DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and entered into by:

DINA ESPINOSA ESCOLTURA, of legal age, Filipino, married and residing at

______________________, Pasig City, hereinafter referred to as the VENDOR,

- in favor of -

ARLYN ESTOBO ESPINOSA, of legal age, Filipino, married and with residence
address at Blk 26 Lot 12, Peralta St., Maligaya Park Subd., Caloocan City, hereinafter referred to
as the VENDEE,

WITNESSETH:

WHEREAS, the VENDOR is one of compulsory heirs of a certain real property located at
Brgy. Union, Dapa, Surigao del Norte covered by Tax Declaration No. 07-07-2806196 of the
Municpality of Dapa, Surigao del Norte and more particularly described as follows:

Boundaries:
North : Lot # 2459 South : Lot # 2454-2453
East : Lot # 2458-2456 West : Lot # 2461

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell the
above-described property, together with all the improvements thereon for the consideration and
the terms and conditions set forth herein below:

NOW, THEREFORE, for and in consideration of the aforesaid premises and more
specifically of the sum of FIFTEEN THOUSAND PESOS (P15,000.00), Philippine Currency,
the receipt whereof is hereby acknowledged in full from the VENDEE to the entire satisfaction
of the VENDOR, the said VENDOR does hereby SELL, TRANSFER, CONVEY and
DELIVER, in a manner absolute and irrevocable, in favor of the VENDEE, her heirs, assigns
and successors in interest the property above described with all the improvements existing
thereon;

That the VENDOR hereby warrants valid title to and peaceful possession of the property
herein sold and conveyed and further declares that the same is free and clear of all liens and
encumbrances of any kind whatsoever.

IN WITNESS WHEREOF, the VENDOR has hereunto set his hand on the _____ of
