SECURITY DEPOSITS

The TTenant agrees to pay a Security Deposit in the amount specified in Dwelling Lease. The Housing
Authority uses the Security Deposit at the termination of this lease toward the reimbursement of the cost
of cleaning and repairing of any damages beyond normal wear and tear to the dwelling unit caused by
Tenant, and or their guests, and any rent or other charges owed by Tenant or remaining Tenant family.
The Security Deposit is to be used by the Housing Authority at the termination of this lease toward
reimbursement of the cost of cleaning and repairing of any damages beyond normal wear and tear to the
dwelling unit caused by Tenant, his/her family, dependents or guests; and any rent or other charges owed
by Tenant or remaining Tenant family. The Housing Authority will refundrefunds any unused amount of

OCCUPANCY
The only persons who may live in your dwelling unit are those listed on your Dwelling Lease. Only one
family is allowed in each dwelling unit.

GUESTS
Friends and relatives are welcome to visit youthe Tenant,; however, their stay mustshall be limited to one
(1) week. If there are extenuating circumstances, please discuss them with the Management Office, so that
a decision may be reached. Any person/persons visiting the Tenantyou will be expected to be a “good
neighbor” while being a guest in the Tenant’s your home. The Tenant You will be responsible for
his/her/their conduct. their guests’ conduct.

TRANSFERS
No transfers will be made routinely. There are cases which may come to our the Management’s attention
from time to time which will deserve special consideration. Special consideration will only be applied
when the situation involving the resident affects a major portion of the Development’s population or
when it is in the best interest in the opinion of the Management.

ANNUAL RE-EXAMINATION
The TenantYou will be asked to fill out a form once a year giving updated information on income and
family composition. The Tenant’sYour rent will be adjusted according to the findings on the form after
verification from employer. Should the Tenant’syour income change (increase or decrease) during the
year it must be reported to the Management Office so that an adjustment can be made after verification.

SPECIAL CHARGES
The BHA makes no charge for repairs or replacements in dwellingthe units when such services are due to
normal wear and tear. If, however, there is evidence of negligence or abuse on the part of a resident, a
charge is made for repairs and replacements. A schedule of services for which the Tenantyou may be
charged is posted in each of the Management Offices. All charges are due and payable with rent at the
Management Ooffice only. Employees are not authorized to collect or accept the Tenant’syour money for
services rendered. Residents will be expected to maintain appliances which they own. This includes
services and repairs. Any repair chargecharges up to Twenty-Five Dollars ($25.00 ) must be paid when
rent is due. Charges over $25.00 may be paid over a period of time approved by the Management.

Defrosting refrigerators: do not use ice picks, knives or any other sharpt objects to pry ice from the
freezer compartment. This will damage the freezer coils. If this occurs as a result of a resident using a
sharp object, a minimum of two hundred dollars $200.00 will be charged for the repair of the refrigerator. Commented [BHA2]: This section may benefit from an

EXTRA CHARGES
The Tenant’sYour monthly rental covers all normal services on your Dwelling Unit. If, however, the
Tenantyou requires extra services, your the Tenant’s rent account will be charged for the services.

For instance, if the Tenantyou wishes to install a window air conditioning unit in the Tenant’syour
dwelling, please talk with the Tenant’syour Management Office before the Tenantyou purchases the unit.
There are certain conditions the Tenant you should know about before the Tenantyou talks to a dealer.

There will be an additional deposit for restoring the window when the unit is removed.

PERSONAL PROPERTY
The Tenant is responsible for their personal property. The B.H.Acompany., its agents, and its employees
cannot assume responsibility for loss of, or damage to property belonging to residents or members of
resident’s families. If the Tenant you moves and after the Tenantyou has ve returned theyour keys, we
will assume no responsibility for any personal property left in the dwelling unit. Rent will be charged
until keys are returned to the Management Office. If the Tenant you should move, any personal property
(furniture, appliances, etc.) left by the Tenantyou for more than ten (10) days will be disposed of by the
BHAcompany.
