1. Introduction
This Design Specification document (DS) defines detail of specification of BAS for AHU system. DS
describe how to build the control system for controlling AHU system. It explains the detail how to
develop system for implementing all functions that stated on Functional Specification document.
This document covers both hardware and software design specification. Inside software design
section, both software and software modules design specification will be mixed together.

2. Overview
All components above will be provided and developed by PT TIM following detail design as per stated
inside this design specification document.
3. Hardware Design
3.1 Configuration
PT SMART built a new facility dedicated to the production of the sterile product for human use,
established completely with the BAS system.
The logic of monitoring system for the system for this project is resides in a local monitoring system as
terminal and Programmable Logic Control (PLC) from PT MITSUBISHI.
- Communication between PC and PLC using an Ethernet cable to the IP Protocol. PLC with
remote communication between AI, AO, DI, DO use CC-Link.
- Communication Modbus used PLC L06CPU & modul LJ71C24. Devices that are controlled
and monitored via modbus are CAV. the points that interact using modbus is the reading of air flow
(cmh) & setpoint CAV (cmh)
- Communication BACNET IP used PC BAS & modul chiller. Devices that monitored via
BACNET IP are status Chiller, Cooling Tower, CHWP, CTMV, CDMV, and alarm staus of CH, CT,
CWP, CHWP. Device that controlle via BACNET IP is scheduling Chiller ON.

3.3.1. To control and monitor AHU systems (FCP-01 – FCP-09) as per functions defined at FS
1 document, need controllers as follow

4 AHU Culture
4.1 General Function Modules
4.1.1 System Operation Mode
DS ID Design
4.1.1.1 The purpose of this module is to provide a function for start/stop AHU system. The system
would be able started/stopped manually (by pushing button at graphic manually) or
started/stopped by time schedule (set by Admin). Admin able to choose which mode that
will be used: Auto (time schedule based) or Manual (by pushing button at graphic).
4.1.1.2 Mode operation for AHUsystem is manual or auto mode. Switch for switching between
manual (controlled from button on graphic) or auto mode (controlled based on times
schedule).
4.1.1.3 Auto mode is when AHU system will be started/stopped based on time schedule that set by
Admin.
4.1.1.4 Manual mode is when AHU system will be commanded ON/OFF by pushing switch object
on graphic”. For special case where AHU system need to be operated manually (not based
on time schedule)., operator should use this object to control (start/stop) the system
manually
4.2 Alarms
4.2.1.1 Room Pressure Alarm

parameter. If room static pressure reach low or high limit, alarm object will be triggered

4.2.1.4.1 The purpose of this module is to provide an alert function for monitoring condition of filter
(dirty or clean). If dirty condition is detected (static pressure reach pre-determined
high/block limit) then alert will be energized.

Filter will be monitored in BAS Workstation by differential pressure transmitter.
4.2.1.4.3
Filter Dirty’ for filter is raised by BAS, if differential pressure are reach high alert limit. The
alert will be automatically recorded into database.

4.2.1.5.1 The purpose of this module is to provide an alert function for monitoring fault condition at
VSD. If any fault condition is detected then the module will energize its alert object.
4.2.1.5.2 For any fault condition, Variable Speed Drive of AHU motor sent status to BAS (auxiliary
contact). Alert is defined to capture fault condition detected at digital input terminal.
4.2.1.5.3
“Fault Alert is raised by BAS, if fault condition is detected by The alert will be automatically
recorded into database.

4.3.1.1 The purpose of this module is to provide a function for execute air handling equipment
(AHU, Exhaust Fan) in the correct start-up/shut down sequence.
Start Up Operation
4.3.1.2
Startup sequence of AHU Culture is activated by pushing control button to ON position
manually or by set time schedule on graphics of AHU Culture at SCADA.
4.3.1.3
Sequence of start are:
o Open Motorized Damper supply and return
o Status Motorized Damper Open
o After 5 mins Start AHU
o Start Cooling Coil Temperature loop
o After 5 mins Start Heater Humidity loop
Shutdown Operation
4.3.1.4
AHU system would be shut down, if BAS detected any condition below:
o User push control button at graphics AHU OFF position.
o Any emergency fault condition is detected (over current, abnormal of VSD, etc)
o Shutdown by time schedule on graphics of AHU.
o Power failure in BAS &/ HVAC system
4.3.1.5 Sequence of shut down are:
o Stop Heater Humidity Loop
o After 5 mins Stop Cooling Coil Temperature Loop and Stop AHU
o Status AHU Stopped
o After 5 mins Close Motorized Damper Supply and Return
o Motorized Damper status Closed

4.3.2.1 The purpose is to provide a function for clean the room (in the correct on/off sequence).
Clean Mode on Operation
4.3.2.2 Clean mode would be activated from BAS, Sequence on clean mode are:
o User click clean mode.
o Minimum 4 rooms/AHU in one ducting line are in clean mode
o Clean mode will be activated.
o AHU system will turn off automatically
o CAV OA, Return and Supply will be given setpoint 0 automatically
o CAV Exhaust will be given setpoint (automatically base on balancing sheet
o CAV OA, Return and Supply will close and CAV Exhaust will open
o Exhaust Fan Running
Clean Mode off Operation
Sequence off clean mode:

o User click normal mode
o Less than 4 room are in clean mode activated, clean mode will invalidated
o Exhaust fan off
o CAV OA, Return and Supply will be given setpoint automatically base on balancing
sheet. CAV Exhaust will be given minimum setpoint (0 cmh)
o CAV OA, Return and Supply will open
o CAV Exhaust will close
o AHU system turn ON based on preciously condition and follow AHU system
sequence

4.4.1.1 The purpose of this module is to provide a control function (PID) for maintain Cooling Coil
dewpoint temperature as required (at its set point).
4.4.1.2
If point value is higher than set point, BAS will modulate (more opened) to achieve
dewpoint temperature back to set point required.
4.4.1.3
If point value is lower than set point, BAS will modulate (more closed) to achieve dewpoint
temperature back to set point required.

4.4.2.1 The purpose of this module is to provide a control function for maintain Heater humidity
after coil as required (at its set point).
4.4.2.2
If point value is higher than set point, BAS will increase signal propotionally to Heater
achieve humidity after coil back to set point required.
4.4.2.3
If point value is lower than set point, BAS will decrease signal propotionally to Heater
achieve humidity after coil back to set point required.
4.4.2.4 The heater will work if all of the following conditions are fulfilled
o Status AHU on
o Airflow on

4.4.3.1 The purpose of this module is to provide a control function for maintain supply air pressure
as required (at its set point).
4.4.3.2
If point value is higher than set point, BAS will modulate VSD AHU (ramp down) to achieve
static pressure back to set point required.
4.4.3.3
If point value is lower than set point, BAS will modulate VSD AHU (ramp up) to achieve
static pressure back to set point required.

4.4.4.1 The purpose of this module is to provide a control function for maintain supply air pressure
as required (at its set point).
4.4.4.2
CAV controlled by BAS via modbus. BAS will give a signal setpoint via modbus and the
sent to CAV and CAV will receive setpoint from BAS & alarm autoadjust against air flow
ducting
4.4.4.3
If point value is lower than set point, BAS will modulate CAV (more opened) to achieve
airflow back to set point required.
4.4.4.4
If point value is higher than set point, BAS will modulate CAV (more closed) to achieve
airflow back to set point required
4.5.1 Exhaust in system AHU Culture is activated by Manual Mode or Auto Mode.
4.5.2
Manual mode is when VSD will be command frequency.
4.5.3
Auto Mode is when setpoint to pressure loop, if pressure lower setpoint, BAS will add
signal to vsd until vsd frequency ramp up.
4.5.4
Exhaust in system AHU Culture will running if minimum 4 rooms /AHU in one-line ducting
are in a clean mode position.
5 AHU Transfer
5.1 General Function Modules

If point value is lower than set point, BAS will decrease signal propotionally to Heater
achieve humidity after coil back to set point required.
5.4.2.4 The heater will work if all of the following conditions are fulfilled
o Status AHU on
o Airflow on
o feedback VSD < 25 Hz
o LTS ON
if any of the above parameters are not fulfilled, the humidity control loop will not work, and
the heater will be in command 0.

5.4.3.1 The purpose of this module is to provide a control function for maintain supply air pressure
as required (at its set point).
5.4.3.2
If point value is higher than set point, BAS will modulate VSD AHU (ramp down) to achieve
static pressure back to set point required.

If point value is lower than set point, BAS will modulate VSD AHU (ramp up) to achieve
static pressure back to set point required.

5.5.1 Exhaust in system AHU Transfer is activated by Manual Mode or Auto Mode.

Manual mode is when VSD will be command frequency.

Auto Mode is when setpoint to pressure loop, if pressure lower setpoint, BAS will add
signal to vsd until vsd frequency ramp up.
5.5.4
Exhaust Fan in each AHU systems will be ON only if status ON of each AHU is detected.
5.6.1 VAV in system AHU Transfer is activated by Manual Mode or Auto Mode.
5.6.2
Manual mode is when VAV will be command 0-100 % position.
5.6.3
Auto Mode is when setpoint to pressure loop, if pressure lower setpoint, BAS will add
signal to VAV until VAV more closed.

o User push control button at graphics AHU OFF position.

o Stop Heater Humidity Loop
o After 5 mins Stop Cooling Coil Temperature Loop and Stop AHU

6.4.2.4 The heater will work if all of the following conditions are fulfilled
o Status AHU on
o Airflow on
o feedback VSD < 25 Hz
o LTS ON
if any of the above parameters are not fulfilled, the humidity control loop will not work, and
the heater will be in command 0.

7 AHU Media Storage
7.1 General Function Modules
7.1.1 System Operation Mode

7.1.1.1 The purpose of this module is to provide a function for start/stop AHU system. The system
would be able started/stopped manually (by pushing button at graphic manually) or
started/stopped by time schedule (set by Admin). Admin able to choose which mode that
will be used: Auto (time schedule based) or Manual (by pushing button at graphic).
7.1.1.2 Mode operation for AHUsystem is manual or auto mode. Switch for switching between
manual (controlled from button on graphic) or auto mode (controlled based on times
schedule).
7.1.1.3 Auto mode is when AHU system will be started/stopped based on time schedule that set by
Admin.
7.1.1.4 Manual mode is when AHU system will be commanded ON/OFF by pushing switch object
on graphic”. For special case where AHU system need to be operated manually (not based
on time schedule)., operator should use this object to control (start/stop) the system
manually
7.2 Alarms
7.2.1.1 Room Pressure Alarm
