DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ABSOLUTE SALE is made, executed and entered into by:
SPS. ALIRAKIM DELA CRUZ AND ROSEMARIE DELA CRUZ, of legal age,
Filipino and with residence and postal address at 100 Scout Lozano, Brgy. Laging
Handa, Quezon City, hereinafter referred to as the SELLER;
-AND-
JASMIN SANTOS, of legal age, single, Filipino and with residence and postal
address at 8th St. Corner Gilmore Avenue, New Manila, Quezon City, hereinafter referred
to as the BUYER;
WITNESSETH
WHEREAS, the SELLER is the registered owner of the land with improvements
located at Brgy. Dela Pas, Municipality of Antipolo, Rizal and covered by Transfer
Certificate of Title No. 298286 containing a total area of ONE HUNDRED EIGHT (108)
square meters particularly described as follows:
TRANSFER CERTIFICATE OF TITLE NO. 298286
A parcel of land (Lot 2, Blk.7 of the cons. Subd. Plan Pcs-045802-007680, being
a portion of the consolidation of Lots 1-B to 1-I, (LRC) Psd 306421, L.R.C. (Rec. No.),
situated in the Brgy. Dela Pas, Municipality of Antipolo, Province of Rizal, Island of
Luzon. Bounded of the W., along line 1-2 by Road Lot 12; on the N., along line 2-3 By
Lot 3 Nlk. 7, both of the cons.-subd. Plan; on the E., along line 3-4 by property of
Eugenio E. Santos; and on the S., along lin 4-1 by Lot 1. Blk. 7 of the cons-subd. Plan.
Beginning at a point marked “1” on plan, being N. 20 deg. 13’W., 3505.18m. from BLLM
1, Mun. of Antipolo, Rizal, thence N. 01 deg. 48’E., 6.00m. to point 2; thence S. 88 deg.
(Over) 11’E., 18.00 to point 3., thence S. 01 deg. 48’W., 6.00m. to point 6; thence N. 88
deg. 11’W., 18.00m. to the point of beginning; containing an area of ONE HUNDRED
EIGHT (108) SQUARE METERS.
WHEREAS, the BUYER offered to buy and the SELLER has agreed to sell the
above0mentioned property for the amount of _________________________ Philippine
Currency.
NOW THEREFORE, for and in consideration of the amount of the sum of ( )
Philippine Currency, hand paid by the vendee the vendor, the SELLER DO HEREBY
SELL, TRANSFER and CONVEY by way of Absolute Sale unto the said BUYER, their
heirs and assigns, the certain parcel of land together with all the improvements found
thereon, free from all liens and encumbrances of whatever nature including real estate
taxes as of the date of this sale.
