Pe un teren foarte îngust, într-o
zonă frumoasă din centrul
Bucureştiului, doi prieteni şi-au
propus să realizeze o locuinţă
comună - un mix de două apar-
tamente urbane, fiecare cu câte
o anexă-spaţiu profesional (un
wine bar şi respectiv un studio de
înregistrări). Aceste funcţiuni spe-
ciale, precum şi amprenta redusă
a casei i-au determinat pe arhitecţi
să gândească o dezvoltare şi
împărţire pe verticală a spaţiilor:
wine barul şi duplexul unuia dintre
beneficiari au ocupat subsolul,
parterul şi etajul 1, având şi o

Volumul casei, inspirat de culele
tradiţionale, este unul compact,
robust şi puternic, care doar lasă
să se întrevadă distribuţia specială
a spaţiilor interioare prin jocul de
plin şi gol al faţadei.

Interior
Acesta se desfăşoară pe două
niveluri şi are deschideri mari
către stradă, ceea ce imprimă o
fluiditate aparte locuinţei. Chiar
dacă scara clădirii este atipică
(ca şi amestecul de funcţiuni),
proiectul păstrează şi aduce
în contemporan elementele
caracteristice ţesutului urban
în care este inserat: curtea cu
grădină, accesul intim, individual
şi direct din exterior, acoperişul în
şarpantă, mansardat.

On a very narrow lot, in a beautiful
central area of Bucharest, two
friends set out to build a house
where they could both live – a mix
of two urban apartments, each
with its own appendix functioning
as a professional space (a wine
bar and a recording studio). These
special additions, along with the
reduced imprint of the house,

The result was a five-level building
with four functional units. The
height – unusual for a house – as
well as the owners’ lifestyle and
requests led to the design of
four different access ways and
a semi-open exterior staircase,
integrated in the building’s enve-
lope. The wine bar, located on the
underground level and open to
the public, communicates directly
with the street through a buffer
space on the ground floor.
The volume of the house, inspired
by traditional kule, is compact,
robust and strong, only allowing a
glimpse of the unique interior lay-
out through the play on full/hollow
on the façade.

Inside
The interiors are developed over
two levels and enjoy large open-
ings into the street, which turns
the house into a charmingly fluid
space. Although the staircase is
an atypical one (as is the mix of
functions), the project brings and
keeps into the present those ele-
ments that are typical of the urban
tissue where the house is
inserted: the courtyard with its
garden, the intimate way it is
accessed - individually and directly
from the outside, as well as the
ridged roof with its attic.

On a lot on the edge of Lake
Griviţa, in Bucharest, a young
family wanted a dream house.
The lot is much influenced by
nature and the surrounding water;
thus the permanent residence
could only be a part of the land-
scape and draw its inner spaces
from it. The terraces, windows
and interior spaces face the sur-
roundings and the lake.

Nowadays the lot is a micro fauna

and flora, specific for the outskirts
of Bucharest, with the best that
the nature of the location can
offer.
The staircase – with a skylight –

Există un circuit “public” cu finali-
tate în spaţiul biroului de la parter
şi unul “privat” care leagă livingul
de dormitoarele de la etaj, fară
a se intersecta între ele. Lumina
pătrunde în acest miez al casei ca
într-un caleidoscop dându-i viaţă şi
un mereu alt amestec de umbră şi
culoare.

Context
Architecture under 1,000 sqm Vila “N” ocupă un teren de 350mp
(aproximativ 12x30m) într-o zonă
destructurată a oraşului. Astfel,
principalele provocări ale proiect-
ului au fost relaţionarea lui cu ţe-
sutul urban, terenul relativ îngust
şi, bineînţeles, cerinţele clientului
care îşi dorea o casă apropiată de
design-ul unei clădiri de la 1911
(pe care o puteţi vedea la adresa

poroase şi cu o anumită monu-
mentalitate, ritmată de nuanţele
variaţiilor golurilor şi spaţiilor din
spatele său. Relaţia cu Calea
Şerban Vodă este complexă prin
secvenţialitatea planurilor care
participă la imaginea urbană.
Prim planul gardului – un element
orizontal opac – este dominat de
planul secund al faţadei dezvoltată
pe înălţime.

Valul de pământ îmbrăcat în gazon
care acoperă garajul domină
curtea, devenind în acelaşi timp
relief şi grădină. Clădirea are 2
calcane şi două faţade sobre ce
protejează cele câteva logii sau
terase exterioare şi bogăţia spa-
ţiului interior dezvoltat în jurul
unui atrium central. Circulaţiile
bordează acest atrium creând
ocazia unor relaţii spaţiale şi
vizuale variate pe verticală şi pe
orizontală.

”N” Villa occupies 350 square
meters in a deconstructed area of
the city. Thus, the main challen-
ges were to relate with the urban
tissue, with the quite narrow lot,
and of course, with the clients’ re-
quests; he wanted a house close
to the design of a 1911 building
(which you can see at
2006-2008 www.villaesche.de).
The relationship with the public
space derives from the house’s
introverted character. The limited

as a grid of vertical gaps on the
building’s full height.
The specific leveling of a house
becomes secondary to the image
of a protective porous shell, which
has a certain monumentality; its
rhythm is set by the variation of
the spaces behind it. The relation-
ship with Serban Voda Street is
complex in the levels’ sequencing,
which takes part in the urban land-
scape. The front view of the fence
– an opaque horizontal element –
is dominated by the second plane,
with the facade, which grows
vertically.
The lawn covered hill in the court-
yard is placed over the garage
and dominates the yard, thus
becoming at the same time part
of the natural environment and a
garden. The building has two dead
walls and two sober facades that
protect the few loggias and exte-
rior terraces and the wealth of the
interior space, developed around a
central atrium.
The pass-ways surround this
atrium, creating the opportunity
of spatial and visual relationships
that vary horizontally and vertically.
There is a “public” circuit which
ends behind the ground floor
office, and a “private” circuit
that ties the living to the upstairs
bedrooms, without the two ever
meeting. The light enters the core
of the house, like a kaleidoscope,
making it more alive and always
bringing a different mixture of
shadows and color.

Roof House este o casă situată
în suburbia Bucureştiului care
dezvoltă o puternică relaţie cu
grădina prin extinderea generoasă
a streşinii. Acoperişul devine ast-
fel modelatorul întregului proiect
organizând si protejând atât spa-
ţiul interior cât şi pe cel exterior
şi creând o ambianţă luminoasă
specială.

Două surori
O casă compactă ce adăposteşte
două unităţi distincte de locuit.
Provocarea proiectului a fost gă-
sirea unei rezolvări funcţional-
spaţiale echitabile, astfel încât
fiecare locuinţă să beneficieze de
aceleaşi caracteristici.
Cele două apartamente se des-
făşoară fiecare pe câte trei nivele,
dar spaţiul interior este puternic
individualizat. Forma sculpturală
este dată şi de orientarea fiecărei
unităţi de locuit către toate cele 4
puncte cardinale, lucru neobişnuit
pentru o casă cuplată.

Two sisters
The house takes its shape from
the programatic attempt of finding
an equitable and valuable distribu-
tion of the spaces for each living
unit. The two equivalent apart-
ments are distributed on three
floors, every one offering a totally
different space typology. The
sculptural shape also gives to an
atatched house the unexpected

Beneficiarul blocului a dorit un
apartament reprezentativ lui şi

Acum 10 ani
Construcţia este concepută ca o
vilă urbană adaptată contextului
particular, mai puţin agresiv al ve-
getaţiei extravilane. Forme rectan-
gulare şi volume puternic con-
turate sunt integrate prin folosirea
materialelor naturale: lemnul
si piatra cubică care îndulcesc
duritatea urbană a stilului ales fară
a-i altera integritatea si coerenţa.
Proiectul se constituie ca o suc-
cesiune de spaţii cu ambianţe

întâmpină oglinda albastră a unei
piscine dublată de transparenţa
totală a ecranului de sticlă care
uneşte/desparte spaţiul interior de
cel exterior.

The building is designed as an
urban villa adapted to the parti-
cular and less aggressive context
of vegetation outside the built-up
areas. The rectangular forms and
well-shaped volumes are inte-
grated through the use of natural
materials: wood & cubic stone
that soften the urban hardness of
the chosen style without altering
its integrity and coherence. The
project is a sequence of spaces
with distinct ambiances but
united by clear and natural fun-
ctional rationality.
The house is protected by a mas-
sive wall throughout the entire
length of the plot as it is crossed

1st action
După aproape 10 ani de existenţă
a casei, beneficiarii au simţit
nevoia unei schimbări în ceea ce
priveşte amenajarea interiorului.
Brief-ul a conţinut bugetul, timpul
şi cuvântul “surpriză”. Pimp my
house a însemnat 5 zile, 5000
euro, mult fun şi satisfacţie. Ingre-
dientele principale au fost încrede-
rea şi curajul beneficiarului.
After almost 10 years, the owners
felt the need to refresh the interior
space. The keywords were:
budget, time and surprise. Pimp
my house meant 5 days, 5000
euro and a lot of fun and satisfac-
tion. The main ingredients: the
owner’s trust and guts.
