Sub:- Legal notice preventing you from selling the schedule
property to third parties by violating the agreement of sale dated 17-07-
2015 executed by you in favour of our client – Rg.

Under the instructions and on behalf of our client Sri. Pappireddy
Pavan Kumar Reddy son of Pappireddy Reddenna residing at flat No:404
in Sreenivasam Apartment, Chemmiyapet, Kadapa city, We herely issue
this legal notice to you with the following facts.
1. You executed an agreement of sale on 17-07-2015 in favour
of our client by agreeing to sell the schedule property to our client for
Rs.6,00,000/- and that your received an advance amount of Rs.5,90,000/-
from our client and that you should execute regular sale deed in favour of
our client on or before 31-01-2016 after receiving the balance sale price
of Rs.10,000/- by settling all the disputes if any, clearing Bank loans,
mortgages, surveying, giving E.C and bank clearance certificate to our
client on or before 31-01-2016. Our client has been ready and willing to
perform his part of agreement from the very beginning up to now.
Whereas you are not ready and willing to perform your part of contract

up to now. Our client paid the balance sale price of Rs. 10,000/- to you on
20-01-2016 itself.
2. You made an endorsement on the back of that sale
agreement on 20-01-2016 by stating that you received the balance sale
price of Rs. 10,000/- from our client on 20-01-2016 and that you could
not clear off that Bank loans, mortgages, surveying, delivering E.C and
clearance certificate to our client and that you require some time for
completion of those works (acts) and that you will inform to our client to
execute regular sale deed either in favour of our client or in the name of
the person as required by our client as and when our client demands you
to execute regular sale deed to that effect and that the sale agreement is
not barred by limitation as per endorsement made by you.
3. You are trying to sell away the schedule property to third
parties since one month by violating the agreement of sale dated 17-07-
2015 executed by you in favour our client. There is L.I.C housing loan on
the schedule property and that you borrowed Rs: 15,00,000/- by
mortgaging the schedule property to L.I.C housing finance limited. Our
client waited for you in Sub-Register office Rural, in Kadapa city on 31-05-
2018 from 10:00 AM to 05:00 PM for taking registered sale deed from
you for the schedule as per legal notice dated 17-05-2018 issued to you
by calling you to come to Sub-Register office Kadapa Rural for executing
the registered sale deed for the schedule property. You utterly failed to
register the sale deed in favour of our client as per the demands of our
client made in the legal notice dated 17-05-2018. You received that legal
notice and did not give any reply notice to our client up to now. Our
client purchased N.J. stamps and also took valuation certificate for the
schedule property on 31-05-2018 to prove the presence of my client in
Sub-Register office Kadapa Rural. You have no right or authority to the
sell the schedule property to third parties since you sold the schedule
property to my client on 17-07-2015.
4. Therefore please take this legal notice and that you should
not sell schedule property to third parties by violating the agreement of
sale dated 17-07-2015. Otherwise, our client is forced to file civil suit
against you as well as against the proposed purchasers for cancellation of
said document by holding you liable for costs and consequences.

limits Kadapa Municipal Corporation, Kadapa Rural, Sub District, Kadapa
District.
Circar punjai D No: 573/1-B Extent 0.02 cents or 735 links.

West : Property Ponnolu Pali Reddy
North : House bearing Door No. 1/142-3 (44/142-3) Belonging to Battana
Subbanna.
South : Site of Mudireddy Nagi Reddy
East to west on the northern side 49 ½ feet north to Southern side
53 feet.
North to South Eastern side 24 ½ feet on the western side 22 feet
with all easementary rights thereof.
