DEED OF ABSOLUTE SALE AND PARTITION

KNOW ALL MEN BY THESE PRESENTS:

This DEED is entered into and executed by JOSE ESCANER ABLIR, JR., of legal age,
filipino, Married, and resident of barangay Poblacion, Sibulan, Negros Oriental, hereinafter
called the HEIR-VENDOR, in favor of,

ANDREA A. MARIBAO, also of legal age, Filipino, widow, and a resident of barangay
Poblacion, Sibulan, Negros Oriental, hereinafter referred to as the VENDEE;

WITNESSETH:

That JOSE ABLIR was the registered owner of Lot No. 144, situated in barangay
Poblacion, Sibulan, Negros Oriental, covered by Transfer Certificate of Title No.28676,
consisting of One Thousand One Hundred Thirty Seven (1,137) square meters, more or less;

That Jose Ablir, Sr. died intestate long time ago, leaving without any known debts not
settled until the present and the Heirs of the late Josze Ablir, Sr, have agreed to subdivide Lot No.
144 into four sub-lots, and have adjudicated unto themselves said sub-lots in the following
manner:

1. Lot No. 144-A, consisting of One Hundred Eighty Nine (189) square meters, shall
b belong to Jose Ablir, Jr.;
2. Lot No. 144-B, consisting of Two Hundred (200) square meters, shall belong to Dante
Maribao;
3. Lot No. 144-C, consisting of Two Hundred (200) square meters, shall belong to
Rosenie M. Grefaldia,
4. Lot No. 144-D, consisting of Fifty (50) square meters, shall belong to Andrea A.
Maribao ;
5. Lot No. 144-E, consisting of Fifty Eight (58) Square Meters, shall belong to Esterlita
M. Guerero; and,
6. Lot No. 144-F, consisting of Three Hundred Nineteen (319) Square Meters, shall
belong to Jose Ablir, Jr.

WITNESSETH FURTHER:

That for and in consideration of the sum of TEN THOUSAND PESOS (Php 10,000.00),
Philippine Currency, in hand paid by the herein Vendee, ANDRE A. MARIBAO and receipt in
full is hereby acknowledged by the Vendor, JOSE ABLIR, JR.to his entire satisfactions and that
by virtue of these presents, the herein Vendor does hereby SELL, TRANSFER, and CONVEY,
by way of absolute sale, unto the vendee, her heirs and assigns, A Road Right of Way vpnsiting
of One Meter in width up to nthe Shoreline the vendor’s rights, interests and participations over
Lot No. 144-F, including all the improvements found therein, immediate besides the Lot and
house of Ric Rauser, more or less, free from all liens and encumbrances;

That the vendor herein declares that due notice has been given to all persons affected by this
transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights and the sale of these parcels land is in consonance with the provisions of the
Comprehensive Agrarian Reform Law because this parcel of land is within the retention limits of
the vendor, further, the vendor warrants her ownership over the said parcel of land and will
defend the rights of the herein vendee against any adverse claim whatsoever.

CertificateNo.1563463, issued on 6-20-2017 at Sibulan, Negros Oriental and Joase Ablir, Jr. with
Unified Multi-Purpose ID No. CRN-0010-0072294-7, known to me to be the same persons who
executed the foregoing deed, consisting of two (2) pages, including this page of
acknowledgement and all pages were duly signed by the parties, together with her two
instrumental witnesses and that they acknowledged to me that the same is their free act and
voluntary deed.
