CONTRACT OF LEASE
KNOWN ALL MEN BY THESE PRESENT:

This agreement entered by and between:

MRS. JOSEY V. FENIZA of legal age, Filipino citizen with postal address at 112-B Zone 1 Patag
Crossing CAGAYAN DE ORO CITY herein called the Lessor.

And

MR. REYMARK BUSTAMANTE of legal age, Filipino citizen with postal address at 112-A Zone 1 Patag
Crossing CAGAYAN DE ORO CITY.

WITNESSETH THAT

For an in consideration of the mutual agreement herein contained the parties hereby agree wit:

1. SUBJECT

The lessor hereby leases to the lessee the residential space located at 112 Zone 1 Patag
Crossing CAGAYAN DE ORO City describe as follows: two (2) bedroom , kitchen,
bathroom and toilet.

2. NATURE OF CONTRACT

The parties expressly understand that this is a lease contract only and that the space is
leased to the lessee by the lessor. The lessee does not, by this contract acquire any right,
title or interest in or to the lease space except the right to use purely for residential
purposes in accordance with the terms and conditions and that the lessor shall be the
lawful owner of the leased space after the expiration of the contract.

3. LEASE PERIOD

This Contract of Lease shall be irrevocable for a period of _____ and the Lessees
obligation to pay the aggregate rent for the full term of lease is unconditional, it is being
understood that the payment of said rent is the very essence and special consideration
for the consummation of this lease.

4. TERM

The commencement for this contract is from date/time the leased space is delivered to
the lessee for occupancy which shall not be the later than February _____2019-2020.
5. RENT AND RELATED STIPULATION

Upon commencement of the lease the lessee shall pay to the lessor the amount of FOUR
THOUSAND PESOS ONLY (P4,000.00) a month. Monthly rental for the period of one (1)
year shall be subject to increase at any time after the expiration of this contract.

6. USE OF THE LEASE SPACE

Lessee shall use the space purely for residential purposes only and facilities must be use
properly and in careful manner and any damage therein shall be at the lessee’s expense
without prejudice to the lessor. Water and electric bills are at the expense of the lessee.

7. ALTERATION

Without prior written consent from the lessor, the lessee shall not make any alterations,
addition rather improvements to the leased space and premises. Failure on the part of
the lessee to comply on the above specification stipulated the lessee will be forced to
shoulder all expenses without prejudice on the part of the Lessor.

8. DEFAULT

In case there is a default on the part of the lessee on the monthly payments of rental,
the Lessor will obliged the Lessee to vacate the premises and terminate the contract of
right.

IN WITNESS WHEREOF, the parties have here unto set their hands and signed this
present at Patag, CDOC on the ______ day of ___________ in the year of our Lord 2019.
