GREGORIO LOYOLA, of legal age, Filipino, duly represented herein by this Attorney-in-fact,
MARIANO JOSE Y. TUVILLA, legal age, Filipino, married and a resident of 2416 Bugnay St.
La Salle Ave. by virtue of a Special Power of Attorney hereto attached as Annex “A” an integral
part hereof, hereinafter called the VENDOR.;

WHEREAS, the VENDOR is the registered owner over a parcel of lands located at
Barangay Poblacion Mambusao, Capiz, under Tax Declaration Number and more
particularly described as follows: containing an area of .
WHEREAS, the VENDOR has offered to sell to the VENDEE who hereby accepts the
aforementioned property for a consideration herein below mentioned.
NOW THEREFORE, for and in consideration of the foregoing premises and of the total

currency, the VENDOR does hereby SELL, TRANSFER, CONVEY, DISPOSE by way of
Absolute sale unto the VENDEE, his/her, heirs, assigns and successors-in-interest the
abovementioned parcel of land, free from all liens and encumbrances.
That the payment for the capital gains, documentary, stamp and transfer taxes due to the
government agencies concerned shall be on the account of the VENDEE.
This Deed is binding to the heirs, assigns, and successors-in-interest of the parties hereto.

ACKNOWLEDGEMENT
This instrument consist of the two (2) pages including this page in which the
acknowledgement is written, duly signed by the parties and their instrumental witnesses on each
and every page hereof, refers to a Deed of Absolute Sale entered into by and between and
abovementioned persons with their respective Identification Documents.
