Every project need to be determine what system will generate the most profitable to be
allocated most efficiently. It is important to know that every system and strategy has an effect
on others to find the most suitable and effective systems.
Maintenance cost also must be considered throughout the building life. These expenses
are from the operating budget instead of the construction budget, so the cost of the building is
sometimes not assessed. Besides, the building using precast concrete does not need to be
renovated or potentially substituted in 20 years, and also becomes more of a consideration.
Precast concrete structural help save cost in different way, from the building service life and
throughout the design phases.
Precast concrete construction can reduce the construction period by several month. This
result in reduce the time to lower contractor overhead costs and risks, carry financial bonds
elimination of expenses for non-precast related to equipment and reduces subcontractor costs
by giving more responsibility to a single supplier which is precast supplier.
The McDonalds construction cost average can be cost RM500k to RM700k. This
depend on the contractor using what type of materials, type of building system, size of
restaurant, and location to construct this building. The McDonalds we choose is using PCS
mixed system which is large panel system mixed with frame system to construct. Eventually,
will using most of the precast concrete structure member which is precast rectangular column,
precast structural wall, precast beams, precast staircase, and precast hollow core slab.
Precast concrete work require general labour, semi-skilled labour and skilled worker.
The general labour rate are RM60/day, semi-skilled labour rate is RM75/day and skilled worker
are RM95/day. Other than that, this construction require transportation cost also because need
to transport all the precast structure to site. Usually require 6 wheels long body lorry with
driver and this cost RM500/day (8hrs), lorry with driver 10 wheels cost RM600/day (8hrs), and
need lorry crane to deliver the crane to site which cost RM550/day (8hr).
However the rate of mortar (1:3) can be find which is RM285.00/M3 and the rate of 1:6
mixed is RM240/M3. The precast concrete structural wall, beam, column, slab, staircase are
hard to be determined because of different size have different price. The grade we use is precast
concrete grade 30 and grade 35. The rate of ready precast concrete grade 30 is RM205/M3 and
grade 35 is RM210/M3. So, we can assume that the precast concrete cost is occupied 65-75%
of construction cost. Which is cost 325k to 525k in buying the precast concrete structure from
the precast supplier.
