Conor Furey & Associates Ltd. was requested to carry out an Engineers Survey of the above-mentioned
property. This survey was required to record the current condition (by visual inspection only) of the
property.

INTRODUCTION

B1 Introduction

The property is located at …………….., Co. Kildare. It consists of a large detached country residence with
associated stables and a one bedroom apartment on approximately six acres of land.

Department of Environmental Resources Management Project Description: The Dyer C18 LLC Properties
contain an estimated 43.03 acres and is approximately 1.77 miles long, and 220 feet wide. Site is a
drainage right-of-way composed of a canal and a gravel maintenance road. Mostly grass with some slash
pine and waxed myrtles at the edge of the right-of-way. If acquired, the County will construct a multi-
use trail, and adjacent equestrian trail, which will serve as a segment of the Ocean to Lake Trail Corridor.
The project will also provide access to a hard-to-reach portion of the Hungryland Slough Natural Area. 1.
FGTS Status: The Ocean to Lake Corridor is part of the Priority Trail Network, and was formally
designated as part of the Florida Greenways and Trails System in 2006. 2. Matching Funds Available:
50% matching funds by the County. 3. Less Than Fee Proposed: Fee Simple 4. Ecological Values: See the
attached Biologist Field Inspection Report. 5. Recreational Attributes: The project Area will offer a range
of nature-based outdoor recreational opportunities, including hiking, biking, trail riding (equestrian),
wildlife viewing, bird watching, nature appreciation, fishing (from the canal bank) and nature
photography. In addition, the County will investigate the feasibility of creating a canoe/kayak trail that
would connect the Project Area canal to a water resource project that is planned for a 1,800+acre
property (identified as Mecca on Exhibit 1) located just southwest of the Project Area. The Ocean to
Lake Corridor is part the Northeast Everglades Natural Area (NENA) project which aims to connect
approximately 165,000 acres of conservation lands in northern Palm Beach County and southern Martin
County. It is a cooperative effort among partnering land managers and educational centers to link 35
conservation lands, parks and activity/education centers through a system of designated trails and
thematic elements. The Ocean to Lake Corridor is approximately 60 miles and includes portions of
Jonathan Dickinson State Park, Riverbend Park, Loxahatchee Slough Natural Area, Hungryland Slough
Natural Area, J.W. Corbett Wildlife Management Area, DuPuis WMA and the County’s Lake Okeechobee
Scenic Trail (LOST) trailhead. It also includes existing road

B2 Scope of Survey

As stated previously this survey was conducted to record the visual current condition of the property on
the day of inspection. Our Client requested us to conduct this survey as a pre-purchase survey in order
to report on the general condition of the property. As the property is a second hand property the
survey will take into consideration the age of the property when commenting on the standard of
paintwork and decorative finishes.

B3 Survey Procedures

The survey took the form of a visual inspection.

B4 Restrictions during Survey

Our inspection of the property was a visual inspection only to those areas accessible to ourselves. These
areas are namely as follows:

External roof inspection and site details were carried out from ground level only.
Attic space from access to main attic only access was restricted to the small attic in the dressing room
beside the master bedroom.

All interior habitable rooms.

Land Survey Brief

In order to limit any delay to site and to get the most out of your survey company follow
these four guidelines to create the perfect project brief:

1. Provide detailed information about the site location.


This is simple really but often overlooked. Providing a detailed address and postcode along
with directions to the site (if they're complicated) and who will allow access are always
gratefully received. In addition, if a client can tell us who resides at the site, whether they
know about the work being done and whether it is confidential to the public or residents
helps with completing the project quickly and without too much disruption.

2. Submit a clearly marked-up plan showing the extent of area to be surveyed


All our sites differ in size, location and complexity. A brief submitted with a visual image
(such as a Google image, a title plan or an Ordnance Survey extract), detailing the area of
the site to be surveyed means we’re talking the same language as our clients immediately.
Not only can we give a more exact quote of the work to be done but it creates a tool for
discussion that allows us to ask the right questions in order to fulfil your requirements.

3. Know the scope of work for your project.


Powers & Tiltman submit a standard site specification (Powers & Tiltman Survey
Specification) with its quotes but as we work for a variety of companies across a variety of
industries there are differing levels of information required for work completed on every site.
For example, if site access is to be redesigned then extra highway detail may be required to
incorporate visibility splays, you may want us to pick up neighbouring building heights for
planning requirements or perhaps ground levels must be related to Ordnance Survey datum
for flood risk models. All these requirements may not come as standard in our survey
specification.
The more information you give us about what you need our surveys for, helps us to
understand the specification for your site.
4. Know what you want to do with your survey once it’s complete.
There are times when a survey has been requested in a 2D format then later requested in a
3D format or sometimes in another software format as end users find they can’t get into the
file format originally requested. Think about who will be using the survey and for what
purpose so that we can use the most appropriate equipment and software to suit your
immediate and future needs without delaying your project deadlines.
Its plain to see that the perfect project brief is compiled from as much detailed upfront
information as possible creating an open dialogue between our surveyors and clients to
discuss the nuances of the project and allow us to keep to their project time limits by
fulfilling their exact requirements first time and at the right place.

EXTERIOR SURVEY

6. If NJDEP is the owner of the parcel in question at the time of completion of the survey, provide deed
information for that acquisition as well as name and deed information for the former owner. If NJDEP is
the owner of the parcel in question at the time of completion of the survey but the deed has not yet
been recorded, so state in a note on the plan and provide

In recent years, feedbacks on damage arising from project developments received by BCA showed that
some cases extend beyond the zone of preconstruction survey adopted by builders.

Waste Pipes Access to the waste pipes is limited. The raised deck patio is blocking access to the
discharge from the kitchen and all of the remaining waste water seems to be discharging by means of
either back inlet gulley traps or through sealed sewer systems. Furthermore there is a major problem
with the sewer pipes and general arrangement of the AJ covers. There is blockage in the sewer pipes at
the side of the property and the AJ covers are not properly sealed the pipe system. Again this needs to
be urgently addressed.
Gulley Traps Gulley traps are not situated to meet downpipes, see comments relating to the gutters
above. Gulley traps are NOT sealed to concrete path and water can escape down both the back and
sides of gulley traps. There is a need to provide a concrete path around the property and have all the
gulley traps and AJ’s sealed to the path. This work should be carried out as part of the overall
improvement of the drainage system.

Overflow Pipes Overflows can be readily seen. Pipes are not too short at low level. Making good is
complete around pipes.

Windows and Doors Window frames are free from chips and splits. Cills and drip moulds are
undamaged. Doors are undamaged. Glazing method is correct. Glass is not cracked or scratched. Glass
is reasonably clean and free from paint splashes.

General The overall exterior of the property would benefit from a coat of a proprietary external masonry
paint. There are also extensive amounts of ivy on the property and while this may have aesthetic
qualities it generally does nothing for the overall structure of the property. Consideration should be
given to its removal.

The purpose of a study visit is to generate an exchange of experience and good practice between the
country you visit and the countries you all come from. Thus, participating in a study visit can be an
exciting experience and an important learning tool for you. During the visit you are invited to prepare a
group report summarising your discussions and learning. This will help Cedefop disseminate what you
have learnt to others, who share your interest but did not participate in this particular study visit. On
the first day of the visit, you are to select a reporter who will be responsible for preparing the final
report and submitting it to Cedefop. Everybody should contribute to the report by sharing their views,
knowledge, and practices in their respective countries. Please start working on the report from the first
day of the visit. You will, of course, be taking your own notes during presentations and field visits; but
the group report should highlight the result of the group’s reflections on what was seen and learnt
during the entire visit and the different perspectives brought by the different countries and participants.
The report should NOT read as a travel diary, describing every day and every session or visit. Cedefop
will publish extracts of your reports on its website and make them available to experts in education and
vocational training. When writing the report, please keep this readership in mind: make your report
clear, interesting, and detailed enough to be useful to colleagues throughout Europe. By attaching any
photos to the report, you agree to Cedefop’s right to use them in its publications on study visits and on
its website. Please prepare the report in the working language of the group. Please do not include the
programme or list of participants.
