Whereas the land lord is the owner of the house, Ground and premises

Whereas the tenant as approach the landlord and requested him the
Rent the Ground Floor, Flat-B, of the building for official Purpose only on a
monthly rent of whereas the landlord as agreed for the same on the following
terms and conditions.

NOW THIS DEED WITNESSETH AS FOLLOWS:

1. That the Landlord has agreed to let the tenant as agreed to take on rent
of the said Ground Floor, Flat-B, of the building mentioned above and
described in the schedule hereunder.

2. The tenancy commences from 1st April 2017, and the same is according
to the English Calendar Month.
3. The Monthly rent agreed for the said Ground Floor, Flat-B, of the
building is Rs.10,500/- (Rupees Ten Thousand Five Hundred only)
payable to the landlord on or before the 5th day of each month.

4. This amount of Rs.10,500/- (Rupees Ten Thousand Five Hundred


only) includes charges for Electrical & other fittings Rs.500/- (Rupees
Five Hundred only) for maintenance charges totally monthly rent
Rs.11,000/- (Rupees Eleven Thousand only).

5. The tenant has paid the landlord advance amount Rs.60,000/- (Rupees
Sixty Thousand only) as security deposit in cash. The security deposit
will be repayable on the tenant vacating and delivering the vacant
possession of the premises in good condition, the said amount does not
carry any interest.

6. If any damages are caused to the rented premises, the landlord shall
have a right to deduct the amount necessary for the repairs from the
security deposit and pay the balance of amount on delivery of vacant
possession of the building.

7. The tenancy is for a duration of 11 (Eleven) months commencing from


1st April 2017, the end 31st March 2018. When the rental agreement
expires; where upon the premises shall be vacated by the tenant and
possession delivered to the landlord in good condition.

8. The rental agreement is renewable at the option of the landlord on the


termination of the rent and on such renewal of the rent the tenant shall
pay an increase rent of 5%.

9. That the tenant hereby covenants with the landlord not to assign or
sublet the premises or any portion thereof rent to them. Or use the
building other than for official purpose.

10. That the Tenant hereby by covenants with the landlord to maintain
the premises in good and tenantable condition and shall not cause any
damage to the building of fitting and fixture and if any damage is caused,
the same shall be replaced and rectified at the cost of the tenant.

11. That the tenant shall not make any structural alternations and or
addition in the premises in whatsoever manner without getting the
previous written consent of the landlord.

12. That the tenant shall used the premise strictly for official purpose
only.

13. That the tenant shall pay the electricity consumption charges to
direct pay for Electricity board.

14. All fittings & fixtures should be redelivered by the tenant in good
condition at the termination of the tenancy.

15. That the landlord and his agents and servant shall be end title to
have periodical inspection of the premises lease out.

16. That the tenant shall be liable to replace any bulb or tube etc., and
the landlord will take care of any major repairs only to electrical fitting
etc provided the same is not caused due to the negligence of the tenant.

17. That if the tenant fails to pay rent regularly or commits and breach
or the any other convenience the landlord shall be entitled to terminate
the tenancy by giving One Month notice and take possession of the
premises rent.

18. That if the tenant decide to vacate before the expiry of the rent
shall give One Month notice to the landlord.

19. The tenant shall part in the vehicle two wheeler only in the open
space VIZ front portion of the building in the Ground Floor.
20. Color washing for the building will be done once in Three Years by
the land. If at the time of vacating the portion occupied by the tenant is
found soiled charges for the color washing will be collected from the
tenant.
