With regard to the above mentioned subject, we are glad to hire your consultancy services for
Design & Engineering of MEP Services like Electrical, Plumbing, Fire Protection, Extra Low
Voltage (ELV) systems such as Voice & Data Network, Security & Safety and Air conditioning and
Mechanical Ventilation (ACMV).

With your experience in similar projects, we request your services with most cost effective,
reliable and safe Designs.

SCOPE OF WORK:

The following Services are covered under the Scope of work

1. 1) Electrical systems:
1. a) Internal Electrical Works such as Lighting, power Wiring, Emergency Lighting,
Lighting controls for Apartments, Amenities and Common Areas.
2. b) External Electrical works for Apartments, Utilities and Amenities including
Transformers, HT & LT Switchgear, DG sets for power backup.
3. c) External Landscape/ facade Lighting.
2. 2) Plumbing systems:
1. a) Water Supply System.
2. b) Drainage system.
3. c) Water treatment Plant.
4. d) Sewage treatment plant.
5. e) Rain water harvesting systems.
6. f) Storm water disposal/ reuse.
7. g) UG sump & OHT capacities.
3. 3) Fire systems:
1. a) Fire Fighting systems as approved by DGFS/ as per NBC.
2. b) Fire Alarm system as approved by DGFS/ as per NBC.
3. c) Public Address System.
4. d) Portable Fire Extinguishers and Exit Signages.
4. 4) Extra Low Voltage (ELV) Systems:
1. a) Security systems like CCTV Cameras, Access Control system, Voice and Data
systems, Solar Fence, Boom Barriers etc., as required.
2. b) Automatic Metering Reading (AMR) systems for LPG/Water/Normal & DG
Power supply.
3. c) Communication systems such as Telephone/Internet Networking, TV
Networks (only

passive components).

5. 5) Air-conditioning and Mechanical Ventilation systems (ACMV):


1. a) Location of Indoor and Outdoor units.
2. b) Mechanical Ventilation for Basements.

6) LPG Reticulation system:

a) LPG System including Meters, storage and associated distribution piping.

SCHEDULE OF ENGINEERING SERVICES:

1) PRE-DESIGN STAGE:

1. a) Advice on Power supply conditions, Location of Metering Point


2. b) Advice on Rules and Regulations of TSSPDCL
3. c) Rules and Regulations on Fire Fighting etc.,
4. d) Advice on Relevant Indian Standards, National Building Code of India etc., with
respect to

Fire Fighting and other services

2) CONCEPT DESIGN STAGE:

1. a) Rough indication of Power Requirements


2. b) Evaluating the Preliminary Designs with respect to spaces allocated for services
3. c) Evaluating the Provisions made for Fire Fighting with respect to local norms
4. d) Requirement of Spaces/ Rooms for services in the form of Sketches
5. e) Preliminary design report identifying estimated Power requirement along with basic

design concepts and budgetary cost estimate.

3) SCHEMATIC DESIGN STAGE:


1. a) Comprehensive electrical load calculations
2. b) Preparation of preliminary drawings identifying the external services, size and
location of

substation, Fire water tanks, Fire-fighting pump rooms.

3. c) Preparation of drawings for Municipal submission with respect to MEP services, if

required.

4) DESIGN DEVELOPMENT STAGE:

1. a) Preparation of design drawings based on working plans of Architect/ Interior


Designer.
2. b) Electrical: Substation layout, HT & LT single line diagram, HT/LT panel room layout,
electrical distribution system comprising of panels, distribution boards, bus-ducts,
cables & cable trays layout, lighting with circuiting based on approved reflected ceiling
plans and convenience power outlets, DG room layout along with panel details, earthing
& lightning

protection system.

3. c) Plumbing: Water tanks & pump room layout, cold water distribution, sewage &
storm

water disposal piping layout for entire Complex (as per NBC), waste water disposal,
sewage / effluent treatment system and water treatment system, storm water drains &
Rain water harvesting.

4. d) Fire Fighting: Fire Water tanks & Fire pump room layout, sprinkler system layout for
entire Complex (as per NBC/ as required by Director of Fire services).
5. e) Extra Low Voltage (ELV) Systems: Layout & schematics for Fire alarm/ Security
systems like access control, CCTV /BMS and Voice/Data Transmission.
6. f) ACMV: Location of Indoor/ Outdoor Split AC Units, Routing of Copper piping/ Drain
piping.

7. g) LPG Reticulation: Layout & Schematic for LPG System including storage and
associated distribution piping, Meters
8. h) Preparation of coordinated services layout drawings based on Electrical, Plumbing,
and Fire Fighting, ACMV, LPG Reticulation and ELV design drawings.

5) TENDER DOCUMENT STAGE:


1. a) Upon coordination and approval of all design drawings, preparation of tender
documents including special conditions of contract, specifications and detailed schedule
of quantities based on design drawings.
2. b) Detailed cost estimates based on unit rates obtained in recently-invited similar
tenders/ Market rates.

6) CONSTRUCTION STAGE:

1. a) Verification of contractor’s shop drawings and recommendation for execution.


2. b) Occasional site visits to ensure that installation work is as per design & specification.

7) DELIVERABLES:

1. a) Design basis Report with Load/ Capacity calculations and Budget estimate
2. b) 3 sets of Preliminary drawings for each service and one set of Coordinated drawings
3. c) 3 sets of Tender drawings for each type of service.
4. d) 3 sets of Tender documents with specifications and Bill of quantities (soft copy)
5. e) 1 set of Itemized Estimates.
6. f) Soft copy of MEP services coordinated drawings

8) EXCLUSIONS:

1. a) Liasoning with Power supply authority / Water Supply & Sewage Board/Director of
Fire Services/ any Govt. Departments excluded. However, Drawings will be prepared
based on the Standards/ Local rules, regulations and necessary technical support will be
provided
2. b) Rooms/ Sumps/ Tanks wherever required will be given only in the form of sketches,
but Architectural/ Structural drawings are not included
3. c) Irrigation related water piping, but necessary inlets and outlets will be planned
4. d) Lifts, Escalators, Vertical Transportation and Traffic Analysis
5. e) Swimming Pools
6. f) Green Building certification
7. g) Project management & Site supervision
8. h) Verification / certification of contractor’s bills

9) VISITS TO PLACES OTHER THAN SITE:

a) Site visits based on progress on work by our site team to check quality of work.

b)If any visits to places other than site are required for Inspection i.e. Factory inspections etc.,
Air fare (or) First class train fare towards to &fro transportation including local transportation (if
any) and Lodging & Boarding (if applicable) to be reimbursed at actuals.

REMUNERATION, TERMS OF PAYMENT & TIME PERIOD


1)Remuneration is quoted on Built-up-Area and type of occupancy basis for the above given
scope of work.

a) For Residential Apartments (based on Res. Area & Club house):: Rs. 000 per Sq. ft

b) For Basements & Covered parking areas: Rs. 00.00 per Sq. ft

Additional:

Air conditioning for Club House/ Party hall : Rs 3.00/Sq. ft.

Notes:

(1) GST as per prevailing rate shall be extra (18.00% at present)


(2) If there is more than one revision required in the drawings, additional compensation

for the man-hours put in shall be paid at mutually negotiated and agreed rates.

TERMS OF PAYMENT & TIME PERIOD

1. TERMS OF PAYMENT:

1. a) Advance along with work order: 10%


2. b) On Completion of Schematic Design Stage : 15%
3. c) On Completion of Design Development stage :20%
4. d) On Completion of Tender Document stage :20%
5. e) During Course of work :30%
6. f) On Commissioning of systems/ Handing over :5%

NOTES:

1. a) As per CGST Notification, the tax shall be paid within one month of raising the
Invoice. Payment must be made within two- three weeks from the date of invoice
submission, failing which, penal interest on the GST payable will be charged extra, as per
the applicable rates.
2. b) Unless payment is received for a stage which has been completed and bill is raised,
deliverables related to sub-sequent stages will not be released.

2. TIME PERIOD OF AGREEMENT: THIRTY-SIX (36) MONTHS

3. If the Project is not completed within the agreed period, our services for Site visits shall
be paid @ Rs. 0000per man-day visit, in addition to transportation cost, to &fro.
