CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT of lease, made and entered into by and between:

LUZ Y. BUNGUBUNG, Filipino, of legal age, married and a resident of Tuguegarao City,
Cagayan hereinafter called a LESSOR;
-and-

RUBIE A. TURINGAN of legal age, Filipino and a resident of Sto. Domingo, Piat, Cagayan,
hereinafter called the LESSEE;
WITNESSETH

WHEREAS, the LESSOR is the owner of a lot and building located at No.6 Arellano Street,
Extension Ugac Sur, Tuguegarao City, Cagayan:

WHEREAS, the LESSEE desires to lease the certain portion of lot and building;

For and in consideration of the premises and of the mutual covenant and stipulations
herein set forth, the LESSSOR hereby leases to the LESSEE, and the latter hereby accepts the
lease of the premises under the following terms and conditions;

1. DURATION AND EFFECTIVITY. This lease contract shall be for a indefinite period,
which commenced on November 01, 2018. The same is RENEWABLE every year.

The LESSEE hereby agrees and undertakes to turn over the leased premises at the
expiration of the contract in as good as a condition as reasonable wear and tear will
permit without any delay whatsoever and without judicial action for his ejectment;

2. RENTAL AND MODE OF PAYMENT. The LESSEE shall pay a monthly rental of FIVE
THOUSAND PESOS (P5,000.00), Philippine Currency, which rent shall be payable
every month;

That upon occupancy of the leased premises, the LESSEE shall be required to pay the
amount of FIVE THOUSAND PESOS (P5,000.00) as one (1) month advance payment.

3. USE. The leased premises shall be for the used only by the LESSEE and his/her family.

4. That the LESSEE hereby to undertake to strictly comply with the following stipulations
and following restrictions;
a. To pay during the term of the lease all the charges for electricity and other services thereof;
b. To keep the leased premises in good and tenable condition, including but not limited to
repairing and replacement of clogged sewer pipes, damaged faucets, door locks and
electrical units at his own expense;
c. Not to make any alterations and improvement on the premises without written consent of the
LESSOR; and in any case, all improvements shall become property of the LESSOR without
any obligation to reimburse the LESSEE;
d. Be responsible for all acts and omissions of his family and all other persons allowed by him
within the premises.
e. Allow the LESSOR or representative to inspect the leased premises any day in any time of
the month;

5. To notify the LESSOR in writing if the lease premises will be left unoccupied by at least
30 days, and shall advise the LESSOR how to contact the LESSEE during such period;

IN WITNESS WHEREOF, the parties hereto have signed this Contract this ___________in
Tuguegarao City, Philippines.
