INSPECTION REPORT OF RESIDENTIAL BUILDING AT

JAMKE CHEEMA

A site visit accompanied with Mr. Khurram was made of the building situated at
Jamke Cheema Tehsil Daska. The purpose of the visit was to check the quality of civil
works of the said building. The building is being constructed for residential purpose.
It consists of brick masonry as load bearing walls to support the reinforced concrete
slab. Following are my observations.

The bricks used in the brick masonry work of the building are not of good quality and
are undersized. The color of the bricks indicates the improper mixing and burning of
the brick materials. Due to improper size of the bricks thickness of plaster on opposite
side may vary between 1" to 1-1/4”.

The mix proportion of the motor used in the brick work is not proper. A piece of dry
mortar broke easily at site by hands.

Thickness of DPC varies from 1” to 1-3/4”, where as it should be 1-1/2” minimum.

The depth of foundation for side wall along porch below normal surface level was
found 2’-3”. The width of foundation for the same wall at bottom was measured 2’-
3”. There are four steps for reducing the width from 2’-3” to 9” on each side of wall.
Each step has height 3” and offset 2-1/4”. It should be checked with construction
drawings.

The vertical joints of bricks have not filled with mortar properly, which can be seen
on the opposite side. (The mason works on one side of 9” thick wall and the side
opposite to it is called opposite side).

Before placing the concrete for slab, shuttering was not properly sealed. As a result
reasonable quantity of cement paste which produces binding force for concrete
ingredients pours on the floors through shuttering openings. A layer of that hardened
cement paste can be seen in all the floors.

Fresh hardened concrete needs curing for the strength and durability. Most part of the
concrete slab was dry except small portion of slab over drawing/ dining area. The
water standing on slab of drawing/ dining area was seeping through slab continuously.

The reinforcement of concrete slab cannot be checked due to casting of slab however
sample of reinforcing bars was collected from site. The reinforcing bars used in the
concrete slab are undersized and have not yield strength as per Grade 40 steel.

CONCLUSIONS AND APPREHENSIONS

1) Cracks may develop in the brick masonry walls due to poor quality of bricks
and mortar.

2) Hairline cracks may develop in the plaster on the opposite side where the
plaster thickness is more than the specified.

3) Due to loss of cement paste in the concrete slab, strength and modulus of
elasticity of concrete will be reduced which may result the sagging of slab in
rooms of size >=12’x 14’. Cracks in concrete slab may appear due to
undersize and under strength steel.

It is quite possible that all above apprehensions may not happen in near future but the
life of building will definitely be reduced, due to poor work man ship and poor quality
of material used at site.
