DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed, made and executed in Cagayan de Oro City by and


between:

CHARISSA JOY B. RAFANAN, Filipino citizen, of legal


age, married and resident of Bagocboc, Opol, Misamis
Oriental hereinafter called the VENDOR;

-- and--

JUAN ANDRE TERENCE R. LACSON, Filipino, of legal


age, single and resident of _________________ Cagayan de
Oro City hereinafter called the VENDEE,

WITNESSETH:

That the VENDOR is the absolute and registered owner of parcel of


land situated at Bagocboc, Opol, Misamis Oriental covered by Katibayan
ng Orihinal na Titulo Blg. P-38455 of the Office of the Registry of Deeds of
Misamis Oriental containing an area of Thirty-Five Thousand Three
Hundred Fifty Six (35,356) square meters, more or less, , more
particularly described as follows:

“A PARCEL OF LAND, Lot No. 2, GSS-10-000232 situated at


Barrio Bagocboc, Municipality of Opol, Province of Misamis Oriental,
Island of Mindanao.

Bounded on the North along line 1-2 by Lot 1; on the East along
line 2-3 by Lot 10449, Cad. 237; on the South along line 3-4 by Lot 5; on
the West along line 4-5 by Lot 4, along line 5-1 by Lot 3. All of GSS-10-
000232 Bagocboc Group Settlement Survey.

Beginning at a point marked “1” on the plan being N. 87 o 02’ E.,


935.24 meters from BLLM No. 102, Cad. 237; thence;

S. 67o 30’ E., 181.93 m. to point 2;


S. 04o 43’ W., 170.03 m. to point 3;
S. 81o 19’ W., 157.55 m. to point 4;
N. 00o 03’ W., 194.21 m. to point 5;
N. 01o 29’ E., 68.67 m. to point of

beginning. Containing an area of Thirty-Five Thousand Three Hundred


Fifty Six (35,356) square meters, more or less. All points referred to
are indicated on the plan and marked on the ground.

Bearings TRUE Date of Survey June 7-14, 2007, executed by
Geodetic Engineer Edgar G. Buhian and was approved on July 10,
2007.”

That for and in consideration of the amount of FIVE HUNDRED


THIRTY THOUSAND THREE HUNDRED FOURTY PESOS (P 530,340.00),
Philippine currency, paid in hand by the VENDEE, receipt in full of which is
hereby acknowledged by the VENDOR, the VENDOR does by these
presents SELL, CEDE, TRANSFER and CONVEY, absolutely and
unconditionally unto the said VENDEES, their heirs, successors or assigns,
the above described real properties, together with all improvements
found thereon, free from all liens and encumbrances.

That the VENDOR hereby warrants legal title and peaceful


possession of the properties herein sold and conveyed, and will defend
the same unto the said VENDEE, their heirs, successors-in-interest or
assigns, against all claims of all persons or entities whomsoever.

That the provisions of Article 1621 of the New Civil Code of the
Philippines have been complied of prior to the execution of this Deed of
Absolute Sale.

IN WITNESS WHEREOF, the parties have hereunto affixed their
