DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and entered by and between:

EDGAR MANCO, of legal age, Filipino, single, with postal address at SAN
PABLO, CITY OF MALOLOS BULACAN, hereinafter called as the “VENDOR”,

and

BRITANNY ROBLES, of legal age, Filipino, single, and with residential


address at MARILAO, BULACAN, hereinafter called as the “VENDEE”,

WITNESSETH:

That the VENDOR is the co-owner (1/2 share) in fee simple of a


certain parcel of land registered in the Registry of Deeds of Province of
BULACAN, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 012-34514325

A parcel of land (Lot No. 3-B, Block No. 9 of the subdivision plan
S.W.O No. 7147, being a portion of Lot No. 7, Block No. 5, G.L.R.O Record
N. 9876), T.C.T No. 1234, situated in the Barrio of Fiesta, Municipality of
Bulakan, Province of Bulacan, Island of Luzon. Bounded on the NE., by lot
No. 8 Block No. 5; on the S. by Lot No. 9; Block No. 5; on the SE., by Lot
No. 7-A, Block No. 5 of the subd. plan and on the NW., by Paterno Street.
Beginning at a point marked “1” on the plan being S. 55 deg. 49’W.,
390.10 m. more or less from BLLN No.3, Caridad thence; N. 73 deg. 16’E.,
10.86 m. to point 2; thence S. 9 deg. 46’E., 17.92 m. to pt. 3; thence S. 73
deg. 40’W., 10.80 m. to pt. 4; thence N. 9 deg. 57’W., 17.84 m. to pt. 1;
pts. of beginning; containing an area of ONE HUNDRED NINETY TWO
(192) SQUARE METERS , more or less. All pts. referred to are indicated on
the plan and on the ground, all corners are PLS. conc. mons.15x60 cm.
dia. 15x60 cm., bearings true; declination 0 deg. 50’E., Date of original
survey, Oct. and Nov. 1921 and that of the subdivision survey, Oct. 4,
1932.

WHEREAS, the VENDEE has offered to buy, and the VENDOR have
agreed to sell her pro-indiviso share of NINETY SIX SQUARE METERS (96
sq.m.) or ½ of the aforementioned parcel of land equivalent to One
Hundred Ninety Two Square Meters (192 sq.m), together with all the
improvements thereon for the consideration and the terms and conditions
set forth herein below:

NOW, THEREFORE, for and in consideration of the aforesaid


premises and more specifically of the sum of FOUR HUNDRED FIFTY
THOUSAND PESOS (Php 450,000.00), Philippine Currency, the receipt
whereof is hereby acknowledged in full from the VENDEE to the entire
satisfaction of the VENDOR, the said VENDOR do hereby SELL, TRANSFER,
CONVEY and DELIVER, in a manner absolute and irrevocable, in favor of
the VENDEE, her heirs, assigns, and successors in interest, the property
above described with all the improvements existing thereon;

That the VENDOR hereby warrants valid title to and peaceful


possession of the property herein sold and conveyed, and further declares
that the same is free and clear of all liens and encumbrances of any kind
whatsoever;

That the VENDEE will undertake the Registration of the Deed of


Absolute Sale with the proper Registry of Deeds, and that the capital gains
tax, documentary stamps, registration fees, notarial fees and all other fees,
taxes and charges for the transfer of title shall be for the VENDEE’s own
and sole account.

IN WITNESS WHEREOF, the parties hereunto affix their signatures


on the 30TH day of AUGUST, 2019 in the Municipality/City of MALOLOS,
BULACAN, Philippines.

This instrument refers to the Deed of Absolute Sale of a portion of parcel


of land consisting of three (3) pages including this page whereon the
acknowledgment is written signed by the parties and their instrumental
witnesses on each and every page hereof.
