Formation of COMELEC
•Schedule of the Annual General Membership Meeting – June 01, 2019,
Saturday.
•Appointment of two (2) members from the resident / owners as COMELEC
(may not themselves be nominated to the Board of Directors)

1. Fire Safety inside the Units


➢ Each unit is required to have one (1) pc, ten (10) lb. fire extinguisher
as mandated by BFP.
➢ PMO will distribute fire extinguisher based from Amaia-CRU list.
➢ Not included in Amaia-CRU list, just present the original Official
Receipt issued by Amaia Land Corporation to the Lobby/PMO.
➢ Conducts Annual Inspection of Units

2. Water Bill for Residents


➢ Release Date February 2019
➢ Actual Maynilad Rate
➢ Residents will only be charged based on the actual consumption.

3. Food Deliveries
➢ Residents/Tenants should personally pick-up the food deliveries at
the lobby Area.

4. Payment of Condominium Dues


➢ For efficiency, the Condominium Dues are being billed quarterly for 2018.
However, this 2019 billing will be done monthly.
➢ For Payment:

5. Does the building have a Designated Smoking Area?


➢ In compliance with the No Smoking EO and for the health of the minors on
the property, there is NO DESIGNATED SMOKING AREA in the
building.

6. Mails and Packages


➢ Mailbox keys can now be claim at the Admin Office.
➢ Packages not fit at the mailbox, will only be received by the concierge if
the owner issues an authorization letter.

7. I have visitors coming over for a quick visit, do we have visitors parking?
➢ There are No Designated Visitors’ Parking slots at the property.
➢ Commercial parking spaces are for Retail Customers only. A
maximum of two (2) hours is allowed, just present the official receipt
to the guard on duty.
➢ Guests/Visitors can park at SM Sta. Mesa.
8. I want to go swimming, can I just proceed to the pool?
➢ For monitoring purposes, we require residents to get a pool stub at
the lobby area; for guests, you may purchase a pool stub at the
PMO during office hours.
9. Why does the hallway have a foul smell?
➢ The smell mostly comes from cooking of unit owners, which seep
from the door or if the door is left open.
➢ Residents are recommended to purchase a ductless rangehood
and to keep the door closed at all times to prevent this from smelling
the hallway.

10. Can I use colored curtains for my window?


➢ To keep the uniformity of the building, the Master Deed requires that
all exterior curtains be white.
➢ The unit owner may install colored curtains as long as there is a
white curtain lining which can be seen from the window.
11. My unit gets a lot of garbage and cigarette butts thrown from the
windows above. What can we do about it?
➢ The Condo Corp will send a reminder about proper waste disposal
and begin sending letters to the violators. Property Management is
recommending the board to impose penalties.
12. Do we have a life guard for the pool?
➢ We only have a pool attendant deployed on site. Their focus is on
the maintenance and upkeep of the pool. In the efforts to ensure the
safety of all residents, we will be scheduling a first aid seminar by
the Red Cross for our staff and tenants.

13. What are you doing about the cockroaches in the hallway?
➢ The property conducts monthly pest control for all common areas.
We will release a circular for the monthly schedule.
➢ For 2019, Residential units will now be included.

14. Where are the CCTVs located? Can we have more installed?
➢ Amaia has provided CCTVs in strategic locations of the property.
➢ CCTVs at the elevators are now installed.
➢ Additional CCTVs, for further study on cost and project
implementation by condominium corporation.

15. I have no signal in my phone!!!!!


➢ Globe Telco is now energize and accepting application.

16. When will I pay the RPT, and how do I pay it?
➢ Amaia has paid the 2019 RPT, and will bill every unit owner
accordingly.

17. When will I get my DOAS and title?


➢ Email residential.customers@ayalaland.com.ph

18. Can I have a discount if I will pay 1 year in advance?


➢ This will depend if will have a savings by year end, and subject for
BOD Approval.
