Executive Summary:

An opportunity has risen to build a nursing home in Johnstown Village Co. Meath. A
site has been located here & the investigations carried out have shown this could be
an opportunity to build a modern state of the art nursing home in a great location.

In order to decide whether it is a feasible project a series of financial appraisal


methods were carried out. The residual valuation gave a figure that should be spent
on the purchase of the land which came to €1,990,726. The site was purchased for
€1,750,000.00.

Developers profit was carried out on the project this allowed for a more accurate final profit
which was €6,910,982.80. A sensitivity analysis was carried out to show how any number of
changes to any cost elements can make an impact on profits.

In order to get a more accurate cost plan an elemental cost plan was made this is a breakdown
of the elements that are included in the construction of the nursing home. The measure for
this were done of the plans and elevations of the drawings that where provided. It has a
construction costs of €5,997,843.37 including VAT @13.5% this report will show the
breakdown of the costs into their separate elements.

The 4 P’s of marketing will show what the product is all about, the marketing strategy is
discussed along with a brochure that was made for the nursing home.
