6 projects to
inspire your
vegetated roof
retrofit
COMPILED BY JANELLE PENNY AND JENNIE MORTON
Your green roof is a living investment. The soil and vegetation atop your facility
add extra insulation, reduce the urban heat island effect, and boost your
building’s aesthetic value and green credibility. Choose from a wide spectrum
of vegetated roof systems to discover the greenery that best fits your region
and your facility’s unique needs.
“Do your own homework,” recommends Jerry Beall, Product and Technical
Specialist for FiberTite Roofing Systems, a membrane manufacturer that partners
with green roof suppliers. “The biggest concern is quality, not cost, because
it will cost you a lot more to fix problems down the road than what you could
save on the initial investment.”
These projects across four ASHRAE climate zones show what’s possible
with rooftop vegetation, from relatively hands-off systems with grasses and
sedums to elaborate installations with flowers, trees and spaces for building
occupants. Which one fits your location and requirements?

weight load. These are things you need to think about early on.”
This project was a new build, so the team had the opportu-
nity to get the waterproofing (a vital component of any roofing
project) right from the start. A green roof retrofit for an existing
building should be paired with a new waterproofing system,
Lambert stresses.
“A green roof is not a roof to cut corners on. The waterproofing
portion has to be detailed, designed and installed at a high level
because once the greenery is in place, it’s more difficult to find a
leak. That sounds basic, but it’s often forgotten,” Lambert explains.
“A lot of people get wrapped up in the vegetation or aesthetics and
forget about making sure it’s watertight. If the plants are beautiful
but the roof leaks, no one is happy.”

Three Phase
Roof Restoration
spreads out costs;
adds 15 years
of warrantied
service life
THE CASE FOR ROOF RESTORATIONS
JUST GOT STRONGER.
Traditionally, there have been only two solutions to nagging or persistent roof
problems: perform ongoing patchwork repairs or make the costly investment of
a complete roof replacement. More recently, facility managers and building owners
have instead begun taking advantage of money-saving roof restoration options
that can be completed at much less cost than a new roof, roof restorations. While
considerably less expensive than replacements, restorations can still deliver a punch
to a maintenance budget. Simon Roofing’s new Three Phase Restoration System
softens that blow by spreading out the expense and comes equipped with a full
15-yr. labor, materials and workmanship warranty and leak-free protection.
With the Three Phase Restoration System, scopes of work customized for your roof
and associated expenses are spread out over a three-year period, with the most critical
repairs happening in year-one. That means annual maintenance budget dollars are
freed to perform other timely building repairs in the facility maintenance world.
Advantages include:
• Work is completed and billed in three phases over a three year period
• Each phase has a separate, customized scope of work for your roof
• R
oof is brought to watertight condition and full 15-yr. warranty takes effect
after completion of phase one
• Less cost and disruption than a replacement
• 24-hour response time to warranty calls

Trim-Tex Mud Set Beads are a drywall corner bead made from rigid vinyl and a patented
technology that creates three times more bonding than traditional paper-faced metal
versions. Replacing corner bead that’s dented, rusted, or moldy is an extensive and
expensive process. Trim-Tex is strong enough to withstand substantial impacts from roll-
ing carts, moving dollies, suitcases, and other collisions. Its elastic vinyl properties absorb
blows and bounce back to its original form. Available in a variety of shapes and sizes,
these durable materials reduce building maintenance costs and preserve aesthetics.
