ADDENDUM TO TENANCY CONTRACT

1. Security deposit of AED 5250 was received by the landlord refundable at the time of vaca-
ting property provided all utility bills are paid in full and relevant clearance certificate (final
bill) provided to landlord, and provided the property is returned in same good conditions as it
was received and no damages are done to the property.

2. The property is provided for residential use by the Tenant, The property must be used for
the purpose indicated in this Agreement and not to be used for any unlawful or immoral pur-
poses or to operate and conduct any business or commercial activities. The Tenant undertakes
to supply the Landlord with reasonable access to the property for periodic inspections and
upon Landlord giving Tenant notice of not less than 48 hours.

3. Major maintenance is the responsibility of the Landlord, above 500 AED. Major maintenan-
ce is described as maintenance of the aspects of building structure and includes works like
roof leakage, major electrical fault and A/C major problems. Minor maintenance below 300
AED including keeping the drainage clean, fixing any small electrical problems, A/C routine
cleaning and service is the responsibility of the Tenant.

4. The Landlord is not responsible from any damage arising from any accident occurring whilst
using the properties facilities (electrical, fire, or any other cause) during the time of occu-
pancy and tenancy.

5. Insurance of the contents of the property is the responsibility of the Tenant. Should the Te-
nant not wish to insure the contents of property, the Landlord will not accept any liability for
any loss or damage on account of fire, theft, flood, or accident, or for any such natural disas-
ter event to the contents of the property during the tenancy period.

6. The Tenant has to submit ninety days written notice , prior to the end of the Contract peri-
od, to the Landlord if the Tenant wants to vacate the premises or renew or terminate the
contract.

7. The Landlord has to submit ninety days written notice, prior to the end of the contract pe-
riod to the Tenant to inform him of any changes in the rent and / or Terms and conditions of
the Tenancy Contract. The current term of this Tenancy Contract has been agreed as one year
only.

8. In the event of termination of contract by Tenant with a notice to the landlord less than
three months, the Tenant will pay the equivalent of 1 (one) month.If the tenant send notice
three or more months to the landlord the tenant will not be liable to any payment and can
get the full remaining amount from the landlord.

8.1 During the three months notice the tenant will allow the landlord to bring potential te-
nants to view the property with appointment according to the tenant’s timing and convince.

8.2 The balance of the rent will be refunded by the Landlord on the day of handing over the
premises by the Tenant and handing over all keys and property in good shape to the Landlord.
The Landlord or his Representative , with or without the Tenant , shall carry out an inspection
of the property at the end of the tenancy period.
10. During the period of tenancy the Tenant is solely responsible for the timely payment of all
utilities including but not limited to DEWA, Satellite/ Cable TV, Telephone, Internet, Chiller
Charges and any other utilities required / sourced and used by the Tenant.. The Landlord has
no liability for payment of the same . At the time of vacating the property, the Tenant should
ensure prompt and final payment for all current or pending utilities and provide the receipts
for the same which includes the final clearance bill. Should the Tenant vacate the property
leaving unpaid utility bills , the Landlord reserves the right to deduct such amount from the
security deposit to cover the costs of payment for such unpaid bills / items.

11. Tenant should vacate the premises in the clean and tidy condition. If any damage to the
property is found, the Landlord reserves the right to deduct from the security deposit the
amount to fix such damage. Should the security deposit be insufficient to cover any required
repairs or damages to the property , the Landlord reserves the right to pursue the payment of
the additional costs to fix such damage and the Tenant accepts to pay for the costs to repair
such damage. If Tenant fails to pay for such damages the Landlord reserves the right to have
such damages fixed and claim the costs for the same through legal means if necessary.

12. No repairs, or painting , or alterations (internal or external), affecting the structure and
beauty of the building are to be carried out by the Tenant without the prior written consent
of the Landlord. If the Landlord grants written permission to the Tenant to carry out painting
of the property, the Tenant is responsible at the expiry or termination of the tenancy, to re-
paint the property to the original colors as was at the time of occupation. If the Tenant fails
to comply with this requirement, the Landlord reserves the right to deduct such amount from
the security deposit to cover the costs for repainting.

13. Landlord is responsible to pay the annual community charges payable to the developer.

14. The rental payment has to be made for the full year in advance at the time of signing of
the Tenancy Contract. Should a cheque be returned from the bank due to insufficient funds or
any other reason the tenant must ensure to pay the full amount to the Landlord within seven
days from such return of cheque or else the Landlord can resort to legal action and forefiet
the security deposit.
