SECTION 2: DESIGN BRIEF


It is necessary to specify all needed civil works that, when executed, will result in bringing
the Transformer Station building in condition to be suitable for it’s purpose to serve as the
building for transformers and for diesel electrical aggregate.

The building is to be kept as originally designed.

The building is positioned near the Bridge, on the right river side, downstream, as it is
shown on next picture.

SECTION 3: TECHNICAL DESCRIPTION

Part 3.1: PRESENT STATE OF THE BUILDING

Transformer station was constructed during Bridge Project (from 1977 to 1981). It seved two 630
KVA , 20 KV transformers and one 450 KW diesel electrical generator as alternative electrical
supplier for tunnel and outside road and Bridge lighting. Original design is done by Serbian
designer KOSOVOPROJEKT, Beograd, Zvecanska 1, Project No. 1081 from May 1979, available
in City Archive.

The building is not damaged during bombing, but beeing not in use for a long time, it suffers
damages due to other forces. As damages are made only on instalations, facade and doors and
windows, the stability of the building is intact.

It is one storey building, constructed in brick masonry with concrete foundations, columns and ring
beams. Also there are some concrete facade details. Roof is horizontal, flat with waterproofing coat.

Visible sides are painted in white colour and facade bricks left in natural colour.

Dorrs and windows are made of square steel bars and black sheet or wired glass, paintedwith
protected and final paint.

Floors are made in reinforced concrete with instalation cannals, according to technical needs.

Part 3.2: Necessary rehabilitation works

After careful inspection, following works are to be done for the building to be fully
rehabilitated.

1.2.1: Surrounding terrain

Due to not being in use for a long time and pour maintenance, surrounding terrain is to be
cleaned and soil taken off to the suitable level. This refers to surrounding terrain and to
concrete retaining wall near the back of the building.

1.2.2: Inside cleaning and dismantling

Inside area has to be cleaned of soil, dust, glass and other debris.

Also, as it is estimated that diesel electrical generator is in unrepeatable condition, it is to


be dismantled and debris handed over to the City of Novi Sad.

Fuel tank is estimated to be in good condition and could be reused, so it needs to be


cleaned.

1.2.3: Inner and outer walls

Inner walls are plastered and painted in white color. Certain quantity of mortar (as stated in
BoQ) is to be renewed and all walls and ceiling to be repainted using semi dispersion
paint.

All painted facade walls are to be renewed and painted in white using dispersion paint.

Facade walls in red bricks are to be cleaned and bricks to be dressed by appropriate brick
transparent waterproofing varnish dressing.

1.2.4: Roof waterproofing and dewatering

Even though there is only some minor leakage visible on the ceiling, bearing in mind that
existing waterproofing is 25 years old, it is necessary to change complete waterproofing
coat of the roof. Waterproofing is to be renewed as originally designed or by more modern
if approved by the Engineer (Supervision).

All horizontal and vertical gutters are to be changed (copper gutters to be calculated).

Attic sheet-metal flashing is to be renewed by new copper sheet.

1.2.5: Doors, windows and covers for cable ducts

All doors and windows are made of cross steel pipes, black steel sheet and wired 6mm
glass.

Remaining doors and windows are estimated to be in good – repairable condition. Some
are missing and are to be substituted by new.

All new and existing doors and windows are to be cleaned and painted 2x in red
anticorrosive paint and 2x in red metal oil paint.

All broken or missing glass is to be changed by the same quality glass (6mm wired glass).

Covers for cable ducts are to be renewed using 3mm steel plates.

Data in BoQ are taken during the inspection in January 2004. and are to be rechecked by
the Contractor.

1.2.6: Conclusion

Renewal of Transformer Station (civil works) building is to be offered as a Lump Sum and
Tenderer is obliged to visit and estimate all the works necessary for the building to be
ready for the equipment and to be used as described above.

Bill of Quantities is to be taken as breakdown of Lump Sum.

SECTION 4: BILL of QUANTITIES

All items and quantities are in accordance to the inspection carried out in January 2004.

Tenderer is obliged to estimate his own quantities and to give the offer as lump sum, so
this Bill of Quantities is to be taken as Breakdown of Lump Sum.
