SALE DEED OF AGRICULTURE LAND AT NCR JURISDICTION OF
WORTH 90, 00,000/-

THIS DEED OF SELL made at Kerala on this 8th day of August, 2018

BETWEEN

Ms. Kareena, age 21 years, service, resident of 7A, Waterview Apartments, Athani, Ernakulam,
Kerala, Pincode- 671572, hereinafter known as known as transferor,

AND

Mrs. Neha, age 69 years, service, resident of Drygram Village, Post Elavoor, Ernakulam,
Kerala 683572, hereinafter known as transferee.

WHEREAS the property bearing Plot No. 15, out of Survey No. 150, of revenue village
Hadaspur, Taluka Haveli, District Ernakulam, described in further details in the schedule
hereunder, is owned and possessed by the present transferor;

AND WHEREAS transferor decided to sell and dispose of the said property;

AND WHEREAS the transferee approached the transferor, with such a proposal to purchase
and acquire the said property;

AND WHEREAS the transferee has offered the best of the possible terms unto the transferor.

AND WHEREAS the transferor has agreed to sell, transfer and convey the said property unto
the transferee;

AND WHEREAS the parties hereto have entered into an agreement to sell, at 8th August, 2018
at Ernakulam, in respect of the said property.

AND WHEREAS, in pursuance of the said agreement to sell, dated 8th August, 2018 the parties
hereto have decided to complete the said transaction;

NOW, THIS DEED WITNESSES as follows:-

1. That in pursuance of the agreement to sell, dated 8th August, 2018, the transferor does
hereby sell, transfer and convey his property bearing Plot No. 15, out of Survey No.
150, of the revenue village Hadaspur, Taluka Haveli, District Ernakulam, described in
further details in the schedule hereunder, unto the purchaser TO HAVE AND TO
HOLD the same FOR EVER as the owner thereof.
2. That by way of consideration for the said sale, transfer and conveyance, the transferee
had paid at the time of the execution of the said agreement to sell, dated 8th August,
2018, toward earnest money and part payment a sum of Rs. 50,000/-, and the remaining
balance of Rs. 2,00,000/- has today been paid by the transferee to the transferor, the
receipt whereof the transferor, does hereby acknowledge unto the transferee, and the
transferor does hereby declare and confirm that now nothing is due from the transferee.
3. That the transferor has today put the transferee in actual possession of the said property.
4. That the transferor does hereby declare and confirm that he, the transferor, shall not
have any right, title or interest in or over the said property or any part thereof.
5. That the transferee shall get his name entered in the record of rights in respect of the
said property.
6. That the transferor does hereby assure unto the transferee that the transferor has a clean,
clear and marketable title to the said property, and that he has neither subjected the
same to any encumbrance whatsoever, nor is it a subject-matter of any pending
litigation, requisition or acquisition proceeding.
7. That the transferor has applied for, obtained and furnished unto the purchaser all the
necessary permissions, exemptions and clearances under the provisions of law in force.
8. That the transferor also assures unto the purchaser that all the taxes, cess, charges and
assessments payable in respect of the said property have been duly paid out by the up-
to-date, and those accruing and becoming due hereafter shall be borne out by the
transferee.
9. That as agreed by and between the parties hereto, all the expenses of state duty and
registration charges have been borne out by the transferee.

THE SCHEDULE OF THE PROPERTY ABOVE REFERRED TO:


All that piece and parcel of land situate within the Registration Division of District
Ernakulam, Sub-Division & Taluka Haveli, within the local limits of the Ernakulam
Municipal Corporation, revenue village Hadapsar, bearing Plot No., out of Survey No.
150, admeasuring 2000 sq. ft. or thereabouts, and bounded by as follows:

On or towards the East - Plot No.16,


On or towards the South - Plot No.18,
On or towards the West - Public Road, and
On or towards the North - Amusement Park.

IN WITNESS WHEREOF the parties hereto have signed hereunder at Ernakulam the
date first abovementioned.
