música” que el río tocaba
y de la fresca sombra de los grandes árboles bajo los que nos
encontrábamos. ¿Qué más se puede pedir en esta vida?
A pesar de estar tan a gusto, no tuvimos más remedio que
emprender el regreso a casa, volver a la realidad cotidiana y
pensando de qué manera podríamos repetir lo antes posible
esta maravillosa experiencia.

height, in which branches grows the coffee´s cherry, bright red,
with the coffee bean inside.
The coffee harvest is carried out manually and in fact the entire
community participates in this activity. In the same village there
is a cooperative in which the coffee is carried out: it is dried, the
seed is separated and toasted afterwards. It is an organic coffee
with a delicious taste.
It is really difficult to describe the wonderful landscape, which in
addition of being spectacular, with the mountains that surround
the place, gives a sense of peace and tranquility.
With all these activities, we were starving and the organizing team
had already prepared a delicious lunch by the river bank. Mrs.
Guadalupe, another member of the community, was in charge of
cooking us a delicious tinga, accompanied by beans from the pot
and handmade tortillas. All this was served by the students over
a table covered with a nice cotton tablecloth, with beautiful vases
filled with coffee branches as decoration.
So we sat down to enjoy the meal, the service that was given by
the students in charge, the “music” that the river played and the
cool shade of the large trees above us. What more can you ask for
in this life?
Despite being so comfortable, we had no choice but to undertake
the return home, to everyday reality and thinking what we could
do to repeat this wonderful experience as soon as possible.

S in pretender dar una cátedra de la actividad valuadora, este artículo,
pretende manifestar de una forma simple la importancia de ésta. De igual
forma, usaremos un lenguaje simple, sin tecnicismos.
La humanidad siempre ha tenido necesidad de valuar todos los bienes y
servicio, y así el intercambio de estos bienes y servicios, sea lo más equitativo.
Con la aparición de los Impuestos, fue indispensable conocer el valor de los
bienes y servicios. Y con el tiempo. Lo que originalmente fue “A MI LEAL
SABER Y ENTENDER”, pasó a ser una especialidad, CON PERSONAL
PROFESIONAL, ESPECIALIZADO Y REGISTRADO.
En la actualidad, conforme ha crecido la actividad económica, la Valuación
ha tenido que adecuarse y adaptarse. Teniéndose especialidades y conceptos

the Territory of the State of Colima).
THE COMMERCIAL VALUATION is the best known, it can be done
by three different paths in order to culminate in the Commercial Value.
These three paths are: The Market, The Physical Or Construction and
The Capitalization of Rent.
THE CATASTRAL VALUATION. It is the one issued by the Authority
(Municipal Cadastre). The Law allows, the Cadastral Values review.
This is achieved by a Commercial valuation.
AVALUO DEL VALOR FISICO O DE
REPOSICION. Este tipo de Avalúo se utiliza,
cuando por ejemplo se quiere contratar un Seguro
de Riesgos sobre para la propiedad.
AVALUO DE LA CONSTRUCCION,
AMPLIACIONES Y MEJORAS. Este tipo de
Avalúo aunque no es muy común, no deja de ser
muy importante. Presento el siguiente ejemplo
que es ilustrativo. En un lenguaje sencillo,
para su comprensión. Cuando se vende una
propiedad el Notario debe tomar como base,
para el pago del Impuesto Sobre la Renta. El valor
manifestado en la escritura original del Bien y
tal vez en esta escritura se esté manifestando
exclusivamente, la adquisición de un terreno. Y
ahora se esté vendiendo el terreno con la finca en
él construida, ampliada o mejorada. La Autoridad
Recaudadora Tributaria (SAT), considerando
este supuesto. Permite a los Notarios considerar
el 80% del monto, de un AVALUO REFERIDO
DE CONSTRUCCION, AMPLIACIONES Y
MEJORAS. Como una erogación realizada,
incrementando el monto original de Escritura, en
un 80% del monto del Avalúo. Hay que considerar,
que el inmueble del que se esté tratando, no sea la
casa habitación del vendedor y que el vendedor,
no cuente con Facturas o Recibos, referentes
a la edificación realizada. Además el término
“REFERIDO”, es porque el Valor de Avalúo,
se debe transportar a la fecha que se realizó la
construcción.
AVALUOS DE CONTENIDOS. Es el Avalúo de
Bienes Muebles (como lo es, el menaje de casa y
equipos desprendibles). No es tan popular, ya que
normalmente se retira, el mobiliario, antes de la
venta. Pero en el caso de que se pretenda vender
con todo, la propiedad es necesario, realizar los dos
Avalúos (El Comercial y El de Contenidos).
AVALUO DE VEHICULOS. Este tipo de Avalúo es
menos común. Un uso de este tipo de Avalúo por
ejemplo, es para darlo en garantía de algún crédito.
Existen más tipos de Avalúos. Pero son específicos y
claro no dejan de ser importantes y útiles.
