CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made an executed on this ______________day


of September ____________2019 _______________,Philippines into by and between:

AIRENE CABALAR, of legal age, Filipino, with residence and postal address at
Block 43 Lot 1 Phase 4A Tierra Monte Silangan San Mateo, Rizal , hereinafter
referred to as the LESSOR.

-AND-

LEONILA F. CASTANEDA, of legal age, Filipino, with residence and postal


address at Block 12 Lot 12 Phase 1 Tierra Monte Subd. Silangan San Mateo,
Rizal hereinafter referred to as the LESSEE.

-WITNESSETH-

WHEREAS, the LESSEE is desirous to lease the said commercial stall and the
LESSOR Agreed to the same, Subject to the following terms and conditions;

1. That the term of this lease shall be for a period of one (1) year commencing on
September 0, 2019 – September 1, 2020 renewable upon mutual consent of both
parties.

2. That the agreed rental is SEVEN THOUSAND (Php 7,000).

3. The monthly rental shall be paid by LESSEE at the residence of the LESSOR
without the need of notice/demand or the service of the collector.

4. The LESSEE shall not directly or indirectly sublease, assign on transfer his right
under this contract to a third party or parties without the consent in writing of the
LESSOR.

5. The LESSEE upon signing of this contract shall pay the LESSOR the amount of
Php 14,000.00 as TWO (2) months deposit and another Php 7,000.00 as a (1)
month advance. The TWO (2) months deposit is non-refundable and will be
applied at any violation of the lease contract.

6. That the LESSEE shall not make any alternation in lease premises, without the
written consent of the LESSOR. In case of written of the consent of the LESSOR
for any alternation made in the lease premises, upon the termination of this lease
whether by the cancellation or expiration of the term and in case of non-renewal
of the same, shall automatically belong to the LESSOR without reimbursement of
cost.

7. In case of non-payment of the lease ONE (1) monthly rental herein stipulated or
for any violation of any condition of this contract, the lease contract shall be
considered rescinded and the LESSOR shall have the right to demand that the
LESSEE vacated the premises in such case former shall have sufficient cause
for the termination of this lease and in such event. The LESSOR is hereby for the
termination of this lease and in such event. The LESSOR is hereby allowed
granted by the LESSEE to take immediate physical possession of the premises
by closing and locking the same without need of any court action. The LESSOR
may ask the assistance of Barangay Officials for implementation of repossession
or taking possession of the property.

8. The LESSES hereby grants the LESSOR or his authorized representative the
right to inspect the leased premises upon notice the form during the day time for
verification of any injury or damage cause therein by any of its occupant.

9. That any minor repairs inside the lease premises shall be shouldered by the
LESSES at his own account.

10. That upon the maturity of the lease contract, the LESSOR may continue or may
not extend the possession of the LESSEE. That in case the lease contract will
renewed, the lease shall sigh the new contract of lease, Any party who intends to
terminate this contract shall give one month notice.

11. That the LESSES from time to time shall insure that the electricity, water and
other utilities bills are paid up to date.

12. That the LESSEE shall use the premises for commercial purpose only.

13. The LESSORE has the right to pre-terminate this contract in case of violation of
the LESSEE.

IN WITNESS WHEREOF, we have hereunto set our hands this ______ day of
