4 acre estate
along with
several other
buildings
The house that is presently empty was once the childhood residence of
Diana Ratnagar and is now in need of urgent repairs and restoration owing
to leaking roofs, damaged false ceilings, furniture in disrepair and a once
beautiful garden that needs better care.
The old drawing by Shrotri Engineers of Shukrawar peth is a good record of
the precinct with the building and over 200 trees which needs to be further
refined . The North point on it needs to be corrected.
THE ENTRANCE

•The entrance porch to the bungalow was


rebuilt in recent times in RCC, which was
originally in bricks with lime plaster on it .
•The entrance porch needs to be
demolished and rebuilt as it was originally,
as shown in this photograph using bricks
and lime mortar as it does not comply with
the original style of architecture and

STRUCTURAL AUDIT

There is a need to do a
structural audit of the
premises through a
competent agency like
Construction Diagnostic
Centre, Mr Ravi Ranade. This
is very necessary to open
ceilings and access the roof
structural members and
ensure their stability in the
interest of the longevity of
the structure. It is only after
such an audit is complete
that we would be able to
predict the further course of
action .
Column out of plumb and cracks
in the arch
•At some parts of the Verandah ceiling, the
wooden false ceiling shows cracks and
appears to be broken and chipped in places.
•The broken planks are to be removed and
replaced.
•Wooden members such as joists, batons have
deteriorated due to constant contact with
seeped water from the ceiling.
•The members are to be checked structurally
and ones that are damaged beyond repair are
to be replaced.
DOORS AND WINDOWS

•Though doors & windows are in


good condition, some parts of
them have deteriorated and
fittings in few parts are missing.
The existing oil paint coats on the
panels are to be removed and
the door shutters are to be
brought in original form and
colour.

•The broken and deteriorated


parts need to be replaced, the
missing fittings reinstalled and
the ones that are old and
functioning need to be
refurbished.

•The oil paint on the wooden


parts is to be removed and
French polish is to be applied on
them.
WATER SEEPAGE

•The major problem on the roof is that


of water seepage. As a make-shift
attempt to cub water from seeping,
the terrace has been covered with
plastic sheet and the roof ends are
cemented.
•Due to water seepage, the wooden
members of the roof & floor below the
terrace are affected.
•Water proofing treatment should be
done for terrace and the roof joints are
to be concealed using lead sheet
flashing.
ELECTRIFICATIO
N •The electrical fittings are wires are
hanging all around the bungalow. At
some places even the holes are made in
the walls.
•The electrical layout will be worked out
for the bungalow and wires will be
concealed using the T.W. patti and will be
put in such a way that will be not easily
visible.
••The fittings having the antique look will be
selected.
ELECTRIFICATION

•Fittings that are working are to be


refurbished and reinstalled.
•An example is that of the push button
bell switch.
LIME PLASTER •The lime plaster
at many places is
either chipped off
or developed
uneven surfaces.
•The plaster at the
affected area are
to be removed
and the new lime
plaster is to be
applied.
ROOF
•Fascia boards, rafters, purlins, batons etc.
at some places have rotten or fallen prey
to termite attack and need replacement.
In addition to this removal of oil paint and
application of polish needs to be
undertaken wherever necessary.
•G.I. sheets on the extended portion of
the Verandah are to be repainted to
prevent corrosion.
DRAINAGE AND WATER
SUPPLY
•Some of the rain water gutters are placed
later and are not solving its purpose.
•The water supply pipes in some wash
rooms are over crowded and entering
through the window frames.
•Rain water gutters are to be placed so that
it will hold the water coming from the roof
and a down take pipe will be attached to
its end.
OVER HEAD WATER TANK
•Currently a Sintex water tank is placed above
a temporary MS structure. This structure is
affecting the look of this heritage building.
•An independent structure can be built using
ferrocement slightly away from the main
building for the overhead water tank.

WASH
ROOMS
•The fittings, fixtures and tiles in the
washrooms seem to be in good
condition but the plumbing fittings need
to be checked for functionality and can
be replaced in case of damage.
A once sensitively chosen scheme of finishes is now in need of
better attention while retaining the best qualities of the older
building and harmoniously weaving in the new necessities
Exquisitely detailed
corners of the dado are
largely in good shape but
the surrounding plaster
needs to be properly
finished.
FURNITURE &
ARTEFACTS The furniture and artefacts bode
well with the architectural style of
the bungalow and are to be
incorporated with slight repairs
and re polishing. However,
separate inventory of the furniture
items needs to be made for
identification and repair. In
addition to this, a furniture layout
needs to be prepared so that the
antique pieces compliment the
conserved bungalow.

STAIRCASE
The later added staircase is in bad condition with all its teak wood
members including treads, risers, supporters, rafters, purlins are either
broken or deteriorating. The staircase need to be rebuilt again.
PLINTH PROTECTION

The bungalow needs plinth protection to


protect its plinth from the changes taking
place in its surrounding
The team of Architects from Kimaya visited the premises to take
measurements of the work and locate the defects and take basic
dimensions as a plan or any of the building drawings were not available
though several copies of the site drawings were there.
