INDUSTRIAL VISIT REPORT

Shapoorji Pallonji Real Estate is a name to reckon with in the real estate
sector. It constitutes a significant segment of the Shapoorji Pallonji Group – an
enormous multi-business conglomerate. The group has a 150 -year legacy that
bridges the earliest celebrated structures of India and the modern marvels. Under
the exceptional leadership of the core tea m, Shapoorji Pallonji Real Estate is all
set to innovate and adapt to the ever -evolving market. The company endeavours
to create architectural icons that compliment and elevate their brand reputation. It
is handling many projects in India . We students of Army Institute of Management
Visited Sukhobrishti, Shapoorji Pallonji Kolkata project located at Plot No. E1/E2, Action
Area III, Newtown, Raja Rhat, Kolkata, West Bengal 700135.
We team of 15 students of AIMK with our professor Dr. Ravi Chatterjee went to visit
Sukhobrishti for industrial visit, the largest mass housing project in the country today which
attempts to provide affordable homes to all. When we reached their we were welcomed by
the Shapoorji team and then they briefed us about their project on which they are working
since 2006 on a 150 acres land. Shukhobrishti, the largest mass housing project in the country
is developed by Bengal Shapoorji Housing Development Pvt. Ltd. - a group company
of Shapoorji Pallonji And Co. Pvt. Ltd., one of the biggest names in construction and real
estate industry in the country today. Developed on 150 acres of land, the township
Shukhobrishti, aims to provide affordable homes with facilities usually associated with high-
end residential complexes. There are 20,000 apartments built exclusively for low and middle
income group of the society. Shukhobrishti has set a new benchmark in terms of quality and
design for the affordable housing segment. Keeping in view the aspirations of customers, a
new 3BHK apartment is being introduced in this phase - again a very first for the affordable
housing segment in Kolkata. This is the government-initiated project to initiate affordable
housing for a common man. Shukhobrishti once completed will be home to nearly 1,00,000
people. As per Urban Ministry norms, this can be termed as a "B" class municipality. The
first three phases of Shukhobrishti are now complete, and is already home to about 7,000
families. With 73% of its area open to the sky, Shukhobrishti promises to be an abode like no
other. And with the Shapoorji Pallonji stamp of quality and trust, it is truly a dream home.
In this project at the initial stage they had two categories LIG(Lower Income Group) and
MIG(Middle Income Group) but later they introduced third category also i.e. UMIG (Upper
Middle Income Group). In this they provided G+4 buildings for LIG with 1BHK flat, for
MIG G+14 building and for UMIG they provided 3BHK flat. They also explained us the
method they are using to construct is Conventional Construction method. They have quality
manual to manage quality part, basic quality guidelines are already decided.
Then they took us to the construction site where they provided us safety equipment and they
explained how they work. They also took us to have a look at the basic structure of 3bhk flat
and then they took us to the roof top to make us familiar with the beautiful view over there.
After that, they took us to the office they briefed us about various things and also cleared
doubts of the students. He explained that their basic requirement and strategy like the work
done in a month they do work of about 30 crore and estimate of basic material consumed is
about 6000 bags of cement everyday and about 100 metric tons of steel is used.
Finally we left the premises by 6:30PM. It was an interesting, informative and a successful
visit. We expressed our thank to the company head and all team members of Sapoorji Palonji
industry, Kolkata who spent their valuable time with us.
