Hereinafter called the VENDOR which term shall mean and include all his heirs, legal
representatives, executors, administrators and assignees etc., of the ONE PART.

Hereinafter called the VENDEE which term shall mean and include all his heirs, legal
representatives, executors, administrators and assignees etc., of the OTHER PART.

WHEREAS the Vendor herein is the absolute owner and possessor peaceful possessor of open plot
No._____ of __________________( name of the venture) in Survey no.____________ situated
at _________________ Village, _____________Revenue Mandal, _________ District, under
____________________Gram panchayath ____________(name of the State) an extent of
__________ Sq. yards,and more fully described in the schedule property annexed hereto having
purchased vide Document No. ______________, dt.___________ at S.R.O _______, by M/s
_______________________,

AND WHEREAS the Vendor due to various reasons and being in need of money has offered to
sell the said land (Hereinafter referred to as the “SCHEDULE PROPERTY’) to

the Vendee herein for a total sale consideration of Rs._____________/- (Rupees


________________ only) and the vendee herein has also agreed to purchase the same for the
said sale consideration.

NOW THIS SALE DEED WITNESSETH AS FOLLOWS:-

1. That in pursuance of the said offer and acceptance the vendees herein has paid the

entire sale consideration of Rs.___________/- (Rupees ________________ only) to the vendor


and the vendor do herby admits and acknowledges the receipt of the same.
1. The Vendor as absolute owner of the schedule property do herby sell, transfer, convey and
assign the schedule property in favour of the vendee to hold, use and enjoy the schedule
property as absolute owner, with full rights of ownership forever, without any interference
or disturbance from anybody whatsoever.

1. The vendor herein has delivered the peaceful, physical and vacant possession of the
schedule property to the vendee herein, along with all the title deeds and link documents
etc.,

1. The vendor hereby assures and covenants with the vendee as follows:-

I) The vendor being the absolute owner of the schedule property, the vendor is
empowered to convey the same to the vendee herein.

II) The vendor hereby assures the vendee that the schedule property hereby sold is free
from all encumbrances, charges, prior sale, gift, will, mortgage, lien, litigations and court
attachment etc. and the vendor has not done anything whereby he has been debarred form
transferring the schedule property to the vendee herein.

III) The Vendor hereby undertakes to indemnify and keep the vendees indemnified against
all the losses, costs, expenses, damages sustained if any to the vendees on account of any defect
in title of vendor or if the vendee is deprived from the part or whole of the schedule property, the
vendor shall compensate against the same at all times with other movable and immovable
property.

IV) The Vendor hereby further declares that he has paid all the taxes, charges, etc., and
there are no dues of any kind of municipal taxes, electricity charges etc., in respect of the
schedule property hereby sold, if in future any dues are found, the same shall be cleared by the
vendor upto the date of registration of Sale deed.

1. Besides, covenants recited in the Sale deed registration No. 3450/2002 through which the
schedule property was purchased by the vendor herein shall also be binding on the vendee
herein.

1. That the land affected by the document is not the assigned lands defined in Section 2 (1)
Act 9 of 1977.

1. That the document the effect that no house or structure is constructed or existing in the
above house site land mentioned in the scheduled of the property they may be prosecuted
in a court of U/s.27 and 64 of Indian Stamp Act.

1. That vendee shall enjoy the common facilities provided in said plot and shall have common
rights along with owners of other tenements of plot which includes the land.

more clearly shown in the plan annexed hereto and delineated in RED colour and bounded by:-
