DEED OF ABSOLUTE SALE OF AN UNREGISTERED LAND

KNOW EVERYONE BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered


into by:

DYBIE LUMINGKIT, of legal age, single, Filipino, a resident in Dr.


Meciano Road, Dumaguete City, hereinafter referred to as the SELLER;

-in favor of-

RONNEL BULGADO, of legal age, Filipino and a resident of


Cadawinonan, Dumaguete City, hereinafter referred to as the BUYER;

WITNESSETH THAT:

For and in consideration of the amount of One Million Pesos (P 1,


000,000.00), paid to me today by RONNEL BULGADO, the SELLER does
hereby SELL, TRANSFER, and CONVEY absolutely and unconditionally
unto said RONNEL BULGADO, his/her heirs and assigns, that certain
parcel of land, together with the buildings and improvements thereon,
situated at Dr. Meciano Road, Dumaguete City, and more particularly
described as follows:

A residential parcel of land surrounded by a metal fence,


situated at Dr. Meciano Road, Dumaguete City, which consists
of an area of not less than One Hundred (100) square meters,
more particularly bounded on the North by a public road; on the
East by the seller’s house; on the West by John Paul Teves’
residence; and on the South by Ronnel Bulgado’s mechanic
shop.

The SELLER hereby declares that the land is assessed for the current
year at Php 1, 000,000.00 as per Tax Declaration No.1234, and the

improvements, at Php 100,000.00 as per Tax declaration No. 2345, of the
city assessor of Dumaguete; and that the property is in the present
possession of the SELLER.

The SELLER hereby covenants and agrees with the said BUYER that
she is lawfully seized in fee of said premises, that they are free and clear of
all liens and encumbrances, that she has a perfect right to convey the same,
and that she will warrant and forever defend the same unto said BUYER, his
heirs and assigns against the lawful claims of third persons whomsoever;

The above described real estate, not having been registered under Act
No. 496 nor under the Spanish Mortgage Law, the parties hereto have agreed
to register this instrument under the provisions of Act 3344.

IN WITNESS WHEREOF, we have signed this deed on November


22, 2018 in Dumaguete City.

witnesses on each and every page thereof.
