CONTRACT OF LEASE

Know all men by these presents:

This is a Contract of Lease, made and entered into by and between:

______________, Filipino, legal age and with residence at Bacolod City, hereinafter
referred to as Lessor

and

_________________________, Filipino, legal age and with residence at

__________________________________________, hereinafter referred to as Lessee.

Witnesseth:

Whereas, the Lessor is the registered owner of a certain property located at

________________________.

Whereas, the lessee desires to lease a room from the said property.

Now, therefore, the Lessor agrees to lease a room to the Lessee under the following
terms and conditions:

1. The Lessee must be female and as much as possible, no male visitors are allowed
within the leased property.
2. The term of the lease shall be for a period of ________ beginning _____________,
unless sooner terminated as herein provided.
3. The Lessee agrees to pay monthly rentals of ______, payable in the ______ week of
the month, subject to increase at the option of the Lessor with prior notice to the
Lessee.
4. Prior to occupying the leased room, the Lessee shall pay two (2) months deposit and
one (1) month advance which shall answer for any unpaid utility bill or for any
damage to the property resulting from the lessee’s use and occupancy or from any
cause whatsoever by the Lessee’s family member, household and guests; and if no
such injury or damage is caused, the same will be applied as rentals in the last
_____months of occupancy.
5. Major repairs of the property shall be for the account of the Lessor.
6. During the lifetime of the lease, the lessee shall be responsible for the utility charges.
7. The Lessee agrees to a No Smoking and No Alcoholic Beverages Rule within the
leased property.
8. The Lessee shall not sublease the leased room or assign this lease without the
written consent of the Lessor.
 9. The Lessee shall not make any improvements without the prior consent of the Lessor
and if the same are made, they shall be for the account of the Lessee and at the end
of the lease, become the property of the Lessor, without any right to seek
reimbursement of the costs thereof.
10. If any rental as stipulated, shall remain unpaid for ____ months or if the Lessee fails
to comply to the terms of the lease, this Contract of Lease shall terminate after
notice to the Lessee and the Lessee shall peacefully surrender possession of the
leased property to the Lessor in the condition as when he/she first entered the
property.
11. Failure of the Lessor to insist on any of the provisions of this lease shall not be
construed as a waiver thereof. No waiver by the Lessor of any rights herein provided
and as provided by law shall be valid, unless made in writing and duly signed by the
Lessor.
