Thi s AGREEMENT, entered in the City of Muntinlupa , made on the ___ day of _ _ _ _ __
by the Architect and the Client, herein under named _ _ _ _ _ _ _ _ _ _ _ _ , ARCHITECT and

WITNESS : That the ARCHITECT and the OWNER for considerat ion herein under agree as follows .

ARTICLE I.

SCOPE OF WORK: The ARCHITECT shall prepare complete plans and specification based on the drawings
which have been approved by the OWNER for a Proposed Yang Chow Restaurant located at Alabang
Zapote, Paraf\aque City.

l. Schematic Design Phase - The Architect will provide design, review and prepare plans of the
proposed project for review, approval and execution .

2. Design Development Phase - the Architect shall prepare from the approved schematic design
stud ies, the design development documents cons ist ing of Architectural plans, elevations, other
drawings and outline specification.

3. Contract Development Phase - the Architect shall prepare from the approved design
development documents, the construction drawings and specifications, setting forth in deta ils the
work required for the complete construction of the shop. (Architectural, Electrical, Mechan ical,
Plumbing, Gas & Fire Protection Plans) _ _ _ _ _ _ _ _ _ _ will prepare all documents
for application of bu ilding perm its. (Permit application and expenses w ill be the Owners' or
Contractors responsib ility) . The winning Contractor or the owner will secure all permits needed
for the construction phase.

4. Construction Phase - the Architect shall prepare forms for Contract Setting, Documents for
Construction . Periodic Site visits will be conducted by the principal or his representatives to
ensure that the accuracy and quality of work are followed. (The cost of transportation, lodging
expenses for site visits outside Metro Manila is not part of this contract)

ARTICLE Ill.

CONTRACT FEE : The Owner shall pay the Architect, for the performance of his services under the
provisions of this Contract as follows:

Professional Tax: Value Added Tax is-e-lt€tt:lcled in this Contract.
Per diem charges per discipline shall be Php 3,000.00 per day, excluding accommodation &
transportation for out of town site visits.
Additional Prints will be charged per sheet.
Change order and additional works will be charged accordingly.

Such payment of the Professional Fee shall be prorated as follows:

Terms of Payment:

10% Acceptance of Design Fee Proposal (Before commencement of conceptual drawings)


20% Upon approval of Schematic Drawings (Signals the start of Design Development Phase)
50% Upon the start of Contract Development Phase
15% Upon Submission of Contract Documents
5% After Construction

ARTICLE IV.

TIME OF COMPLETION OF THE PLANS: The preparation of the plans under the provision of this
agreement shall be 60 {Sixty) working days, which shall commence upon signing of this Contract and
payment of acceptance fee.

ARTICLE V.

DRAWINGS: Drawings & specifications duly signed, stamped or sealed as instruments of service are the
properties and documents of the ARCHITECT.

The ARCHITECT shall furnish the OWNER seven (7) complete sets of drawings & specifications,
breakdown as follows: five (5) sets for permit purposes, one (1) set for Contract & one (1) set for Owner.

Additional copies in demand shall be charged accordingly for printing fee.
