LEASE AGREEMENT

This Lease Agreement is Executed on this 3rdday of May 2012 year. Between 1.Mr.V.C.L.VEERAMANI,
S/o Mr.V.Chellakannu Achari, Hindu, aged about 57 years, and 2.Mrs.V.MUTHUKANNU, W/o
Mr.V.C.L.Veeramani, Hindu, aged about 50 years, both residing at No.2, Balaji Nagar, 3rd Street,
Virugambakkam, Chennai-600092, (hereinafter called as the LESSORS and includes their legal heirs,
nominees, assignees etc.) and R S N ENGINEERING & CONSTRUCTION COMPANY PRIVATE LIMITED,
having registered office at CHENNAI and situated in the first floor of Door No.93,Kundrathur Main Road,
Porur, Chennai- 600116, within the corporation limits Ward No 153, Herein after represented by its
Managing Director and Authorised Signatory Mr. N. GOWRI SHANKAR Consenting to the following
terms and conditions.

1. The Lessors are having absolute joint title over the property mentioned in the property schedule
hereunder and intended to let the samefor monthly rent to the Lessee above mentioned for a
period one year from the date of this agreement and likely to be renewed for every year with
the Lessee as long as required by the Lessee.
2. The Lessee required the property mentioned in the property Schedule hereunder for running a
regd. Company on monthly rental basis. The proposed company is RSN ENGINEERING &
CONSTRUCTION COMPANY PRIVATE LIMITED in the property mentioned hereunder in the
property schedule.
3. The Lessee agreed to pay monthly rent Rs.25,000/- (Rupees Twenty five thousand only) to the
Lessors.
4. In Pursuance of this agreement the lessee paid Rs.1,50,000/- (Rupees One Lakh fifty Thousand
Only) to the lessors by way of Bank Cheque No.130098 of the HDFC Bank Bharathipuram,
Dharmapuri – 636705 as advance amount to the Lessor and Rs. 1,00,000/- (Rupees One Lakh
Only) by way HDFC Bank Cheque No.xxxxxx , Bharathipuram, Dharmapuri . So Totally Lessee
Paid to Lessors as above Rs.2, 50,000/- (Rupees Two Lakh Fifty Thousand Only) as advance
amount.
5. The Lessee Hereby Agreed to Pay Monthly rent to the Lessors on the 1st to 10th day of every
month until the period of this Lease Agreement and undertook to maintain the leased property
and to pay monthly electric bill. The Lessors being Joint title Owners of the Lessee Property. The
Lessee shall pay the monthly rent Rs.25,000/- in two Shares i.e., Rs.12,500 every month to the
Lessors as mentioned above.
6. The Lessors hereby agreed to Provide Proper Water Facilities to the Lessee Within the Property
Leased.
7. The Lessors Permitted the Lessee hereby to install the Computers, Machineries, Designing
Accessories etc. for running the company with engineers, officials, Staffs etc to work within the
Premise of the Property rented all the time and hours.
8. The Lessors Hereby agreed to execute a separate registered rental or lease agreement in favour
and in the name of the company RSN Engineering & Construction Company Private Limited., at
the time of Registration of the company by the Lessee in the near future date in the Proforma
Prescribed by the Registrar of Companies under the Indian Companies Act.
9. The Lessors agreed to Paint or White wash the Property Rented when so Required by the
Lessee.
10. The Lessee agreed to give Three Months prior notice to the Lessors about vacating the rented
premise at the time of expiry of lease period of this agreement or before the expiry of the Lease
period of this agreement, and the Lessors agreed to repay the advance amount Rs.2,50,000/-
(Rupees Two Lakh Fifty Thousand Only) at the time of vacating the leased property and handing
over possession of the property mentioned hereunder by the Lessee to the Lessors.
11. The Lessors agreed to issue monthly rental receipt to the Lessee.
12. The Lessors agreed to pay the property tax and other allied taxes to the Corporation Chennai or
Municipal authorities or Panchayat union what so ever is Concerned by territorial Jurisdiction.

PROPERTY SCHEDULE

Survey No.353/2, (Three Hundreed and Fifty Three / Two ) a Land Measuring 3650 Sq.ft.(Three
Thousand Six Hundred and Fifty Square Feet) Situated in Porur Village/ Town, Ambattur Taluk,
Chennai City Corporation Limits, Ward No.153.
Measurements
North to South onEastern Side: 33 feet,
Western Side: 34 ½ feet,
East to West on Western Side: 62 feet + 9 feet = 71 feet,
and Southern Side: 78 ½ feet
Boundaries
On North by Land belongs to Balasundram
South by Remaining land belongs to Jayaram
East by Land belongs to Selvaraj
West by Kundrathur MainRoad,

In between the above said boundaries the commercial complex RCC Building having Door No.93
Kundrathur Main Road, Constructed at an extent of 2880 sq.ft., RCC Terraced Ceiling building
and Containing Two Toilet and one Bathroom and Two Entrances on the North of the First Floor.

This First Floor Property and all attachments appurtenant there to is the property concerned to
this Lease Agreement as Lease Property.
