CONTRACT OF LEASE

KNOW ALL MEN BY THIS PRESENCE:

This CONTRACT OF LEASE is made and entered into by and between LUCRECIA
CAMINO PERADILLA, of legal age, Filipino, Married and with residence and postal address
at Prk. Maagap, Brgy. Sta. Monica, Puerto Princesa City, Palawan hereinafter called as
LESSOR.

And

CRISTINE MINGOY RAPSING, legal age, Filipino, Single and with postal address at
Prk. Maagap Brgy. Sta. Monica, Puerto Princesa City, Palawan hereinafter called LESSIE;

That both LESSOR and LESSEE agreed in the following Terms & Conditions to wit:

1. That the rental rate shall be FIVE THOUSAND PESOS (₱5,000.00) monthly payable
every 15th day of the month thereafter and the LESSEE agrees to pay One (1) month
deposit and One (1) month advance. This amount shall be held to the answer the unpaid
bills or obligations which LESSEE may have under this contract or obligations which
LESSEE may have under this contract, or obligations arising out of the use and
occupancy of the PREMISES, such as but not limited to unpaid electrical, telephone,
water, and other utility bills including damage to the PREMISES, excepting damages to
the normal wear and tear.

2. That the lease contract shall exist for Three (3) year beginning on January 01, 2019 and
ending on December 31, 2021 and renewable should both parties agreed and the same
shall commence and take effect immediately upon signing of this instrument;

3. That whatever improvements made by the said, LESSEE, the LESSOR is not liable to
pay whatever expenses incurred nor be offset to the rental. In case the LESSOR wanted
to terminate this contract, whatever improvements made by the LESSEE she has the right
to demolish the said improvements.

4. That this contract of lease shall be for the consumption only of the LESSEE and
LESSOR and at the same time is non-transferable to anyone except during incapacitated
or death of the LESSEE.

5. That the LESSEE after the expiration of the contract or after termination of the same
shall promptly deliver the said premises to the LESSOR and a good and tenantable
condition as when receive in lease, together with keys pertaining to the lease premises,
ordinary wear and tear accepted.

6. The premises shall be used by the LESSEE exclusively as ukayan/wagwagan. The


LESSEE shall not divert the premises to any other use without the consent of the lessor. It
is expressly agreed if at anytime during the existence of this lease and without previous
consent of the Lessor, the PREMISES are used for any other purpose, the Lessor shall
have absolute right to rescind this contact.

7. All expenses in connection such as construction cost, permits, fees, licenses, and other
utility charges such as telephone, water consumption, electricity, and the repairs of the
utility system shall be the sole and exclusive account of LESSEE.

8. LESSEE shall at its sole expenses maintain the PREMISES in a clean and sanitary
condition.

9. LESSOR and duly authorized representative shall have the right to enter and inspect the
PREMISES at anytime during a regular working day, provided LESSEE is given (48)
hours advance notice by LESSOR of the intended inspection.
10. That in case of any violation of any of the above mentioned terms and conditions the
LESSOR shall give a written notice to the LESSEE to settle the problem once and for all.
However if termination is required prior the expiration of this contract, the LESSOR shall
send prior notice to the LESSEE at least (30) days to vacate the said premises.

IN WITNESS WHEREOF. The parties hereto have signed this contract of lease this
