BENEFIT OF PROJECT MANAGER ON CONSTRUCTION PROJECT

Construction project is a project that related to construction that produce a building or


structure based on type of construction itself. There are few types of construction project which
are: building construction projects, heavy or civil construction projects and industrial
construction projects. Every construction project requires a team that will design, plan, construct
and maintain the construction endeavour and in every team will have a leader that will lead the
team in a project and that is Project Manager. Project Manager in construction project is a person
who in charge to manage, control and handle the flow and the progress of a project to finish on
time with enough expanses. Project manager is having an important role in construction project
and becoming main factor in construction project. Here are the reasons why project manager is
important in construction project with the benefit of project manager.

Project manager is related to construction project management because what project


manager do is part of the action of construction project management. Construction project
management is “the art of directing and coordinating human and material resources throughout
the life of a project by using modern management techniques to achieve predetermined
objectives of scope, cost, time, quality, and participating objectives” (Project Management
Institute (PMI)). Based on PMI statement, project manager has few things to manage which are:
Project planning, Cost, Time, Quality, Contract administration, Safety, and Construction
professional practices. These 7 categories of project management are the main things that
construction project manager should handle during project started until finish. If these things
could not be handled properly, the project might turn into something that people would not
expect which is project defect.

Most of project manager problems or difficulties is not in technical aspect, but from non-
technical aspect such as project team, cost of project, and contract administration. Non-technical
aspect is not an easy task to be manage because it is beyond what project manager plan from the
beginning. For example, project manager determines the whole project can be finish in certain
time with this component of team in the project. However, project manager receives a team that
not really cooperate with each other or he/she is not a team player, and that is project manager
job to synchronize his/her team to be able to cooperate to each other or even to project manager
so that the project can be finish according to project manager’s plan.

Meanwhile, project technical aspect such as construction in structure or architect, project


plan, quality of subject specimen, and safety of each personnel in project site are common thing

happen in a project and it is a project manager duty to manage these technical aspects. Usually
in project, project manager will give a task to each team member that related to their specialty
in technical aspect. However, the decision maker on what kind approach it will be if facing
technical aspect situation is project manager because project manager is the leader of the team
and project manager have far more experience in construction compare to the team personnel
itself.

In conclusion, Project manager is a person who in charge on manage and control project
and make the project finish according to plan and project manager have to manage in matter of
project plan, cost, time, quality, contract administration, safety and construction management
practice (which is related to project team). Furthermore, project manager role in a project have
give a huge impact to the flow of the project from the very beginning until the project finish and
if project manager is not capable of managing project, the project itself will be defect and it not
good for the people who will using the product of the project and to company itself.
