DESIGN CRITERIA AIR VELOCITY IN DUCTWORK


 Duct velocities must be within the following range, to ensure acceptable noise levels

- Fan outlets: 6.5 ~ 10 m/s

- Main duct: 5.0 ~ 6.5 m/s

- Brand duct: 3.0 ~ 4.5 m/s

- Risers: 3.0 ~ 3.5 m/s

- Guestroom risers: 3.0 ~ 4.5 m/s

- Open lobby and public spaces: natural ventilation + ceiling fan

- Sports room, Fitness : 50 m³/h/person

- Enclosed Car park: 6 vol/h and 10 vol/h (Smoke exhaust)

 Total estimated power: 2.463 kVA

MV INCOMING

 Operation voltage: 22kV, frequency: 50Hz, 3 phase


 Supply source: Power Supply for the building will be
derived from MV panel of Villas electrical
substation (Substation 1).
 The equipment used for MV panel is SF6 type.
 Transformer protection device is SF6 circuit
breaker.

TRANSFORMER

 Medium voltage: 22kV, frequency: 50Hz, 3 phase


 Low voltage: 3 phases, 4 line 380/220V.
 Dry type, encased in resin.
 Configured in IP31 metallic envelop.
 Each Transformer to be sized for 75% of maximum load of building.

GENERATOR

 Generator is used to provide standby electrical power generation to the building and specific
selected systems, as later described, during periods of loss of the normal incoming electricity
supply and emergency situations. Generator must be sized to maintain 100% loads.
 Generator system feeds only emergency load in case of fire.
 Generator system feeds all load in the event of a fault in the normal supply.
 Daily fuel tank size: for 8 hours (full load)
 Storage fuel tank size: for 48 hours (full load)

 Designed with 20% spare space for future additions.
 Main switchboards shall be full type test type, Form 3b, IP 43 construction.
 Local distribution boards shall be Form 2b, IP 42 construction.
 Outdoor distribution boards shall be Form 2b, IP 65 construction.
 The panel must be a factory assembled type consisting of cubicles assembled.

 In an electrical installation an earthing system or grounding system connects specific


parts of that installation with the Earth's conductive surface for safety and functional
purposes.
 TN-S earthing system will be used.
 Earthing resistance for Electrical system: Rn< 4 Ω in all season
 Earthing resistance for Telecom system: Rn< 1 Ω in all season

 Lighting design is out of scope


 Provide power system for lighting only.
 Emergency lighting powered by individual battery.
 Exit & Emergency lighting – Lighting system powered via battery in compact, using to
lighting the way to exit door.

- Public areas are controlled locally from a general lighting
command board (near reception) and from BMS.
 Bedrooms corridor
- In this area, there must be 2 different types of lighting : - One
permanent lighting, representing 1/3 of luminaries, always “ON”.
One non-permanent lighting, representing 2/3 of luminaries,
controlled by presence sensors.
 Public Toilet
- Controlled by presence sensors.
 Parking, Landscape
- Controlled by photocell and BMS.

LIGHTNING PROTECTION SYSTEM

 Lightning system includes:


- Air termination network – grid system.
- Not using air-termination rod
- Down conductors.
- Earth termination network.
- Testing box.
 Lightning faraday cadge will be applied for tall building (complied with TCVN).
 Cooper or aluminum tape lightning conductor in cooperate with architectural
facade.
 Earthling resistance < 10 Ω in all season.
 Surge Protective Devices
- The main objective of the electrical installation protection system is to limit over
voltages to values that are acceptable for the equipment.
- So, to complete building protection, SPDs for electrical equipment must be
provided:
+ For MDB panel: Type 1 SPD.
+ For DB panel: Type 2 SPD.

 Manage all MEP systems in the project.

 From the central control room (1st basement), the operation


team can monitor the operation status of the devices and
control them: labor saving.

 Main targets:

o Monitor the operation of the system to ensure the fastest
error detection and fixing.
