CONTRACT OF SALE

KNOW ALL MEN BY THESE PRESENTS :

This AGREEMENT executed by and between :

SPOUSES VALENTINO SIMBAJON and ALELI ALBA-

SIMABAJON, Filipino and a resident of Daap, Sangali, Zamboanga
City, hereinafter called the Vendor, and

JULIETO C. DANIEL, of legal age, married, Filipino and a

resident of Tugbungan, Zamboanga City, hereinafter called the Vendee,

WITNESSETH:

WHEREAS, the Vendor are the co-owners of the following parcel of land :

A parcel of land ( LOT 1206-C-3-B-2 ) of the subdivision

plan, Psd-09-046152, being a portion of Lot 1206-C-3-B, situated in
the Barangay of Sangali, City of Zamboanga, containing an area of
Four Thousand Fifty ( 4,055 ) Square Meters, presently covered by
Transfer Certificate of Title No. 164,100,

WHEREAS, the vendee agreed to buy the afore-described parcel of land and the
Vendor agreed to sell the same, under the following terms and conditions, to wit:

1. That the selling price is Ten Million (Php10,000,000.00)Pesos, Philippine

currency,

2. Upon execution of this agreement, the Vendee shall pay to the Vendor an
Earnest Money in the amount of Five Hundred Thousand
(Php500,000.00)Pesos,

3. The selling price of Php10,000,000.00 shall be paid as follows:

3.1 The Vendee shall make a down payment of Fifty (50%) Percent of the
selling price, less the Php500,000.00 earnest money, or in the amount of Four
Million Five Hundred Thousand (Php4,500,000.00) Pesos, on
______________________________,

3.2 The remaining balance amount of Five Million (Php5,000,000.00) Pesos,

shall be paid in Eighteen (18) monthly payment of Two Hundred Seventy
Seven Thousand Seven Hundred Seventy Seven and Seventy Seven
Centavos (Php277,777.77)

4. That upon receipt of the down payment of Five Million (Php5,000,000.00)

Pesos, the vendor shall execute the Deed of Absolute Sale in favor of the
Vendee.

IN WITNESS WHEREOF, we have hereunto set our hands on the date and place
hereinafter mentioned.

This instrument consisting of two (2) pages, including this page wherein this
acknowledgment is written, had been signed by the parties and their witnesses, sealed
with my notartial seal and relates to that Contract of Sale of a parcel of land
