RE:REGARDING TAPOOS COMPLEX,BLOCK 4/374 NAKURU

We offer you the shop on above mentioned premises ground floor and first floor.

1. The lease period will start on 1st October 2019.

2. The lease tenancy is five (5) years and three (3) months and either party terminates the lease the
lease by giving 3 months calendar notice. You as the tenant shall incur the legal stamp duty
charges and the cost of lawyers.
3. Rent will be kshs.160, 000 per month VAT inclusive.
4. A three months security deposit totaling to kshs.480, 000 shall be paid in advance which is
refundable upon the termination of the lese without interest.
5. At no time will the deposit be adjusted to rent.
6. Monthly rent will be paid in advance on or before the 10th of every month. Failure to which 10%
penalty will be charged.
7. Rent will be increased at the rate of 5% per annum.
8. You will be required to furnish us with copy of National ID, copy of pin certificate of Directors
and certificate of incorporation of the business and passport size photos for the Directors.
9. The premises shall not be sublet and should be kept and maintained clean at all times.
10. No major renovations shall be carried out on the premises unless written permission has been
granted from the landlord
11. All external repairs will be on the land lord while the internal will be on the tenant.
12. You will be required to comply with all the government and local government regulations
13. At the end of the term you should leave the premises in the same state you found it when you
took possession if not the security deposit shall be used to refurbish the premises to the condition
it was.
14. You will be paying electricity, water and utility bills every month on time and you will be
required to give us a copy of the paid bills monthly
15. Lease to be prepared by the lawyer as soon as possible duly signed and approved by the landlord.
