SECTION 15950 : AUTOMATIC CONTROL SYSTEM

PART 1 - GENERAL

1.1. RELATED DOCUMENTS

A. Drawings and general provisions of Contract, including General and


Special Conditions, and Division-1 Specification sections, apply to work of
this section.

B. The requirements specified in this section apply to all related sections in


this Division. The requirements of all related sections, elsewhere in this
division also apply to this section unless specified to the contrary.

1.2. DESCRIPTION OF WORK

A. Provide a complete control system as shown on the drawings and as


specified herein to include all sensors, transmitters, control devices,
wiring, and VAC-BAS interface panels. Termination to the interface panels
shall be done by this Contractor.

The entire control system shall be complete with all required accessories, to
provide the functions as described, regardless of whether or not
specifically mentioned or shown.

B. Provide in addition to the controls specified in this Section all additional


automatic controls, specified under other sections of these
specifications and as indicated on the drawings and as required for a
complete operational system.

C. All sensors, transmitters, and control devices shall be of the same brand
with the equipment used in the Building Automation System (BAS).

D. Install the control system complete in all respects using competent


tradesmen, regularly employed by the manufacturer of the control
system. All automatic control valves and dampers furnished by the
control manufacturer and installed in pipelines and ducts by the respective
trade shall be done under the supervision of the control manufacturer. Install
all electric wiring and conduit in connection with the control system as
specified.

1.3. QUALITY ASSURANCE :

A. Manufacturer : Firm regularly engaged in manufacture of automatic


control system whose products have been in satisfactory use in similar
service for not less than 5 years.

B. Installer : Firm with at least 5 years of successful installation


experience on VAC work projects similar to this project.

1.4 SUBMITTALS

A. Product Data : Submit manufacturer's product data and installation


instructions for each product specified for automatic controls.

B. Submit complete drawings to the Engineer for review before any field
installation is started, giving complete description of all control
elements and showing complete schematic wiring diagrams, including
functional description.
Provide composite wiring diagram including internal panel wiring and
show connections to Division 16 (Electrical) work.

C. Submit samples of all control devices visible to the public showing finish and
size.

D. Submit valves and damper schedule.

E. Upon completion of this portion of the work and as a condition of its


acceptance, deliver to the Owner's Engineer copies of operation and
maintenance manuals and as-built drawings.

1.5. COORDINATION

A. The Contractor shall coordinate the work with all appropriate sections of
the specifications as necessary to insure proper provisions for the work of
this section.

PART 2 - PRODUCTS

2.1. APPROVED MANUFACTURERS

2.2. SENSORS/TRANSMITTERS

A. General :

1. All temperature sensing elements except room thermostat shall be RTD


elements.

2. All sensor wiring, analog or digital, input or output shall be capable of


sharing single conduit runs without affecting signal performance.

B. Temperature Sensors

1. 1000 ohm RTD at 32C ( 0.2%) thin film platinum having a coefficient
of resistivity of 0.00375 ohms/ohm/deg.C.
2. 100 ohm RTD at 32C ( 0.2%) platinum having a coefficient of
resistivity of 0.00375 ohms/ohm/deg.F.
3. 1000 ohm RTD at 70C ( 0.2 %) nickel having a coefficient of
resistivity of 0.0031 ohms/ohm/deg.F.

2.3. AUTOMATIC VALVES

A. Automatic valves service (under 860 Kpa) shall be constructed of high


grade bronze for valves two inch pipe size and smaller, and cast iron for
valves larger than two inch pipe size.

B. Automatic valves up to 65 mm pipe size shall have screwed globe bodies,


valves larger than two and one half inch shall have flanged bodies. All
valves shall have bronze trim, stainless steel stems with self adjusting
Teflon packing.

C. Water valves shall be sized on the basis of 27.5Kpa drop unless otherwise
indicated.

D. Automatic control valves shall be fully proportioning with modulating


plug or V-port inner valves unless specified otherwise. Valves shall be quiet
in operation and fail-safe in either normally open or normally closed position.
All valves shall be capable of operating at varying rates of speed to
correspond to the exact dictates of the controllers and variable load
requirements, and capable of operating in sequence when required by the
sequence of operation. All control valves shall be sized by the control
manufacturer and guaranteed to meet cooling loads as scheduled. All control
valves shall be suitable for the pressure conditions.

E. Modulating type control valves, shall have linear flow characteristics.


Valves shall be single seated type, except where pressure and flow
combination exceeds rating for commercial valve operators, double seated
valves may be used.

F. Valve Actuators.

1. Valve actuators shall be of the magnetic or motor driven or electro-


hydraulic type with a rangeability of at least 100 to 1.

2. Actuators shall be sized to close the control valve for a tight shut-off when
operating at the maximum system differential pressure and with the

installed system pump operating at shut-off head. Actuators shall


control against system maximum working pressure.

3. Valves 32 mm to 2 inch shall run to the normal position upon loss of


power. Valves 65 mm and larger shall remain in their current position
and automatically close by the return spring upon a loss of power as
required to comply with the control sequence. Unless otherwise indicated,
two way valves for chilled water service shall be normally closed.

4. All control valves shall have capability to be opened manually.

5. Actuators shall have visual mechanical position indication showing


output output shaft and valve position. The actuator shall be capable of
operating the valve from the fully closed to the fully open position and
vice versa in less than 2 minutes.

2.4. ELECTRICAL WIRING

A. Provide wiring, raceway and connections for low temperature


thermostats, high temperature thermostats, alarms, sensors, flow
switches actuating devices for temperature, humidity, pressure and flow
indication, point resets and the like.

B. Provide all other wiring required for the complete operation of the specified
control systems.

C. Run all wiring in raceway in accordance with authorities and codes having
jurisdiction. Provide separate raceway for control wiring under this section.

D. For extent of electrical work provided by the electrical trade, consult the
electrical plans and specifications of Division 16, including wiring
diagrams and riser diagrams.

2.5. IDENTIFICATION

A. Provide control diagrams laminated between rigid plastic sheets mounted


on a supporting back board for each system controller. Mount the
diagrams next to the controller within five feet. Identify all devices on the
diagrams with the same terminology used for the nameplates. Diagram
shall be a permanent record drawing not subject to deterioration.
B. Provide nameplates for : valves, dampers, transmitters, output
devices. Identification to include point number, english description, panel
number. Provide warning notice nameplates at motors and motor
controllers for all motors which can be remotely started and stopped.

3.1. SEQUENCE OF OPERATION

A. General

1. Listed herein is a description of the various control sequences


required. The Contractor shall coordinate these descriptions with
the control schematic diagrams on the drawings.

2. The schematic diagrams presented on the drawings only provide a


broad concept of the control design sequences described in this section.
The Contractor shall be responsible in developing the actual control
logic and wiring design and selection of control components to meet
the criteria for the controlled variables such as temperature, humidity,
pressurization, safety control, etc., as required by the project.

B. Constant Air Volume Air Handling Unit

1. The supply fan shall be controlled automatically from the BAS, or


manually from local control panel.

2. Supply air duct-mounted temperature transmitter shall cycle


operation of modulating two-way chilled water cooling coil control valve
to maintain constant supply air temperature. When fan is off, control
valve shall be in close position.

D. Ventilating Fans (1 hp and above, except smoke removal and stair


pressurization fans).

1. Supply/exhaust fans shall be manually started/stopped at the Motor


Control Center (MCC) or Local Control Panel (LCP).

2. Upon activation of general fire alarm, all fans shall be automatically


turned off.
