RENTAL AGREEMENT

This Agreement of Rental entered into at Chennai 01st day of April 2019.

BETWEEN

MR.T.M.MUGUNDAN, aged about 49 years, residing at , M – 118, 2nd main


road, Thiruvalluvar Nagar, Thiruvanmiyur, Chennai – 600041 , represented by his
power agent MR.M.S.MAHALINGAM, aged about 80 years(ID – Driving License No
– TN63 19620000383), hereinafter called the OWNER which term shall mean and
include his heirs, legal representatives, executors administrators and assigns of the
ONEPART.

AND

MR.R.NAGARAJAN, S/o. Mr.Rajagopal , residing at , No – 28, 1st main road,


Sri Sai Nagar, Thuraipakkam, Chennai – 600097 (Aadhar No – 5848 8841 0241)
hereinafter called the TENANT, which term shall mean and include his heirs, legal
representatives, executors, administrators and assigns of the OTHER PART.
WHEREAS the said Landlord is the absolute owner of the premises bearing No – 1,
12th Cross Street, Sri Sai nagar, Thuraipakkam, Chennai – 600097 And WHEREAS
the TENANT approach for the above said property to the OWNER for the Residential
purpose for him on the following terms and conditions.

NOW THIS AGREEMENT OF RENTAL WITNESSETH AS FOLLOWS:

1. The OWNER hereby agree to let out the above referred premises to the TENANT
and the TENANT hereby agrees to take on tenancy of the said premises at, No –
1, 12th Cross Street, Sri Sai nagar, Thuraipakkam, Chennai – 600097 a period
of eleven months, commencing from 01-04-2019 to 28-02-2020.

2. The TENANT has undertaken to pay a sum of Rs.11,000 /-(Rupees Eleven


Thousand only) towards the rent per month for the period of eleven months.

3. The TENANT shall pay the maintenance charges and sewage water charges.

4. The TENANT has undertaken to pay and has paid to the OWNER as an interest free
refundable security deposit a sum of Rs.60,000 /- (Rupees Sity Thousand only)
by way cash which shall be refunded on handing over the vacant possession of the
said property hereby mentioned.

5. The Tenant shall pay the electricity consumption charges as per meter directly to
TNEB.

6. The security Deposit amount will not be adjustable on rent by the TENANT and only
refundable at the time of vacating the schedule mentioned residential place after
adjusting all sums due to the OWNER.

7. The TENANT shall use the premises for the residential purpose only.

8. The TENANT does hereby declare that the rate of rent herein agreed is fair and
reasonable in all respect.
9. The Tenant hereby agrees to pay the monthly rent on or before the 5 th day of every
succeeding month without fail.
10. The OWNER or his authorized agent has every right to inspect the premises at all
reasonable hours mutually agreed upon.
11. The TENANT shall use the portion let out under this agreement only for residence
and shall not use for any immoral or illegal use.
12. The TENANT shall not be entitled to sublet or assign his interest in the portion hold
or part with the possession to any person whomsoever or make any alteration or
addition the portion whatever without the consent of the OWNER in writing.

13. The OWNER shall be entitled to evict the TENANT if he commits default in payment
of rent continuously for a period of two months.

14. Either party will give Three month notice for vacating the premises by either side.

15. The TENANT shall not cause any damage to the premises occupied by him/her and
if any damages are noticed, the Lessee shall be responsible to repair the same or
otherwise the damages cost, shall be recovered from the deposit amount.

16. The Tenant shall not allow the premises for any illegal activities, if it is found so, the
OWNER has got the right to enter the premises and take possession of the same,
for which condition the OWNER herein have agreed.

17. Both the parties shall mutually extend this rent on the expiry of the rent portion on
fresh terms and conditions.

All that piece and parcel of the premises bearing No – 1, 12th Cross Street, Sri Sai
nagar, Thuraipakkam, Chennai – 600097.

Light above washbasin - 1 No.
Wall light - 5 Nos.
Calling bell - 1 No.
Doom light - 1 No.
Terrace Light Fitting - 1 No.
Portico light fitting - 1 No.
0.5 HP Pump set - 1 No.
Fans - 4 Nos.
Sanitary:
Wash basin - - 1 No
Bath & Toilet both bathrooms

Others:
Cupboard in Hall, bedrooms and Kitchens.
One set of Keys.

IN WITNESS WHEREOR, the OWNER AND TENANT have signed on this


agreement on the 01st day of April 2019 in the presence of witnesses.
