RELEASE DEED

THIS DEED OF RELEASE is made and executed this ON THIS THE


ELEVENTH DAY OF JANUARY TWO THOUSAND NINETEEN
[11.01.2019], at BANGALORE.

context so applies shall be deemed to mean and include his heirs,

Hereinafter called as the “RELEASEE” (Which term wherever the


context so applies shall be deemed to mean and include their
heirs, executors, administrators, legal representatives and assigns)
of the OTHER PART.

The RELEASOR and the RELEASEE named above are HUSBAND


AND WIFE, residing at C 303, 3rd Floor, Veracious, Vanivilas
Apartment, Near CRPF Gate, Doddaballapur Main Road,
Bangalore – 560 064.

WHEREAS the RELEASOR and the RELEASEE are HUSBAND AND


WIFE, who jointly purchased the immovable property, i.e.,
Apartment bearing No.C-303, in Third Floor of Block-C,
measuring 1885 square feet Super Built Up Area, containing
Three Bed Rooms, with RCC Roofing, Ceramic Flooring and Sal
Wood Doors and Aluminium Windows, together with One Covered
Car Parking Space bearing No.C-303, including proportionate
share in common areas such Passages, Lobbies, Staircare and Lift,
constructed on the Schedule ‘A Property known as “VERACIOUS

VANIVILAS”, together with 584 Square feet Undivided share, right,
title and interest in the Schedule ‘A’ Property, more fully described
as SCHEDULE ‘B’ & ‘C PROPERTIES hereunder, through a Sale
Deed dated 28.09.2015, from (1) Smt. Sunanda Vani, W/o Sri G V
Veerasetty, (2) Smt. Nandhini Shivaprakash, W/o Sri S G
Shivaprakash, (3) Sri Ravi, S/o Late G V Veerasetty, (4) Smt.
Malathi Girish, W/o Sri H D Girish, (5) Smt. Chiatanya, @
Chethana Prasad, W/o Sri Pranava Prasad, all represented by their
General Power of Attorney Holder, M/s. VERACIOUS BUILDERS
AND DEVELOPERS PRIVATE LIMITED, a Company registered
under the provisions of Companies Act, 1956, represented by its
Managing Director, Sri K Sreenivasulu Reddy, S/o Late K V Subba
Reddy, referred to as the VENDORS of the One Part and M/s.
VERACIOUS BUILDERS AND DEVELOPERS PRIVATE LIMITED, a
Company registered under the provisions of Companies Act, 1956,
represented by its Managing Director, Sri K Sreenivasulu Reddy,
S/o Late K V Subba Reddy, referred to as the CONFIRMING PARTY
of the Second Part, registered as document No.GNR-1-02570-
2015-16 of Book-I and stored in the CD No.GNRD111, in the office
of the Senior Sub Registrar, Gandhinagar (Ganganagara),
Bangalore. Ever since its purchase the RELEASOR and the
RELEASEE are in joint possession and enjoyment of the said
property.

WHEREAS the Khatha in respect of SCHEDULE ‘B’ & ‘C


PROPERTIES has been transferred in the joint names of the
RELEESOR & the RELEESEE, vide Khatha Certificate bearing
No.PR 36/17-18, and Extract of Houses and Vacant Sites
Register, dated 01.04.2016, issued by the Assistant Revenue
Officer, BBMP, Yelahanka Range Office, Bangalore-560064.

WHEREAS, the RELEASOR desirous of releasing and relinquishing
all his undivided share, rights, title and interest in the SCHEDULE
‘B’ & ‘C PROPERTIES in favour of his WIFE Smt. SHEETAL
PRASHANTH, the RELEESEE, out of utmost love, gratitude and
affection.

WHEREAS the RELEASOR now proposes to release all his rights,


title and interest in the SCHEDULE ‘B’ & ‘C PROPERTIES in favour
of the RELEASEE, his wife Smt. Sheetal Prashanth.

NOW THEREFORE THIS DEED OF RELEASE WITNESSETH:

That in pursuance of the aforesaid understanding the RELEASOR


do hereby releases and relinquishes all his undivided share, right,
title, interest, claim in respect of SCHEDULE ‘B’ & ‘C PROPERTIES
to the RELEASEE on his own and without any hindrance or
anybody claiming through him. The RELEASER does hereby
covenant with the RELEASEE that the RELEASOR shall henceforth
have no right, interest in the SCHEDULE ‘B’ & ‘C PROPERTIES.
The Releaser hereby execute the Release Deed in favour of the
RELEASEE his wife, Smt. SHEETAL PRASHANTH, herein, whereby
has released and relinquished all his undivided share, right, title
and interest by way of the said release.

The RELEASOR do hereby releases and relinquishes all his
undivided share, right, title, interest, claim to be possessed enjoyed
by the RELEASEE as his own and absolute property without any
hindrance from the RELEASOR or anybody claiming through him.
The RELEASOR does hereby covenant with the RELEASEE that
the RELEASOR shall henceforth have no right, title, and interest
etc., in the SCHEDULE ‘B’ & ‘C PROPERTIES. The RELEASOR
hereby has executed this Release Deed in favour of the RELEASEE
Smt. SHEETAL PRASHANTH, his wife herein whereby he has
released and relinquished all his undivided share, right, title and
interest in favour of RELEASEE.

DESCRIPTION OF PROPERTY
SCHEDULE ‘A’ PROPERTY

All that piece and parcel of the converted land bearing Sy.No.74/1,
measuring 34 Guntas and Sy.No.74/2, measuring 2 Acres 04
Guntas, totally measuring 2 Acres 38 Guntas, converted vide
Official Memorandum bearing No.ALN(NAY) SR:119/2004-05,
dated 01.09.2010, of the Special Deputy Commissioner, Bangalore
District, presently bearing Bruhat Bangalore Mahanagara Palike
Khatha No.85, situated at Puttenahalli Village, Yelahanka Hobli,
Yelahanka Taluk, Bangalore District, presently known as
Puttenahalli, Ward No.2, Chowdeshwari Ward, Bangalore, bounded
on the :-

SCHEDULE ‘B’ PROPERTY

584 Square Feet undivided share, right, title and interest in the
immovable property mentioned in Schedule ‘A’ Property (i.e.,
proportionate to the built up area)

SCHEDULE ‘C’ PROPERTY

Apartment bearing No.C-303, in Third Floor of Block-C,


measuring 1885 square feet Super Built Up Area, containing
Three Bed Rooms, with RCC Roofing, Ceramic Flooring and Sal
Wood Doors and Aluminium Windows, together with One Covered
Car Parking Space bearing No.C-303, including proportionate
share in common areas such Passages, Lobbies, Staircare and Lift,
