DEED OF DONATION OF HOUSE AND LOT

KNOW ALL MEN BY THESE PRESENT:

This Deed of Donation is being executed this 28 th day of August, 2018 at Pasig City by and
between:

JUAN C. DELA CRUZ, of legal age, married to MARY ANN T.

DELA CRUZ and with residence at 17 Rosabella Street, De Castro
Subdivision Pasig City, hereinafter called the “DONOR”,

in favor of MARY T. DELA CRUZ, Filipino of legal age, and with

residence at 17 Rosabella Street, De Castro Subdivision Pasig City
hereinafter called the “DONEE”.

WITNESSETH, That:

That the DONOR is the owner in fee simple of that certain real property, situated in Pasig
City and more particularly described in Transfer Certificate of Title No. PT-139465 and Title No.
925914of the Land Registry of Pasig City, as follows, to wit:

“Description of Title”

That for and in consideration of the love and affection which the DONOR has for
the DONEE, the said DONOR by these presents transfers and conveys, by way of
DONATION, unto the said DONEE, her heirs and assigns, the above-described real
property with all the buildings and improvements thereon, free from all liens and
encumbrances;

That the DONOR does hereby state, for the purpose of giving full effect to this
donation, that he has reserved for himself in full ownership sufficient property to support
him in manner appropriate to his needs;

That the DONEE, does hereby accept this donation of the above – described real
property, and does hereby express his gratitude for the kindness and liberality of the
DONOR.
