MENSAGEM DA ADMINISTRAÇÃO
No primeiro trimestre de 2019 a Companhia teve um desempenho operacional bastante positivo, registrando
aceleração dos lançamentos e vendas, redução do patamar de endividamento e elevação do lucro líquido.
A Receita Operacional Líquida totalizou R$ 181 milhões no trimestre, aumento de 50% em comparação ao
mesmo trimestre do ano anterior. O Lucro Bruto trimestral totalizou R$ 58 milhões, elevação de 53% em
relação ao mesmo trimestre do ano anterior, registrando Margem Bruta de 32%. O Lucro Bruto Ajustado
registrou R$ 61 milhões, elevação de 48% ante o mesmo período do trimestre anterior. A Margem Bruta
Ajustada registrou 34%. No trimestre, a Trisul registrou Lucro Líquido de R$ 27 milhões, elevação de 106%
em comparação ao 1T18, e margem líquida de 15%. O EBITDA ajustado, no trimestre, registrou R$ 35,6
milhões, elevação de 69% ante o 1T18, com Margem EBITDA ajustada de 19,7%.
No trimestre, a Trisul lançou os empreendimentos Axis Vila Mariana e Altez Ipiranga, totalizando um VGV
Trisul de R$ 272 milhões, equivalente a 39% do “piso” do guidance proposto para 2019.
No 1T19 as Vendas Brutas % Trisul totalizaram R$ 256 milhões, elevação de 50% ante o mesmo período do
ano anterior, equivalente a 37% do “piso” do guidance proposto para 2019. As Vendas Líquidas % Trisul
totalizaram R$ 240 milhões no trimestre, elevação de 65% em comparação ao 1T18.
A Trisul concluiu, no trimestre, os empreendimentos Origem Vila Madalena e Bella Bonina, totalizando um
VGV de R$ 173 milhões em 176 unidades.

As demonstrações financeiras, individuais e consolidadas, são apresentadas na moeda Real, que é a moeda
funcional da Companhia e de suas controladas, arredondadas para o milhar mais próximo, exceto quando
indicado de outra forma. As demonstrações financeiras individuais foram elaboradas e apresentadas de
acordo com as práticas contábeis adotadas no Brasil, aplicáveis às entidades de incorporação imobiliária no
Brasil, registradas na Comissão de Valores Mobiliários (“CVM”). As demonstrações financeiras consolidadas
foram elaboradas e apresentadas de acordo com as práticas contábeis adotadas no Brasil e de acordo com
as normas internacionais de relatórios financeiros (IFRS), aplicáveis às entidades de incorporação imobiliária
no Brasil, registradas na CVM. Os aspectos relacionados à transferência de controle na venda de unidades
imobiliárias e satisfação de obrigação de desempenho seguem o entendimento da administração da
Companhia, alinhado ao Ofício Circular/CVM/SNC/SEP nº 02/2018 sobre a aplicação do Pronunciamento
Técnico NBC TG 47 (IFRS 15), direcionado às entidades do setor imobiliário. Ofício Circular
CVM/SNC/SEP/n.º 02/2018, dentre outros assuntos, esclarece em quais situações as entidades do setor
imobiliário devem manter o reconhecimento de receita ao longo do tempo, denominado Percentage of
Completion – POC (método da percentagem completada). As informações, valores e dados constantes deste
relatório de desempenho financeiro, que não correspondem a saldos e informações contábeis constantes de
nossas informações financeiras consolidadas, como por exemplo: Valor Geral de Vendas – VGV Trisul,
Vendas Contratadas, Vendas Trisul, EBITDA Ajustado e margem EBITDA Ajustado, entre outros,
correspondem a informações que não foram revisadas por nossos Auditores Independentes.

The Company had a very positive operating performance in the first quarter of 2019, registering an
acceleration in launches and sales, reduction of debt levels and increase in net income.
Net Operating Revenue totaled R$181 million in the quarter, up by 50% compared to the same quarter of the
previous year. The quarterly Gross Profit totaled R$58 million, an increase of 53% over 1Q18, with a Gross
Margin of 32%. The Adjusted Gross Profit was R$61 million, up by 48% compared to the same period of the
previous quarter, with an Adjusted Gross Margin of 34%. In the quarter, Trisul recorded Net Income of R$27
million, an increase of 106% compared to 1Q18, with a net margin of 15%. Adjusted EBITDA was R$35.6
million, up by 69% over 1Q18, with an Adjusted EBITDA Margin of 19.7%.
In 1Q19, Trisul launched the Axis Vila Mariana and Altez Ipiranga projects, reaching a total PSV for Trisul of
R$272 million, equivalent to 39% of the guidance proposed for 2019.
1Q19 Gross Sales (% Trisul) totaled R$256 million, an increase of 50% over the same period of the previous
year, equivalent to 37% of the proposed guidance for 2019. Net Sales (% Trisul) totaled R$240 million in
quarter, up by 65% compared to 1Q18.
Trisul concluded the Origem Vila Madalena and Bella Bonina projects in the quarter, totaling a PSV of R$173
million in 176 units.
As a reflection of the Company’s positive performance, the shareholder base grew significantly, totaling an
increase of 2,142 shareholders in the quarter, 46% higher compared to the closing of 2018.

The quarterly information (individual and consolidated) are presented in Reais (R$), which is the functional
currency of the Company and its subsidiaries, rounded to the nearest thousand, unless otherwise indicated.
The individual financial statements were prepared and presented in accordance with accounting practices
adopted in Brazil, applicable to Brazilian real estate development entities, registered with the Brazilian
Securities and Exchange Commission (“CVM”). The consolidated financial statements were prepared and
presented in accordance with accounting practices adopted in Brazil and with the International Financial
Reporting Standards (IFRS) applicable to Brazilian real estate development entities, registered with CVM. The
aspects regarding the transfer of control in the sale of real estate units and compliance with performance
obligations follow the understanding of the management of the Company, in line with Circular
Letter/CVM/SNC/SEP No. 02/2018 on the implementation of Technical Pronouncement NBC TG 47 (IFRS
15), that guides real estate entities. Circular Letter/CVM/SNC/SEP No. 02/2018, among other matters,
clarifies the situations where real estate entities are required to report revenues on a period-by-period basis,
known as Percentage of Completion – POC. The information, figures and data included in this financial
performance report, which do not correspond to the balances and accounting information included in our
consolidated financial information, such as: Potential Sales Value – Trisul PSV, Contracted Sales, Trisul
Sales, Adjusted EBITDA and Adjusted EBITDA margin, among others, correspond to information that was not
reviewed by our Independent Auditors.

Revenue from contracted sales of each project is recognized in the Company's result over the construction
period, using the percentage of financial evolution of each project (PoC – Percentage of Completion Method).
This percentage is measured by the cost incurred in relation to the total budgeted cost of the units sold for
each project. The PVA – Present Value Adjustment is also discounted from this appropriate revenue, in
accordance with CPC 12.

MARKETABLE PROPERTIES
Marketable properties are represented by the acquisition costs of land for future developments and/or sale,
costs incurred with real estate units under construction and not yet sold and cost of concluded real estate
units in inventory.
FINANCIAL INSTRUMENTS
The Company and its subsidiaries participate in transactions involving financial instruments, which are
restricted to financial investments, loans for working capital, financing of development and purchase of land
and transactions with partners in real estate projects, under normal market conditions, all of which are
recognized in the financial information and are intended to meet the Company’s operating needs and reduce
its exposure to credit and interest rate risks.
These instruments are managed through operational strategies, aiming at liquidity, profitability and minimizing
risk.
OWNERSHIP STRUCTURE
On March 31, 2019, the Company’s fully subscribed and paid-in capital stock was R$461 million, represented
by 146,117,538 registered, book-entry, common shares, with no par value.
