INTRODUCTION

1.1 Back Ground

Eastern Region of Nepal is one of the richest regions with numerous probable
industrial,commercial and emerging trade center. Biratnagar, Itahari, Dharan, Damak, Birtamod &
Kakarvitta have always been popular for emerging trade center here. Recent endeavors towards
identification of various other commercial Market sites have shed more lights in the campaign of
making Eastern Region even more popular and organized towards commercial development. Jhapa,
with lots of commercial places along with many of trade values certainly carries enormous
prospects within itself to lead the campaign. In this Campaign, Shivasatakshi Municipality is
identifying various possible sites that have emerging trade and commercial potentials. There are
various Small Scale cottage industries, old historic Market Places, that have lots of such potentials
within the municipality, waiting for development. Shivgunj Bazar,in Dudhe, is one of such sites
that have commercial as well as industrial affinity . Shivasatakshi Municipality is looking forward
to develop this commercial place as a popular market spot within the Fiscal Year 2075-76. For
track to access road has already been Pitched up to 9.3 km of distance from East West Highway,

Dudhey Chowk to Shivgunj Chowk and Municipality is looking forward to upgrade the road
condition with drainage construction. So as to take the value of Shivgunj Market region into a next
level, Shivasatakshi Municipality has put forward an idea of enhancing the landscapes and
constructing a Market center within the region. Using available resources to create a fascinating
well managed market area to upgrade the economic prospectus of that locality. Construction of a
market area at this region shall increase the value to the place by adding more dimensions to the
site as trade center. Municipality has proposed Truss shed such that it supports as trade center for
Shivgunj, Dharampur, Saranamati, Topgachhi, Dangibari, Chakchaki, Paanchgachhi within the
vicinity of Municipality. Development of Truss Shed, Well manage Storage area, Separate Meat
Shop,Future expansion for cold storage, etc. has been envisioned by the Municipality.
2. AIM OF THE PROJECT
Based on the location and topographical nature of the site, aim of this project is

 design and prepare a set of detailed drawing of the steel structure shed for shops.
 To design and prepare a set of detailed drawing of Land development and other supporting
amenities such as internal road construction, Toilet construction etc.
 To design and allocate space for future expansion of Market such as Cold storage,
Compost manure preparation plant, water tank & Flower bed for eco-friendly perspective.
 To estimate and submit the estimated cost of construction.

3. OBJECTIVES OF THE PROJECT
The main objectives of the project are presented below:

 To design and plan for economical, functionally efficient, aesthetically appealing space
 and structurally feasible sheds for Market.
 To develop a structure that can enhance trade and commercial value of site.
 To develop centralized market facilitating people to make different kinds of trade within
the place.
 To create Eco-Friendly sustainable Market with large capacity of future expansion of
compost manure preparation plant .

4. SCOPE OF THE PROJECT


 To design and prepare architectural drawings of the sheds for market.
  To design and prepare space for facilities for Future expansion.
 To prepare bill of quantity of construction works and estimate the cost of construction of
the project with the rate of materials provided by the Municipality.

5. LOCATION OF THE SITE AND ITS FEATURES

This beautiful place is located at an altitude of 434 ft. from sea level, at Shivgunj. The Shivjung
Bazar is located at Shivasatakshi Municipality, ward no 6, which is Located in south of perennial
kankai River,along Dudhe – Mahavara main road. The area of Shivjung Bazar is about 1 Bigha
and 7 Katha. The North and south side of this Land is touched with Dudhe – Mahavara main road
were as East and west side is touched public land. .
The construction of Market will make it possible for well organized trade. The project will be a hub
for small scale retailer & wholesaler shops enhancing socio-economic aspects of that locality.
Moreover, it will be hub for other neighbouring villages. Shivgunj Market is one of the historic
market place of Jhapa which has been running since 90’s. The redevelopment of this Market will
add to the development of Social , Economic , Industrial , commercial aspects of Shivasatakshi
Municipality.
With the up-gradation and enhancement of the land development works as well as the construction
of steel sheds for shops, the number of buyer visiting the Market will increase by several folds.
There is a strong chance of Traders and Buyers visiting the place from several locality. Apart from
market destination, the area is also suitable for making export and import center for province no.1
and so on.

6. METHODOLOGY
This project is conducted within a broad framework of Architectural design and detailed drawings
related to various Land development works and Market. It follows a systematic approach to
conduct research about choosing proper location for construction, acquisition of the site,

topographical study of the site, requirements of the projects and designing and detailing based upon
the analytical findings of the study. Whole methodology is divided into six stages as shown in Chart
1. All six steps are described in four main working stages as follows:

1.Field Visit and Choice of the site:


This includes site visits in the process of assigning the best site for all necessary structures and
construction of sheds that gives a splendid space for shops. Various stakeholders of the projects
were involved in
the process. Municipal Engineer,
Representative from local
government, Urban Experts,
Architect, Engineer, stakeholders, and
local people were the stakeholders
present in the visit.

2. Literature Review and


Designing for the options:
Various literatures related to
feasibility of the Market designs were
taken for reference. Based on the
preliminary study, various alternatives
of design were prepared to present for
: critical review in the stakeholder
meetings.
3. Stakeholders Meeting for Review:
Stakeholders’ meeting was held in Shivasatakshi Municipality in presence of Municipality
Chairperson, Deputy Chairperson, Ward representatives, Social Mobilizers, Engineers and
other Technical Experts. Also various other possibilities were discussed in the meeting.
4. Preparation of Final Designs, Detailed Drawings and Estimations:
After the above steps, Final Designs were prepared as per site constraints and responses from
stakeholders’ meetings. Detailed drawings and estimation documents were prepared as such.

7. EXISTING SITUATIONS OF THE SITE


A site that lies at about 9.3 Km South of East West Highway and 0.8 Km West of Kankai River
was choosen based upon availability of land, and the field of view that site can provide.

The site so chosen is a land with Plain terrain. The design of sheds is so chosen that structural
constraints regarding shape and size of truss on the topography of this particular site is addressed.
The site has to be managed first with Filling around 1m on the site to prepare for the shed
construction.

8. WORK DESCRIPTIONS
Literature review has always been important while creating a good design. Thereby, various books
on market development were taken into consideration to work out various options of going closer
to the Socio-Economic factor influencing the feasibility of market. The Shed Construction, Internal
Road design for Mass concerntration,Space allocation for future Compost manure plant and cold
storage center all are carefully planned for future development of the Market. Before the final
designs various options were prepared based upon the site available; the availability of the site
constraints, the size and structural system of the steel structure shed. Few options on layout of
sheds were presented in the stakeholder meeting. The options mainly had enough sheds for shops
with well manage path ways ,meat market,space allocation for future expansion & Land
development works.Various feedbacks during the meetings regarding layout of sheds and other
services in the market were noted. The final option was prepared with socializing spaces at
different levels and different orientations.

9. DESIGN CONCEPTS.

Existing status of market and the overall Poorly managed Sheds and space for shops are the main
constraints of design. For that, a wide spacious shops has been taken as a basic spatial unit of
Market. The Market structure is expressed as the stacking of various steel structure sheds at
different levels.

The site is situated on both sides of blacktopped road(i.e.Meat & Retailing shops on south &
Vegetable market on North of Dudhe-Mahavara Road).The site is well manage with internal road
construction to manage mass concerntration and vehicle movement to storage center.The market
is well designed with spacious shed for shops and other facilities like public toilet ,Place for
drinking water supply tank . As well as, Spacious parking area for enough vehicle parking are also
arranged within the entrance of market . The design tries to integrate the concept of Sustainable
Waste Management Which would try to mitigate waste problem of market by establishing the
compost manure plant within the site, which will produce compost manure from the biodegradable
waste.Further Design of of fast food center with in market premises adds commercial value to
market. Moreover space allocation for future flower beds and monument construction adds to the
aesthetic beauty of market.

Separation of Meat Market opposite to vegetable market along the road has been provided taking
in account of management of bad odour, waste generated from meat shops.

Architectural drawings, Structural drawings and estimates are attached as separate copies and are
submitted with this report.

10. RECOMMENDATIONS.
The Land development and shed construction for shops as designed has some more recommendations
that are required to be addressed so as to maximize the effectiveness of the construction. They are.

• This Market shed construction is proposed as a part of development of shivgunj Bazar. The
Social , Economic value of old Bazar should be enhanced and conserved so as to make this
Market design and construction more pertinent.
• The Development of Cold Storage needs even more in-depth study and research.
• Development of other compost manure plant will make this construction more pertinent in
sense of sustainable market.
• The Storage also acts as a vital role to make the market area as import and export center. Storage
construction should be redeveloped and upgraded asper the necessity of market in future.
